I suggest you offset your real estate and get into stocks, A recession as bad as it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short-time buy and sell opportunities too. Call all references and ask about their experience with potential renter. Call their employer to verify employment and salary. Get a rental deposit. Pay for a credit check on rental. If they have a car, check how clean they keep their car. This is an indicator of how clean they will keep your rental.

FYI All that rental income is TAXABLE and you will be held accountable for it. You may be able to write it off, at least some of it but be aware that what you get from renters is INCOME.

You make me believe, my wholesaling journey going to be smooth, my plan is use wholesale money to buy properties cash and do Airbnb with them. When i bought my first multiple family, i have FHA program option but additional to 5 years can't sell it they add 1% on the interest and have to pay the city $300 monthly extra for 3 yrs, so that scared me so i chose conventional loan 3.5 down payment then sold it after year, back then no idea about wholesale, subject to or creative financing, back then. Regret totally
Good video, and congratulations, however...very few multi-unit homes let alone SFR that are $200k or less. In the Seattle area, mid range homes start at $700k. Also, most people that live in this area who can afford a home have 3 figure salaries. Just being realistic, I am a loan officer and this strategy doesn't work for most people in this area.

QUESTION!!??? Has ANYONE actually TRIED THIS?? How wld I begin this process in my state from beg to end???? Honestly, I have no clue who or what companies to call or KNOW if they are legit or who I can trust. Hey, another thing to look into is the Mortgage Credit Certificate Program (MCC), a program offered by the gov't through your county, where you get an annual federal tax credit of 15-20% (based on your county) of your mortgage interest, which reduces your federal tax liability, which in turn helps you qualify for a larger mortgage. The remaining 80-85% of your mortgage interest is still a federal tax deduction, which again, reduces your federal tax liability. It's worth looking into folks.
