In my opinion, a housing market crash is imminent due to the high number of individuals who purchased homes above the asking price despite the low interest rates. These buyers find themselves in precarious situations as housing prices decline, leaving them without any equity. If they become unable to afford their homes, foreclosure becomes a likely outcome. Even attempting to sell would not yield any profits. This scenario is expected to impact a significant number of people, particularly in light of the anticipated surge in layoffs and the rapid increase in the cost of living.

I suggest you offset your real estate and get into stocks, A recession as bad as it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short-time buy and sell opportunities too. This is not financial advice but get buying, cash isn’t king at all at this time!

FHA has to pay mortgage insurance... Never can remove it, except change the loan type to other type loans

Excellent Video. thank you so much. my credit score is 599 to 621. I lost my home in 2016 and been looking. Some saying i need 15% down i could not afford it. Thank you!! I own property but not a home. But now i can own it. Thank goodness.

I been on a hiatus lately concerning real estate soaking up as much info as I can about this was soooo helpful and a bonus that I actually understand the lingo like PMI since im taking real estate broker exam when applying to this loan, will they be concerned that I haven't had 2 year work history since being unemployed since January and have just started back working?

Inflation and Recessions are part of the economic cycle, all you can do is make sure you're prepared and plan accordingly. I graduated into a recession (2009). My 1st job after college was aerial acrobat on cruise ships. Today I'm a VP at a global company, own 3 rental properties, invest in stocks and biz, built my own business, and have my net worth increase by $500k in the last 4 years.

You need a Financial Advisor my friend so you don't get ripped off in the market. They provide personalized advice to individuals based on their risk appetite, placing them among the best of the best. There are bad ones, but some with good track records can be very good.

Call all references and ask about their experience with potential renter. Call their employer to verify employment and salary. Get a rental deposit. Pay for a credit check on rental. If they have a car, check how clean they keep their car. This is an indicator of how clean they will keep your rental.

@un bezo She is saying if you want to live mortgage free, buy a multi unit property, rent out part of it. If you have low credit and no cash, get down payment assistance and an fha loan. Talk to a mortgage person if you want to apply

I want to purchase this home in Colorado. The home is 300,000. And my biggest issue was the down…so you’ve given me hope! I pay 2175 in rent for my apartment. The mortgage would be 1400 for a home! You’ve given me hope! Thank you!

FYI All that rental income is TAXABLE and you will be held accountable for it. You may be able to write it off, at least some of it but be aware that what you get from renters is INCOME.

I been praying to God to show me a way to have a home and a business and here you come . And I believe truly the Lord has directed this video my way I have exceptional credit 798 sometimes 800s it goes up and down but never knew why God put me in this position to have good credit with no ideas of what to do with it. I been praying to move out of the projects I live in but I only make 9.00 a HR im very thankful for your video and am ever grateful to my Lord and savior for steering the video in my direction. So grateful for you being transparent in the process and easy to understand. Now I just need a better paying job and a car and I will be good.

You make me believe, my wholesaling journey going to be smooth, my plan is use wholesale money to buy properties cash and do Airbnb with them. When i bought my first multiple family, i have FHA program option but additional to 5 years can't sell it they add 1% on the interest and have to pay the city $300 monthly extra for 3 yrs, so that scared me so i chose conventional loan 3.5 down payment then sold it after year, back then no idea about wholesale, subject to or creative financing, back then. Regret totally

Good video, and congratulations, however...very few multi-unit homes let alone SFR that are $200k or less. In the Seattle area, mid range homes start at $700k. Also, most people that live in this area who can afford a home have 3 figure salaries. Just being realistic, I am a loan officer and this strategy doesn't work for most people in this area.

You should have a rental property for each monthly bill. Your 4-plex pays for itself while you live in 1 unit for free Your triplex pays for your childcare, & healthcare car Your duplex pays for your food &phone Passive > Expenses = Financial Freedom

QUESTION!!??? Has ANYONE actually TRIED THIS?? How wld I begin this process in my state from beg to end???? Honestly, I have no clue who or what companies to call or KNOW if they are legit or who I can trust. My credit score is now in the high 600s & I have 0 savings- I'm getting nowhere with paying rent..very flustered 🤷🏽‍♀️🤷🏽‍♀️🤷🏽‍♀️ IF SOMEONE in the comments who actually KNOW what they're talking abt can reach out to me to explain how to do this for MYSELF in MY state. I guess I just want to avoid ALL scams...bc I dnt know ANYTHING abt the "Home buyer lingo" I DONT want to be "played"..which I'm finding happens in EVERY level & with everything nowadays🤷🏽‍♀️🤷🏽‍♀️🤷🏽‍♀️🤷🏽‍♀️ Thanks

Hey, another thing to look into is the Mortgage Credit Certificate Program (MCC), a program offered by the gov't through your county, where you get an annual federal tax credit of 15-20% (based on your county) of your mortgage interest, which reduces your federal tax liability, which in turn helps you qualify for a larger mortgage. The remaining 80-85% of your mortgage interest is still a federal tax deduction, which again, reduces your federal tax liability. It's worth looking into folks.

This was a really good video for me. Tony the tiger actually. Lol. Getting ready to purchase my first multi family home (4 plex God willing). I figured instead of buying a home I could go multi family, have tenants pay mortgage,stack paper and then work my way up. I'm prepared and dedicated for and to this. It's been claimed.
