Hi Katie, everyone thinks prises rise (I still assume they will - I always take the view knowing knows). However, in a country with free market, they do fall. It is government regulation and taxes that push prices up (basically tax and regulation make the houses more). Free markets are deflationary. The 2percent inflation target, just comes from some government opinion. A good example is the tech industry, prices get lower. So, tech is currently deflationary. Very few people understand a housing market can deflate with a radical government. I never knew. I'll prove I'm right, when stamp duty is lifted, prices fall (with only one tax removed), when reinstated they rise again. I also heard another arguement I never heard before, and that is after the larger stock market crashes in the 90s and prior, banks moved on to mortgages as a 'new phenomena', with people 'seeing' stocks as then risky.

i cannot afford 25% deposit to start on my first BTL investment however is it too risky to refinance on my residential mortgage? To clarify to refinance can I take out 75% of the overall value of my first residential property in order to start on the property investor journey?

Hi Katie. Thanks for these awesome videos. I'm busy educating myself on the UK market. I am South African, and my British husband and I have 5 properties in South Africa. In the next few months, we will be emigrating to London after 19 yrs. in SA. Weve don't the sums and the wisest thing will be to leave our SA investments, and hopefully start a portfolio in the UK. I'm just curious as we won't have much cash due to leaving it in our SA property. What would you suggest for me to buy our 1st investment? Also, we will need a place to live.

Hi you give good advice , I am in the process of just buying 2 buy to let's , one question for you I'm only buying where the EPC are a high grade D or C as in 2 years the you would need to invest thousands to bring them up to a grade C for rental , how would you deal with this issue ?

Great video as always from everyone at Progressive! I’m currently educating myself on investing in property before buying my first house, I’m thinking of going straight for a buy-to-let as there is an area I know prices are low to buy so mortgage repayments will be low, but rental prices would provide a good yield.. My question/s are, once successful in purchasing my first buy-to-let, would you find investors or would you refinance and buy more in that area to increase your net return?

Quick question, How much would you refinance the property for, therefore how much equity will be left for you to reinvest with? For example. You buy your first property at £100,000 (25% BTL mortgage - £25,000) + £10,000 refurb cost + £2,000 in fees + £1,800 in mortgage payments (£300 x 6 months - minimum period you have to hold mortgage until you refinance) £38,800 of your money Now let's say you do a nice job and refinance for a revised value 6 months later of £125,000 (added a very generous 25% of value to the property) BTL deposit @ 75% LTV = £31,250 (deposit 25%) mortgage value = £93,750 - settling of £75,000 initial mortgage = £18,750 equity. £18,750 - £10,000 refurb costs - £2,500 fees = £6,250 left for next deal. This is where this strategy can fall down at the first hurdle.

If you have done the correct investment math then your gross and net yield figures will be able to handle some fluctuations. Also you can secured fixed rates for 5 years which is what I've done on anything purchased this year. Any pending increase due in the next 12-18 months may have recovered after a further 45+ months.

@@kmwilkinson163 I had a house years a go it went from 180 a month to 800 when the interest rates went up and up and up but that was years ago then they did people over on the endowments even though I did not what one in the first place then when wanted to buy house back in the day my wife name was not enough they wanted my name in it so that wen t tits up to now to be honest I lift the uk years ago and I would not go back to all that shit to get money but like few people say your hot you do well

There is no licence. You need to be compliant which means having PI insurance, registering with a redress scheme etc. Will cost about £1000.

If it seems to good to be true it usually is! Interest rates will hit 3% next year and lenders higher, there's a good chance of a recession coming.

When interest rates hit 3, 4 or 5% house prices will plummet. Will rents fall too? Historically they do but we are in wierd times. Houses would be even cheaper to buy but loans higher, your choice of scenario.

I’m a property landlord. I have 13 properties (11 single let’s and 17 HMO rooms). I live from the rentals and the numbers being quoted seem to be a bit optimistic to me. 9 deposits on properties for 225k including stamp, fees etc? Can’t see that. I’m in the process of a multiple purchase at the moment (12 properties in total in and around Warrington Cheshire) from another portfolio landlord and it’s costing 36k per property including all the fees. 25k seems very low. Still means that they could have 6 additional properties which would be a very good uplift but 9 seems to be a big stretch.

Got £75k in equity in our home. How do we pull that out and reinvest it to make it work for us and pave the way for more properties? We live in Berkshire btw. Do we reinvest in a flat with the £75k cash? Split the equity between 2 flats and get two mortgages? Or go bigger and buy a house with the £75k? That would require another mortgage though.

With interest rates rising, housing will be less affordable for those buying with mortgages. Unless cash buyers have a frenzy, house prices are going to fall.

With true inflation at over 10 per cent interest rates should now be between 5 to 10%, so be careful as imo humble opinion they will raise interest rates with a massive jump over a couple of months but I haven't a clue when. You need imo to get fixed long term interest rate deals as i see this inflation being deliberate by western govts, this was happening before Ukraine and they are now creating shortages of wheat and fertilizer to keep inflation and shortages extended into the rest of this year at least.

