I think I would have explored stand alone sheds for bedrooms, before abandoning what you've already got. At eleven or twelve, having my own "house" would have been awesome. It would have also promoted independence, especially if you let them help with the interior construction. It's also something the younger kids would look forward to. The transition to being an adult.

I agree, I'd move the kids to a separate house and install lots of cameras, once the kids are gone the extra house can be used as a rental or mother-in-law style house for the family elders.

I would too. Especially for $70,000. I gave under $70K for my 3 bedroom 2 bath full basement brick house and 2 acres. I think the money could be better spent in my opinion.

@@DeenaNolan our setup with all the interiors at full cost is going to run us a little under this. I'm doing epoxy floors for longer life and geothermal heating and air. Those are the two greatest costs for us. I plan to also use a wood stove in place of a stove. We're trying to go as self sufficient as possible.

You need to keep in mind that bedrooms need a window large enough to get out of in case of a fire. This is a very important feature not to be over looked. Some people don't think about this very important fact when doing a DIY shed to home or simular project.

As a realtor in Texas I can tell you that it’s so much better to have the floor joists because Texas ground is always shifting. Unless you’re going to invest in a professionally engineered slab foundation with deep, poured peers, you’ll be better off in the long run with floor joists on a pier and beam foundation. It’s so much easier and less expensive to maintain that type of foundation. As I tell all my clients, “In Texas, it’s not IF, but WHEN and HOW BAD, a foundation shifts”

I'm a spec builder north of Houston. I build raised floor over crawlspace. I do 12 inch wide by 8 inch thick continuous strip foundations all the way around the outside, and also down the center where the floor joists come together. I put 2 continuous #5 rebar in the foundations. This method distributes the weight over a much larger area than piers every several feet, but it is flexible like piers. This method costs more than piers, but much less than a slab.

I made a 18x60 in SIMS. 🤣🥰 We were told in MO you can't have anything bigger than 16 ft and for a second story we would have to have on site build which is 25% (understably) extra.

I so wish I could get my husband to jump on board with what you all are doing! It's so my desire for my kids to live in the country and run free! As you know with house prices many of them are just not worth the asking price and unfortunately my husband doesn't think a shed to home is going to last. I so wish he'd see your alls vision. I know the kids would absolutely LOVE it a 110% and think he and I would be happier as well. I love watching and seeing what all you have done! ❤

The best bet in my opinion would be an add on that was 2 story for kids bedrooms. Then the lofts could be utilized for the younger kids and storage. You and kelly could have a new bedroom downstairs and the kids would have a new space upstairs that would benefit you all. You could always utilize the lofts for other things like playroom space or in the future grandchildren or a married kid with wife to get started !! Just an FYI !!

So exciting no matter what you decide to do. My dad built a 1,000 square foot home on the farm back in the day and then had 9 kids...yikes, I know!! I slept in a pull out couch with my brother and sister for WAY too long. Lol. So guys, sounds like you need to stay on that baby making for many many years! Lol. Sorry, just had to say it. The awesome thing about about having these extra buildings on your land is your kids can stay if they choose and live there forever...Lord help you...lol...just kidding OR you can air bnb them. @CJ Steadman I can see your point and there is good merit to it! But I would go down the same route as Bo. When your talking about your forever house there should be as little compromise as you can afford. This house looks fantastic and will add more enjoyment to their family lives for years to come. Also divide the expected years in the house by the cost of it, that will help to show the value they will be getting. $70K / 20 years = $3,500 per year, I know there is additional costs but that still represents fantastic value.

Thanks for the vids. There is a lot of square footage under the covered porches and they are 25% built-out. Using part/all of those spaces would also go with the initial cost-efficient strategy. Planning the primary house as a core unit, from the start, with later: Build-outs under the porches And/or A planned second-floor full-height addition above a full height first-floor, at the current main-loft space, right-after delivery or later These could be slick. There's something to be said for a double-wide "mobile" home. They can be very attractive, there's no problem with a build-out because it's ready to move in when it's delivered, it may be easier to finance, and the additional cost (compared to, say, a do-it-yourself shed/home) might be worth it for many folks. On the other hand, zoning is a major issue almost everywhere. Depending on your location, you might have to place it in a trailer park and that basically sucks for all sorts of reasons (monthly costs, neighbors, etc.). Also, keep in mind that none of these buildings are built to last forever: they're nothing like stick-built homes of the 1800s and early 1900s that last for a hundred years and more. Think of modern housing as being semi-disposable, the equivalent of Kleenex for modern living. LOL

If you went with the larger kit, what would you do with your current shed to house? Make it a guest house? I can see the need for additional bedroom space for the kiddos, but I think if anything see if the company can help you to design an extension onto your current home.

