How I Bought A House With No Credit Score 

I remember when I was working in real estate seeing people buy homes new from builders with the intention of selling before close of escrow to a new buyer for profit. The crash was so brutal and fast that I remember seeing a lot of these units foreclosed on with the builder plastic still on the carpet.

We bought our house without a credit score. The loan guy after looking for debt was flabergasted. He actually came in the day we were signing all the paper work for the loan and sale and shook our hands. He said he had never met people like us. People who have no debt. We then went and paid the house off in 17 years.

This guy is hilarious! He brings so much to the Ramsey Team. I must admit, sometimes the Ramsey show can get redundant but George really adds a special personality to it.

Finally someone at Ramsey actually sat down and spelled out letter-by-letter how to buy a house without a credit score. Dave has been preaching this for years but I don't ever remember him taking the time to explain step-by-step how to do it.

For almost 20 years, I saved my money and bought all of our cars in cash, no credit cards for the same time, and when I went to buy a brand new car, I had no credit history. The company was basically like wtf??? It's called save your $$, and pay with what you make, not borrow and buy gum with a credit card. And yes, I subscribed because I agree with many of your views and ideas

Self-employed people like me know all about manual underwriting as even the big banks will require it without a W2. A bit more hassle in terms of due diligence but we actually appreciated it. It felt like the bank was actually taking the loan seriously instead of passing them out like candy as they did in the early 2000s just before the crash.

So if your single you can’t buy anything right? A 300K home in Nashville which is very modest to say the least would require 30K+ Closing costs and would require you make 150K+ annual salary(gross) under your premise. Yes I did the math. Average salary in Nashville is somewhere around 60-65K, so how is the average person going to buy a home?

George! Been a fan since you were emceeing! Bought our “starter” home in 1986 using…manual underwriting! And at an interest rate that had come down and “would never be lower than… 10%‼️We refinanced 6 times, ending at 4%. I have some great stories of our debt-free journey (which started before Dave Ramsey’s plan) as we lived through better/worse, richer/poorer, and sickness/health of life making very modest incomes at public and private schools. I did the exact same thing last September using Churchill Mortgage after following George and Dave’s teaching. Got a great rate on our 15 year mortgage because we saved 20% down and my wife and I had slightly above average incomes.

We went through manual underwriting and it was honestly pretty easily. The toughest part was freeing ourselves up for those 3-ways calls between your mortgage company and your cable company haha.

Definitely don’t get the 15 year mortgage. If you’re goal is to pay it off in 15 years, you can still do that with a 30 years mortgage by making extra payments. But when you hit hard time (like being laid off), even when you have a big emergency fund, you’ll be thankful you have a lower payment. Remember, a 30 year mortgage can always be paid off in 15 years. But it’s really tough to pay off a 15 year mortgage in 30 years.

"I didn't want a relationship with debt anymore...so I got rid of my credit score and got a worse rate on a mortgage...which is debt and gave me a credit score." You don't give any actual dollar breakdown of what you spent, what the fees were, the rate you got, NOTHING. Mortgages are about math, so show your work! What fees did you pay for manual underwriting? What was the rate you got versus you having a 750+ credit score? How much are you paying per month for how much house? Which market did you buy in? You know, actual facts and figures? This is like if I told you "Did you know you could get a car without any credit score?" And it's like, yeah, you can, but you're going to pay a ton of extra interest and end up in debt, regardless. 15% down on a home with a 15-year mortgage with manual underwriting while also staying under 25% of your income on housing is basically impossible for anyone in the United States to do that isn't already rich. You are using your platform to tell people to make bad decisions, just like your daddy Ramsey, and you should be ignored.
