Quick Question how representative is it really to show a house in the Tokyo area since houses there are usually more expensive then in most other areas?
I'm Japanese, but I'll share my personal opinion. Two years ago, my son's family built a house in Saitama Prefecture, next to Tokyo. It is less than an hour by train to central Tokyo. The house, including the land, cost about 50 million yen (approximately 320,000 USD at the current exchange rate). The area was about 90 square meters. Land prices vary greatly depending on the location, proximity to the station, and surrounding environment. In central Tokyo, it would likely cost over 100 million yen (more than 700,000 USD at the current exchange rate).
The average price of a new apartment in Tokyo reached JPY100m last year. At the same time, there are 9 million abandoned homes across Japan. Japanese government's housing policy is dysfunctional :(
@@rztrzt Not actively, no; but the tax system is distorting the housing market and much more needs to be done to take the pressure of the cities, especially in the age of WFH.
The government's vacant house measures were revised this year, but they are limited and may not be very effective. Therefore, I personally predict that the number of vacant houses will reach 10 million by the end of this year. However, due to the effects of the policy and the increase in private intermediary businesses, I predict that the rate of increase will be lower than before. In addition, the reason why many people move to Tokyo from rural areas is mainly because there are many universities there, and many companies have their headquarters in Tokyo, making it easy to find a job.
We bought a house + land package 2 years ago and have been living in it for a year now. We live in Chiba, around 45 minutes from Tokyo. And we paid 35 million yen for BOTH together. It really depends on the house maker and if you buy house and land separately. And of course the city you’d like to live in. :)
Just curious too. I live myself in Chiba but nearer to Tokyo probably. In the area I am in the terrain alone costs some 60 Mio yen (~350.000 USD) for some 120m2. In what place are you in? I would like to build myself.
@@Newmeishu houses that are already built tend to be much more expensive. If you look for a house maker on your own, they will show you better deals. :) We were also very lucky since our house maker showed us the land the minute is was on sale.
As a designer, I live for videos like this! Moving to japan and building a house is a dream of mine! Id definitely make some changes but overall this house looks amazing! Also, projects like this take WAYY longer (at least in Massachusetts). Like 1-2 years from planning to construction and furniture

This home is absolutely beautiful and so spacious and has great natural light during the day! I couldnt help but laugh at all the TV's Paolo wanted to put in this home. In the future I predict Paolo having a TV in every room when he gets a house lol
Really interesting design. Reminds me of the prefab era housing we had in the UK oddly. Modern houses are cramped here and not well spaced out. I really like these designs and having 2 family 1 home is awesome.
How many modern British homes are 350 sq m like the one in the video? Any? - apart from footballers' homes, of course. The average new home in the UK is around 85 sq m with 5.2 rooms; so 350sq m is 4 x the average new home in UK.
That house is HUGE. Super nice. Its "multi-generation" but 2 1/2 times the size of my house in Japan. An average sinhle family home can be built for ¥20 million after land purchase.
For Canada, the built price is about the same here in Kingston, ON. Now, did that price of $500 000 the complete cost? If so, man, what a deal!! You are talking a million here!!
Thanks Paolo! Sometimes I watch Canadian real estate vids. Although way more expensive, in some cases they have an elevator inside a private house - GrandMa will approve for sure! Also I wish we saw some materials they used to build the house, like real bricks and not tons of cardboard boxes and wood in between rooms. P.S. I would love to see a 1-story house build on the outskirts of Tokyo or a neighboring town. I could see taking advantage of cheap land to build a house appropriate for an older couple.
The bike is purely decorative I think. We have some display homes here in Oz that do that sort of thing. I mean who has the time to hang their bike up after anything or take it down?
2:56 that's my kind of remote. zero buttons you can have intrusive thoughts about. on/off, up & down. every remotes since 2010s have like 5 billion button combos just to set like a simple timer... WHY?
The price per square meter is affordable for Western European standards (expensive for Japan, though) but does that actually include the shown interior? Because the prices company's name are usually for the base options only while show houses have all the luxury options.

