How I’m buying farmland with a USDA loan

I used to think you had to buy land for all cash in this country. I was wrong! I’m using a USDA loan to secure this farmland in upstate New York, and will be disclosing the loan details, price, etc. all of it once the deal closes! We’re getting there.

Id love to find out what kind of loan you applied for, how much the property you went for cost; if you looked into any other programs or grant opportunities; and finally...What you business model is?! I am looking at doing something similar in california, and hope to find a good route for developing a rural property in a way that provides housing for people and produces dank food. As well as potentially serve as an education center, air bnb, rental property, or potentially a hip camp spot. I am excited by your journey, thanks for paving the way, you are doing us all a favor...good work!

I’m glad to see more young people get excited about agriculture, just a word of caution, don’t fall into the trap of you need all this stuff to be successful. You can do a lot with a little, take your time and make wise decisions.

Look into growing Hemp. You can build a house without permits if it is under 600 square feet. Look at A-frame houses. Buy sheep and they will eat all the grass and you can sell the wool. You will also need a dog to herd and protect the sheep. Look for gold! There is gold everywhere. Let me know if you want more ideas or have questions. I am just now finding out about these loans and grants to get a Hemp farm going.

Warren Buffet said something like he'd spend his entire net-worth to buy a minor percent of the farmland in America. I made buying a farm a personal goal after hearing that. This is a great idea and very inspirational! Best of luck!

The exact line was something like this "If someone allowed me to buy 10% of America's farmland, I'd write the check today but if someone offered me all the bitcoin in the world for 5 bucks, I wouldn't buy it because there is nothing I can do. There is no hard underlying value". I paraphrased it but he definitely did say it.

You can also qualify for USDA loans for residential homeowners. The only stipulation is that the house is in a "rural" area, but that can often be as simple as being 1 foot outside of the "City Limits" in the suburbs. Zoning is the #1 issue, but there are many programs to help home/land owners and the legal definition for a "farm" is quite simple and easy to qualify for. Where there's a Will, there's a Way!

whenever you see cows grazing in what seems to be an urban area, that's the reason.... they needed a minimum number of farm animals to qualify for a loan or lower tax rate!

The reason this is easy is that the US government inspects and regulates farm land. They are more willing to loan on something they can keep an eye on... home loans work the same way except the government doesn't come to visit you once a month.

Here in Turkey, I have 2 seperate farms like this. I rent them to someone but since I live in a different city, away from the farm, it doesn’t bring a good amount of money. My advice to you, you should be there yourself doing most of the work. I’ll be following your journey. Good luck!

What you want to do sounds admirable. Good luck with the “zero chemicals” part! For my family just trying to grow a few tomatoes in our backyard is so difficult, the bugs and critters just get to them before we have a chance. So I can’t imagine at a larger scale… again, all the best to you!

Congratulations! I have been working my small farm in Oswego County using organic, regenerative, no till techniques (saves a lot on machinery costs!), and it's a wonderful way to live. Best of luck!

Hope you’re still making it work.! Have you looked into farm co-ops? Locals buy into your farm and you provide weekly falrm goods; vegies, etc. It is very hard work, but you seem determined and have a tough girl attitude. I applaud your spirit. Farming in upstate N.Y. is not easy. (aka. Short seasons). Keep going

It’s important to note that in order to qualify for a lot of the grants, credits, etc., you have to have a certain number of acres and a certain number of animals, crop sales, and so on.

What was your 3 year experience required for you to purchase through USDA Direct Farm Ownership Loan. People it is not as easy as she is making this to get farm ownership loans. FSA does not require bank statements either. Please go to your local FSA office and sit down with a loan officer and get the full requirements so that you won’t get upset when you get the information from the agency.

You can section off up 40 acres of it and use that as collateral for a construction loan for a house. Even most credit unions go up to 40 acres

Yes, that was our experience too. It seems like banks don't like to lend on undeveloped, raw land anymore. 😕

Now more than ever, since my husband was talking about how there are so many farms being turned into housing, it's like a fire's been lit. I need to farm lol. Good for you! I tried buying farmland in the 90's, but was denied a loan. At the time, I had a well paying job that would have allowed me to make the payments with ease and a substantial down payment.

I used a usda loan to buy my house. I put nothing down because usda loans don't require a down payment. So they aren't just for land. It can be for a house as long as it is in an area that qualifies for usda, so not inside of city limits mostly.

I think you have the right approach by focusing on agriculture and the health of the planet. I think we need more small farms and less big operations with unhealthy practices. I am gardening in an urban area. I want to grow all of my own food. But, this is a desert climate. When I water, the plants grow, but the dry weather and heat is a challenge. Gardening is a learning process. One must figure out the right techniques to use for the particular area the garden or farm is in.

I would go for a large pole barn. Metal building insulate part of it and section as a house. Then the other part can hold equipment to cultivate the land. Hugs hope that helps! Grew up on a ranch.❤ Good luck!

A local bank will give you a land loan, usually 50% of the value, and in some cased offer a bridge style loan for contruction if you qualify. They a standard GSE (Fannie/Freddie) can take out teh land and brisge loans based on the value of the competed project. There are some lenders that can do those all in one loan, and if strucured correctly, there will not be a need for MIP as with the USDA loan.A conventional loan with not be available on a income earning rural/farm purchase. USDA loans are provided by the USDA, local banks, and through select mortgage brokers. Check around and see how all are priced.

i'm in the same boat. i have a meeting tomorrow to start an apprenticeship for this season and transition into farm ownership for 2025. ownership includes all farm equipment and leased properties, greenhouse logs, mailing lists. I'm very excited and willing to take this risk for the biscuit LOL. good luck to you girl

My advice would be keep the government out and get an allodial title for whatever property you decide to purchase. You could then run your land as its own nation if you desired. It's pretty cool. Thanks for sharing your journey.

