A lot of people don't understand that you can actually purchase a laundromat with 0 of your own money. And it's not just laundromats real estate businesses anything can be bought just based on your knowledge base hopefully in this video I do a good job of breaking it down how I get these kinds of Investments done.
Hopefully this de-mystifies a little bit about what I (Or anyone really) can do in order to obtain investments. The end-goal as stated in the video is to cash the property out via SBA financing at around 4% once the business valuation reaches about $250k , this being after new equipment is installed. It should cashflow extremely well, putting NET in my pocket of about $5k/month if my math is right, after all expenses and the gradual income increases.

Also keep up the good work you inspire me to get a laundry mat when I’m older I told my dad about it so he started to talk about it at work and found out that one of the guys at his work got a laundry mat/arcade/car wash/convenient store for 750 grand now a few years later he’s getting 3 mill dollar offers anyway I’m done with my blaber mouth

Investment Joy I think you do a pretty efficient job at explaining but I remember a month or so ago you used a program like Microsoft. The way you detailed each expense and kept track of it taught me a lot of different things. I think that was better for the people who were serious about the information. The way you invest is so unique because you try to use as little money from your own pocket to get the biggest turnover. That’s mad impressive. Also I did see in the description, 57$ too break even per month, just another reason you’re the best around.

You sound like my father. SE Ohio, farmer, first in his family to go to college (go Buckeyes!) Moved to Cali in 64, went to work for LA City Schools. Started buying real estate on a shoestring, by 81 quit teaching to do RE full time. In 93 sold property he bought for 3m in 88 for 25m. He's worth close to 80m today. He still goes to the office every day. Hard work and a winner's attitude made it all, and he made me start at the bottom, digging out flooded sewer lines, supervised by an illegal who didn't go to prep school, but knew how to work. It humbled me.

You also have another skill that most people don’t have, the ability to verbally communicate at a layman’s level, its extraordinary. Yes dumping quarters into a Menard’s bucket is fascinating but you can make it verbally entertaining and fun. Your a gifted guy. No advance degree is needed with your natural abilities.

Can you do a video on utilities? For every dollar paid for a load of laundry how much goes towards electricity, water, etc. How is dealing with utility companies different for a business like a laundromat?

Investment Joy, could you please elaborate on how you made these "connections"? You said you got a real estate license which was your in. Do you have any advice on someone who does not have a license? The common denominator to all of these investments is knowing the right people and further detail on building those connections would be helpful! Second, can you please give more detail on the mentioned business plan and finding potential investors.

Great video, very informative. Can you elaborate on the deal you piched your investor? Aside from the 9% return what would he get once you refinance and pay his loan off. Does he hold a note on your deed?

Paying someone 9% intrest isn't that bad since cachflow works out well. Unless USD crumble when people cut their spending, declare bankruptcy, etc. Considerbly reducing available money supply while you still have those lones. There needs to be some buffer for recession, so you don't end up forced being to sell some property that's vacant and loosing equity or lose it all.

The biggest problem I’m having is finding that investor when I have no previous experience. Even if I have a plan all the possible investors I know don’t trust me to get the job done mostly because they are family and are scared of everything. You gave me some advice about going to real estate clubs do those types of investors go to those groups too? What are some other ways to find investors in your opinion?

Don't lie to people. The BANK owns "millions of dollars of equity", you own a massive held note. 3 months of no rentals above the laundromat, or January evictions at the trailer park and that "Zero out of pocket" becomes a 22K nut per month with no way to pay it. All of your "investments" and "disclosures" are dependent on 100% rental and a variable income stream from a fickle cash business. For those that listen, what he is touting is nothing other than the "Tommy cho You want big house like me?" hawkers on late night TV. Looks great on paper and CAN work. But 2-3 months of zero income stream and you are on the hook for a 60K nut.....Per month. Think your investors care that the boiler blew up, or 2 tenants pulled midnight moves on you? Ever see goodfellas? F-you, pay me. Investors make the mob look tame.