I tuned in here expecting more detail about the total cost of a finished home. It would be interesting to see a comparison between this method and hiring your own framing crew (or contractor) to build out the shell onsite based on some plans you'd provide them (which can be purchased for $$ hundreds or thousands). Comparing the cost to (for example) a spec house that's already finished out, complete with builder markup, isn't a fair comparison. Frankly, I'm amazed that the shell is so expensive, given that fixtures, decor, finish work, the land and utilities (plus builder markup) are usually the expensive parts. Just like a boat... The hull is cheap. It's the fittings that ding you. Conceding, of course, that lumber was crazy at the time this video was put out.

My dad built a shed home that was 30 meters long 10 meters wide I can’t remember the roof height but it was around 6 meters. I asked him what he’d do different if he where to do it again and the answer was same size but go 2 story. Man I miss that place but things happen for a reason.

Your video on mistakes basically said that the foam insulation was an option. Based upon your experiences with you and your friends what was the best and worst insulation? When you installed it did you pre set the outlets and junction boxes between the studs?

Do you have a video regarding the details of the floor framing system? Many sheds built are at the max width for the spacing.

Hmmm, very good question. I don’t have a specific video on that. I do have a video of how United Portable Buildings frame our 14x24 Shed to Studio. But I didn’t talk through the specifics. And I know that since that video…. They have upgraded how they build the floor framing.

always do what is best for your family, but id hate to see people starting to sleep in different building......Id also selfishly love to see you guys put one of these two stories together on the slab. Ive had my eye on the very same model for when im ready to make the move onto my own land, and would just love to get to see how it turns out......im also super curious how you guys financed these since id guess the bank doesnt view them as a home and thus you wouldnt get a mortgage....did you guys save a pay for it outright, were there in house financing via united or did you guys go get some other personal use loan

How do you plan to have it brought into your property? Is the footprint of your driveway big enough? You may need to cut back a lot of trees/branches.

Hi Gregory, no this one is too big to be brought in. United Portable Buildings has an “on site crew” that comes with trucks and all of the raw materials and builds it there at your property. 😁

I know y'all are gonna hate on this... but if you moved your tanks (yeah, I know).... You could erect an addition (two story or otherwise) capping off between your two existing sheds on that end, connecting all three together in a 'C', hacienda style, and have a contiguous building with a neat little courtyard.

I believe they could do that going the other end of the house instead. It would be remodeling slightly the living room. Where the couch is along the back wall (facing the studio) , reinforce that wall with a beam so they can open it to add the addition. Then adding to the living room out towards the office, then back wards away from the tanks. The living room would attach and open up to the front half of the shed, the back half could be bedrooms . _--_| studio building. I’m enjoying spending Beau and Kelly’s $. 🤣 but I do think it would be cheaper than adding a 2 story house.

You can buy a bran new 4 bedroom 2bath ready to move in mobile home for $83k in TX. This cost $71k and that is just for the shell. You still have to pay to finish it and for all the appliances.

You are correct, but those are "mobile home" finishes. So it is a lower quality mobile home: bathroom and fixtures, flooring, kitchen, counter tops, etc Not everyone wants to go that route with lower end finishes. BUT, not a bad idea at all!

Thanks for the video :) I was wondering if anyone out there knew how difficult/expensive it is for an electrician to hook up a shed/tiny in house of that size. I have the shell of a house my father built before he passed, but I am so confused on how to finish it..... Lost my mom shortly after so don't have any family anymore to ask for info... If anyone has any advice I would greatly greatly appreciate it.

How does the financing work for something like this, though? You're probably looking at almost doubling the shell price after finish out plus concrete. This turns into a 175-200K house real quick. That's still cheaper than going to a custom home builder and asking for a 2400sqft home, but is a bank going to put a 30 year mortgage on it?

I do believe that a bank would do a 30yr mortgage. At this point it’s just hiring United to build the stick frame. So you’d still have to at as the general contractor. So yes I do believe it’s possible. And then also I do believe that United has financing options. Not 30 year and super low interest rates. But also not the “rent to own” rates either. Maybe something like 10 years at 6-7%.

How do you beat the building code requirements for a residential structure when you trying to move into a shed? My county says that you can’t legally use a shed for living in.