I started growing microgreens at home last year. This year was my first time growing chili 🌶️ peppers, radish, basil, and sungold cherry tomatoes. People are pessimistic and think I'm wasting my time.

Keep doing it! I know someone making $20K a month doing it in Los Angeles. #1 recommendation you need to have the entrepreneurial spirit and experiment. Do farmers markets, go to restaurants, knock on doors and meet people and build relationships with stores and food industry.

The majority of farmers I know are on land they own, and have had it in their families for generations.

​@crownofhair I am part of a 3rd Gen farm. Renting out land is a great way to "retire" as a farmer. Not a lot of retirement plans for farmers unless you are smart about your finances.

This is before you were born but Matthew Lesko is an American author and infomercial figure who is known for his books and infomercials about getting money from the US government. This guy was always on late night infommercials and talk shows promoting his book on money you could get from the government from all their programs.

I’ve farmed for 30 years and i can tell you that the cost of land where i live is so high that no one can make money to pay for the loan by farming it.

@@martinmi5 Prescott WA, and land is only 2000 an acre. You need more than 1000 acres. Maybe 3000 to grow wheat which is the only thing that grows. 4.5 million dollars is a lot of money

No you can, you go organic and use winter wheat, ​6.60 per bushel +70 bushels per acre , @1000 acres you got $500,000add on organic premium you are looking at a very good income. @@TrevorStruthers

This is great in theory and in certain parts of the country. USDA loans are NOT competitive if you have other people putting in bids for the same property. Might as well go with FHA in terms of attractiveness to the seller. Always worth a shot if you're the only bidder though!

You did great! I saw your most recent video of the Amish farmhouse you built. Amazing! USDA loans are the most underutilized loan and it comes with a some good benefits! Unfortunately most loan officers do not recommend them as much.

Interesting on the last part. I am looking for land and I want to do the same thing. An ecosystem with a large pond, bird feeders, specific fish in the pond, and plants along the edge to attract animals. Eventually, bring wild deer through feed also. Highly efficient home with a greenhouse also. Goodluck to you.

Sounds like you're doing sustainable agriculture that's a noble cause 💯 % wish you the best of luck w your journey. the first thing I would do is get a perk test(for septic) for the area where the home might go. even if it's a temporary residence. also check with the local Electric utility that serves that parcel and ask them approximately how much would cost to extend service to where you want. where I live it's about $250 per linear foot. The seller may have looked into these things in the past but I would get your information from current and third party sources. 😎 🚜 🐄 🥦

Oh yea, HRH/USDA loans are great. You can even buy a house in the suburbs as long its far enough away from certain metropolitan areas. Dont quote me on this. But in Mi higan I think you could be 30-50 miles from the center of Detroit and qualify. So this would be Lake Orion and the surrounding area. Please let me know of I am mistaken.

My understanding is....USDA does not forgive loans. If you have to short sell, they will come after you for the difference, unlike bank short sales.

A farm field is a gold mine any grain pulls plenty, depending where she is, rice or winter wheat especially, farmers are basically millionaires, even sheep would give her hundreds of thousands per year.

Don’t listen to anyone with negative words to say….just show them how wrong they are. I love this! I’ve got another channel on my little farm, and while I grew up on a farm, I never had land of my own til the last 5 years. I’ve put a tiny home (idk if 1150+ sq ft actually qualifies as “tiny”) on it, and am almost ready to move in with my 3 giant dogs and my chickens, lol! I’ve raised and shown dairy goats and horses (and my dogs!!) in the past so I’ll be getting some goats to milk and maybe another horse or two sometime in the future, I went full on city for 10 or so years but I’m ready to get back to my country living. Milking goats and making cheese and soaps and lotions is sooo much fun!! It’s been a little different than what I expected, and I did buy an unfinished home bc it’s way more affordable (and I trust my dad the electrician and my contractor friend more than I do one of those manufactured quickly homes that have problems in a year or two down the road-no thanks!!) so I wasn’t able to just jump in there. Also have to worry about water-the well comes in this next month-and the septic. Then, if you’ve got a lot of trees like I did, you have to pay someone to get rid of enough for you to use the land and have a place for the pad for your house. I didn’t go with a concrete foundation, not sure if I regret it yet or not lol, but my baby brother is a concrete foreman and he’s been putting concrete under my house on the outer edges, when he’s done there will be 6-8 “mini pads” that will keep it from settling into the sand for many years. See if you can go 100% off grid with your tiny home. Drill a well, get solar. The most challenging utility (off grid)is potty time.

One issue with USDA loans is that they are income restricted. As a general rule, you cannot make more than X% of the median income in your State and qualify. Each State will have it's own limit, but if your family makes $150,000+ you are unlikely to qualify in any State.

Be careful with the tiny homes and research your counties laws and policies on building structures most require water and septic before you can build but there are a few exceptions.

Those loans is forlow income, and only rural areas . Read fine print gov can take property back at anytime under NDAA ACT, Opertion gardern plot and Rex 84.

Be sure the state, county, city are not planning to use the land.. say, develop something.. and take your land in eminent domain.

I just don't have all the money.. but I've been following you for years and I'm so inspired by your hustle.. I'm trying to put your hustle model into practice.. thank you!! Why not buy land that is already leased to a farmer and producing income? You’ll be coming out of picket each month until you begin cash flowing on the land.

It's too hard to tell for sure from this video, but the first thing I thought when looking at the field over your right shoulder is those tall plants with the white flowers look suspiciously like poison hemlock. If they are, be very, very careful how you deal with them. Extremely poisonous. I had to eradicate some on our land. I never actually touched them, but used my tractor to dig them out, and still suffered. Breathing the pollen from the flowers I think. Nasty stuff.