About $350k is bank debt, rest is private investors, people I actually know and have phone numbers to. I've known guys who have been in the business 50 years and the one common theme they tell me is that when there's a crash, it's way, way better to be dealing with private investors over banks. The trailer park is structured in a way there's a $100k privately held note against it, no banks, no further debt. On 46 trailer lots and a warehouse. My total bank LTV vs equity is less than 10%.

You expect all 140 tenants to not pay at once? That's not very likely. Besides, you have to run the numbers, setting aside a percentage for vacancies to prepare for rainy days.

@@JohnC1 Have you heard any of what you just said come out of his mouth? No. All you hear is "money in my pocket". Hell the guy doesn't even split vending from washers and dryers in his collection. Don't get me wrong..opm is a good investment strategy IF you have the reserves to cover the nut assuming the worst. As it sits, if something happened to the income stream(big plumbing break, mass tenant move, boiler stops working) and cut his income by even 20% think he or you would be able to cover a 60k nut a month? Because thats what opm demands. Nothing more than a house flipper trying to move inventory before the first months nut comes due. Business in the real world seldom reaches goals set in a business plan.

Andrew is correct, the seller took $70k back with $15k down, I had someone else pay the $15k down plus another $25k for renovations & some new machines

I find this very inspirational as a realtor in VA, a military spouse and a mother of two, I look to people like you for hope. I think you work hard and you being a father and a husband is really important for me, a lot of people live in a studio apt, not married, no kids and they work 80 hours a week. I'm debt free including my home that I'm presently rebuilding since it was rotted and about ready to fall over when I purchased it. I'm a carpenter and am building it with my own hands and with no hired help. I also have a bit of savings to work with. With money comes the ability to figuratively but time, in the sense you can pay people to do things for you, rather than spending your time doing it. That's why time is money, they're interchangable in a lot of cases.

I don't think you're a poor hillbilly... you are just like everyone in my family from the Rural Southwest. My dad has over $2,000,000 net assets and I am on my way to over $1,000,000 and we both would be classified as uneducated desert rats despite us both having graduate Business and Engineering Degrees!!!! It is best to go under the radar on such things and you are definitely a bad ass.. I am significantly older than you and do not have your net worth so good on you!!! That said I am on way to an 80K a year cash flow at retirement at age 52!!!! IN JUST A FEW SHORT YEARS!!!!

What about maintenance on the machines, boiler, HVAC, Plumbing etc.? or for breakdowns, parts. and the building itself. Who cleans the building, changes the light bulbs, takes out trash, ect. Do you have to pay for snow removal or parking lot maintenance? Do the tenants bother you all hours of the night? How much are utilities, gas and water/sewage have to be really expensive.

The utility cost on those machines I see in the background has to be astronomical. Does the manufacture even make replacement parts for those machines ?

The real cost is in downtime due to age, still can get parts, they're not THAT inefficient, but breakdown leads to lost revenue.

Rich people have other people working for them so their hours are divided up much more. For example: if Joe, Susan, and Guy are working for you then your 24 hours for that day just got doubled. You still have to pay Joe, Susan, and Guy for their hours however you keep what you want from it and pay yourself first. As long as your paying them a menial wage you can get away with it. You don't want to pay them too little or they will make you less money. You don't want to pay them too much because you'll go broke. So you try to meet them in the middle. But there is one thing that you come with that these people aren't equipped with, experience making money. Your experience can fix their economics.

Typical business loan is 5 yrs.. with no interest on 70k a monthly payment is $1166. How are you only paying the former owner $500 a month with interest?

putty much if i was an old guy and say hay i don't have a'lot of time here on earth i will lend you some money and with the money i give you i get between 5 - 20% of your equity of the money you make with my money i get that percentage back every time. like if i give you $100,000.00 and i say you i wont 10% equity your company if you turn it around and make $1,000,000.00 i will get back $100,000.00

I really want to start getting into real estate and start making a passive income but even something like a real estate license is expensive. Plus the license alone doesnt instantly set you up with rich people willing to hand you money. I'm looking at my best bet being a couple used soda vending machines to start out.

Big thing is finding/learning about how to finance them, $20k is more than enough to buy one once you understand how to finance them. The SBA has a pretty solid finance program SO LONG AS you know how to look at their books.