Listening to this video whilst in no way do I dispute the veracity of its content the following puzzles me. You acknowledge the market is strong however we still have people willing to sell at 70% bmv? Seems a bit of a contradiction. Also are £80k house in every area really going to gain that much by way of capital appreciation? I have a large pot of cash and keen to engage you as a deal sourcer and take it from there or even JV with you as I'm keen to see these deals that are everywhere except the places I look !

Seems a bit of a contradiction._ There are always going to be people who will sell their property at below market value, for numerous reasons. Perhaps they have to move for work, perhaps they want to downsize, perhaps the property was owned by a late relative and they don't want to take care of it any more, and so on. I'm not saying such people are on every street corner, but they are out there.

Don't be stuck on thinking up all the reasons why you can't find them. Because while you are doing that, people are out here looking for, finding, and getting deals all below market value. Learn how to do it, and then start doing it yourself! The sooner you do that, the further you will be. And yes, we are always buying deals below market value. Those are the only deals we buy.

And for anyone who does not believe her statement "I pay around £1,000 for a kitchen" I confirm that's about right - I got 7 units plus worktop (made to measure 3.96mtrs) which included hinges, shelves and doors for £692. I went to that swedish shop. I think I paid extra for handles £16. The hob was £129, and oven £229 bought elsewhere. That comes to a little over a thousand. The cost of having this fitted (if you can't do it yourself!!) can be anything from £500 to £1,000 - I paid £720 - found a fitter on them online trade sites. The same goes for a bathroom - around the same costings for bath sink and toilet (extra if you get a shower over bath) and fitting will be around the same mark. When people say it costs 7 to 10 grand you know that they don't know 🙄

Im currently serving in the Military, so my time to hunt for properties like the ones you have found on previous videos just isn’t there and when I do look for them when I’m home for the weekend they are no where near the prices that you find and purchase them for… just blows my mind, and then its sourcing the funds to go and buy the properties too… just mind blowing really, almost off putting as well… almost. Would love a video where you guys dumb everything down as well. Good job tho guys I’m in the south west also for reference

Property prices are at their highest now Interests rates are only going north and taking on debt is unwise if you may struggle to service it. This is high risk and predicated on the fallacy property prices will continue to rise in the short , medium and long term. The lady is correct about the long term prospects but little else.

She in it for the long haul… let’s just say houses prices go down and if there is no equity In the house obviously she cannot pull any money out but still holds onto the property and keeps the cash flow coming in, waits until there is money in the house then she can continue to pull money out & invest

Mortgage, insurances and lettings management would take circa 40% of your gross figure on the BTL side. Give or take and perhaps allow for HMOs which have a higher profit margin. Call it circa £36k profit per year... but that is passive. Means your personal basics are covered, no need for a day job and can focus in other areas without the fear of no income. Strong position to be in. I think it seems/feels low because your used to Rob Moore talking about thousands per month and 500+ properties. 11 properties is decent and likely valued north of £1.5m.

They all have a backup pot, I’d guess to ensure they have cash to pay investors back and or buy something quick maybe via auction etc then refinance it👍

what is your view on buying a 2 bed property with only 8 years left on its lease? On average the cost will be around £20-25k (worth £250k) but if intention is to use as student let for years left remaining on the lease, it would generate more than the £25k initially invested. From my understanding once the lease expires the property can be returned to the freeholder. Is this a good idea to you?

So my questions are one first of all I believe 25 percent for buying any property up front to get started on a mortgage. You said you bought a property at 105 thousand refinanced it means you got a mortgage to pay you back the money of 105 then payed 325 on the morgagage and payed yourself 325. You raised funds from private investment the private investors must of got all the money back plus your cut. I suppose the Investors would help with the backing of any default of the morgagage payments or rental payments. That would be the risk of the investor and yourself to be paid if defaults were made on the rental agreements especially now as many find hard to pay the increase on bills

Looks like their are 4 risks one of the investor, your own capital first investment the on going relationships and tiring up contracts and the morgagage money not defaulting on payments for rental agreements if any of the following was to fall apart it would not work . It seems quite rewarding but at the same time hard work and even more risky than having the investment to just buy do up and sell without a mortgage.

Hi Katie, great insight into how you’re managing your portfolio, really appreciate you sharing the benefits and improving my understanding about how this can work for others. I’m 63 and looking at how best to invest my pension lump sum. How would the refinancing piece work for someone my age? I’m concerned that lenders would either not lend or the terms would be unfavourable for someone my age. Any thoughts on how it works for older investors?

You should consider vanguard index funds or individual researched stock picking, you sit on your fat ass making 6 to 12% annum without running around dealing with tradesman and looking after tenants, l have experience of both types of investing and the later is far less energy consuming or stressful, just an opinion, good luck on your investment future either way

Hi Nick, Some mortgage lenders are only interested in the rent covering the mortgage costs, your age and income are irrelevant to these banks, Others May I add require a minimum 25k income from a day job, all lenders are different, Speak to a good mortgage broker and they will point you in the right direction, Good luck 🏡🏡🏡

Nick: My advice woyld be to buy your first one outright, then refurb and sell. Do the same for the next two or three to make some good profit (say £20 to £25 grand each house) and then you may be able to buy the next one outright again. So no mortgage. So that is a way around that - but as others have said, if renting lenders may lend because of the income, so no prob. Good Luck 💯✔👍
