I believe It’s called 203k. Bummer is they have a list of certified contractors. Hard to find availability when the market is hot. From what I’ve heard they don’t make as much money and the draw process is not fun for them.

That’s awesome. I’m in eastern NC area and I’m looking to build some townhomes, approximately 30 units, 5 units per structure. I received a quote for 3.9M…seems way to high.
It definitely won’t be easy. Step zero work on your credit Step one look at your budget cut back! Step two find what you can save weekly! Step three write down attainable goals. Step four review them daily. Step five keep your spending down but try to raise your income. (Food delivery or try to get into sales if it’s for you) Step six learn everything you can about real estate while you save. Step seven when you have the money start! Bonus tips you can start out in real estate for 3-5 % if you live in it but I don’t like that plan. 3-5% makes the investment more risky. Also start learning how to spot deals. Know the market value of the are.

There are banks that will give you commercial 20 year mortgages and not balloon every 5 years typically they are fixed for 3,5,or 7 years and variable at NY prime+1% for the remainder of the years

Would I take the Initial Investment (Down Payment, Closing, Rehab) divided by the Yearly Cashflow to see how long it would take me to pay it off instead of the Net Operating Income unless I had no mortgage then I would take the NOI? Thank You, hopefully my question makes sense.

5:12 Hmm...are you allowed to have socket outlet so close to the sink? Here in Ireland and Uk like the rest of Europe you need a min of 400mm space from sink, hob, cooker, etc... Water and electricity dont mix well!

Real state is and will be the best investment ever, I m 49 and I consider myself retired since 2 years ago, It is not about becoming millionaire , it is about the freedom , about having what you need and , not ever working for anyone.
And along with the debt you get to deal with Renters, you know those people who trash your place, don't pay the rent, you need a court order.and 6 months to get them out, lawyer, you better get a good one, invest in the s&p and save the grief.
