The best part of Commercial is the network you get access to. Competition is less, but so is inventory. The worst part of Commercial in my expertise is having to deal with MNCs, especially foreign one's trying to enter the market. The time they take to procure an approval internally is typically 1-2 months, by when, the land lord has already received another bid and you're back to Step 1 and another round of approvals.