if a japanese home builder would build in america then they would be the next D.R Horton but better. If they hired the professionalism that builds the homes there then you know your home will be rock solid man
bit confusing and hard to get the total combined cost of everything... number in different parts of the video don't make it clear. would be better to have a final summary breakdown of total cost at the end. Also would be great to have more of real estate videos like that :)
Why was there a snowboard leaning against the wall? Do they have big ski resorts in Japan? If so, can you do a video on the skiing in Japan or something within the resorts? It would be cool.
Japan is a world-class skiing and snowboarding destination. The resorts are not massive or very steep like they can be in the Alps or Rockies but the quantity and quality of snow is unmatched. Japan's northern regions get the most snowfall of any inhabited area in the world
Nice amount of space for the price and given the quality of finishes and materials. It all depends on the land too. I imagine you’d get this all in for about $700-800k to live in a decent area. Pretty typical process these days, especially for new builds.
I wish beautiful homes like this were built to be affordable to middle class folks in urban areas of the US. I’ll never be home owner despite having a good job just cause prices are insane.
Looks very modern. I understand the purpose of the sunken and raised floors, but this would make such a home inaccessible to people with certain special needs. Frequent elevation changes also may present tripping and movement challenges and risks to the elderly.
In Australia, we value older houses -sometimes, the older the better, given the style and location. We also love renovating. So when we see all these empty rural houses in Japan going for a song, not to mention the land that comes with it, we think a person would be insane if they were in Japan, to drop 500k for a new structure with no land.
I think that bathrooms are not so expensive as I was expecting. I'm doing renovation in my home at Portugal and I have to spend the same amount and it's definitely not a smart bathroom
A lot of the fixtures seem too fancy for me, plus I'm questioning the bike on the wall and high balcony wall (to me, defeats the purpose of a balcony just put curtains in). Overall layout I don't mind, though.

The construction costs of homes themselves don't vary significantly whether in Tokyo or other prefectures. On the other hand, land prices can differ by tens of times.
For the price, pretty good. The quality of work is probably much better than here in California, where cheap labor is obtained from the street corner, and even so called contractors have people working without licenses (e.g. it takes study and passing tests to be licensed).
this is a rather huge and fancy house to me in japan. I guess all things considered, for most people I know in Japan, their house isn't really a status symbol. It most definitely is in the States and most places i know in Asia.
For Europeans, where I live it’s also not really a status symbol as we are fairly modest but we do like a nice house because we spent a lot of time in our homes what I don’t think is the case in Japan?
@@maikel3572 It's hard for me to say, but for me and my family we do spend a lot of time at home. I suppose in Tokyo or Osaka it could be a more go out kind of style. It's just different to have a home setup for just your comfort and a home used to entertain people and/or impress.
Yes, will help to add a small floor plan to correctly follow the video. Not sure when you jump from first to second floor and then you went back to the first floor. So only two bedrooms? Main bedroom and space for a kid. Is the society tell you that 1 kid is fair enough. Lastly, Paolo saying that the owner only used white clothing, it was a joke? Is this not the model home?
Cheap, compared to Sydney, but a nice lay out. Surprised at the cost of solar and batteries. At least in Sydney I had a quote (few months back) of a 7kw solar and single Tesla power wall battery being around 20k aud installed. One thing not mentioned, was there any parking?
This is a large and expensive house, and it has all sorts of quirky and modern things that most homes in Japan (or probably most places) wouldn't really have. The title of this video makes it sound like this is typical. I understand doing a little clickbait, but you could have titled the video something like, "You can build a really nice house for ¥88,000,000 in Japan" and it would have been more genuine.
Same costs as in germany. 700-1000K Euro for a two family house with land and taxes. But I don't like all the stairs in japanese houses they really need to copy from Europe
Wait so 88 million yen is the total cost to build that house as shown? Or is that the base price and you add up each of the individual prices you gave for each room/feature? And where is this house? In Tokyo? Outskirts?
Where is the location of this home? Looks really cheap from California Bay Area. But if it is located in other part of U.S., that is a different story. So location is important to me.