I’d never leave my state, just curious about other states ignoring the standard building codes. It seems that many are catching on to people moving into sheds that aren’t build to code. I’m not afraid of hurricanes and tornados but I guess the state is. The local Home Depot sells the little shed that looks like a cabin, I just wonder where they go. Maybe people with enough land just ignore the permitting requirements and live in them anyway. I have some acreage up in the mountains and plan to build a “shed” for storing my camping gear in. I’d never sleep inside of the shed of course..

You will need at a bare minimum windows area that is 10% of what you have for floor space, otherwise you will be living in a cave. We have about 20%. Also, trick is to have windows on 2 sides of a room, (not the same side) of possible. If you cant have 2 sides, make sure the window is at the 20% mark. Trust me, you will hate living in a darkened box otherwise.

I agree with you….. but what is the square footage of your home? The larger the space, the more wall space you have per window….. but the “amount of stuff” is still the same. So smaller homes have to get creative with storage space. Hence….hanging things in open shelving on the walls.

Or a 20x50.I don't need nothing fancy just want something to feel more like a home.Figured things could always be added later.We live in a 1997 16x80 singlewide & my dad left me it with almost 6 acres of land.I figured one of these if built and insulated right, made more sense than a doublewide 🤷‍♀️

A few tips for when your in the planing stadge; window placement is very important, to call a space bedroom in a building you must have two egress!!!! Bedrooms typically must have two means of egress; the door is one and the window is another. Also must have a means of getting out from the other end of the building. DON'T BUILD A DEAD END!!!! The National Building Code, (BOCA) Chapter 10, Section 1010.4(1999) lays down the following requirements for egress windows: Sill height - not more than 44 inches above the floor. And remember the size of a windows has been changed for firefighter to be able enter through the window with full gear so called Firefighter Rescue: Rapid Removal Through a Window: This applies to all living space. Just a tip from a 203K consultant inspecting for minimum Property Standards.

I’m confused on how I’m saving myself money.. if what you showed, shows an estimated price of upwards to almost 2000$ monthly im not saving anything. Example I have an older Victorian style house 2100sq ft. 815$month is a mortgage that includes my taxes and insurance. Now granted the walls are lath and plaster but electrical and plumbing have all been updated within the last 20-15yrs Legitimately curious. Not trying to sound or come off as rude so I do apologize.

I bought my first four bedroom two car garage traditional home. Because I wanted my children to have the space as well. 10 years later they were in college. All of that hind site was truly waste. Doesn't make sense to use sheds when you are building something that extensive. You would be much better off doing a standard site built house. It will have much more value when you sell. Shed houses are for people with very small budgets....

@Better Together Life Yep, that was my point. When you have a budget the size of yours, why use a shed? Why not build a site built house? It will appreciate in value over time, a lot more than a manufactured type house. Actually, manufactured type homes go down in value when they are driven off the lot. So, like I said, they are usually for people who have a lower budget. The sheds are cheap, and some manufacturers even offer no credit check financing. People with low budgets can at least get into their own house and not pay rent...so even if the house goes down or doesn't go up much over time, it is better than rent.

Would you find it helpful to buy a Shed to House from someone that: 1) has been making videos on this subject since 2017 2) created and runs a group dedicated on shed to house conversions with 90k plus people in it. 3) converted a 16x48 shed and lives full time with his family of 6. 4) converted a 336sqft shed to studio as an office space 5) is now considering the exact questions that everyone asks…. What do I do when my family grows out of a small home ????? And IF you would want to buy from this person….. do you think this person would offer this service TO ALL OF RU-vid, for free? This issue has been discussed many different times and rehashed on many different forms. The point is and will continue to be, NOTHING is better then real “real estate”. You can buy all the land you can afford and place all the sheds/tiny houses you like till your heart is content. But still won’t meet the definition of “real estate” nor own everything on that land. Until you fixate that building to the ground, then that becomes fee simple absolute real estate. I care less on how you want to circumvent or redefine, fee simple absolute real estate with tiny houses or Home Depot sheds. Your not going to succeed. Fee simple absolute real estate has been in place for thousands of years. What makes people think they can change or redefine the term or definition because they can’t for whatever reason meet the criteria of property ownership. A bank will not lend on these types of property’s. You can glamorize all you like, but it still not meeting the definition of “fee simple absolute real estate”. Now if you wanted the explore deeper meaning of real “real estate” acquire the mineral rights on that land. Now you own the house, the land, the mineral of rights all the way to core of the earth. Even the air space above that land too. Now That’s real real estate.

Log cabin aren’t that bad and actually bring a good resale value as a posed to a sheds/tinny house. 7 mouths to feed is a lot of work and can get expensive. I know it’s cold out, but yall should think if some new hobbies.
