I’m looking for a house too but in Northern Greece and here is my advice. It will cost you more money and effort to buy a plot and build your own house. It takes years to get a building permit, it’s not easy to get and supervise the different construction workers that you’d need, and building materials have gone up a lot after the pandemic. A new house costs 1500 to 2000 euros per sqr meter. Buy an existing house built in the 90’s for 800 to 1000 per meter and renovate it at your convenience.

Becareful with "L" shaped land were the "buildable" area is far from the main road. I believe there are new regulations that may not allow you to build at all. I heard of situations where the seller tells the buyers everything is clear, sometimes show paperwork from their surveyor, and after the purchase they are told otherwise by Urban Planning authorities. Needless to say, always get your own advice from your own surveyor or lawyer before buying.

You need 3 key persons before you buy any property. 1st Get a lawyer to check owner's background if they owe taxes and check the titles. 2nd Hire a civil engineer to inform you about building regulations for the specific property. 3rd Hire a notary that will also check from their perspective transfers of titles to you .

1st the lawyer for checking titles and background varies from 200 to 350 euros . It is a quick check. If you want the lawyer all the way with you for signing the pre contract the cost is officialy 1% of the cost of the transaction of purchase. The notary will charge about 1% , the civil engineer around 200 for their advice . Prices might vary from case to case a little. Because you are foreigners always cross check.

@@Sunpire I agree totally with Nick, please don't rush to buy it, if this land is outside of the villages limits (in this case it is called agricultural field) you cannot build inside if it is smaller than 4000 sq meters and also if it does not have minimum facade 40meters (i am writing this as a civil engineer)

if you want the advice of a local don't rush to buy land better to find an old house and renovate it this is how you buy land and a house economically

@@Sunpire It might be expensive (more than 100000 euros) but to build one from scratch will also cost you more than 150000...the only good thing about buying land is that you can pause whenever you want and finish it whenever you have money.

I agree. Also you need to find out if you are allowed to build on that plot of land. It looks too small/narrow to me to be allowed to build a house on it. Most towns and cities have laws about how wide and long the property needs to be to build a house on it. Looks to me like you can only build a tool shed or an outhouse (bathroom) on that skinny lot. I would stay away from. 8-9 meters is too narrow. I cannot believe you are discussing building a house on that narrow lot. Move on and look at a LOT more properties for your own good, but best thing is to buy a property with a house on it and do some repairs. You should look into getting a bank loan too for the house purchase, but that's tough even for Greeks. Do not rush into buying anything!

Și noi am avut o experiență similară în Romania și am ajuns la concluzia că un teren cu o căsuță locuibila e o afacere mai bună. E in localitate (nu la periferie), deja conectată la electricitate, apă și poți locui economisind banii de chirie. Renovezi când poți și cât poți. După 17 ani considerăm că a fost o afacere buna și visăm să facem la fel și în Grecia. Mult succes!

A big problem when building a house in Greece is that no construction worker / contractor is honest with deadlines and prices. They will abandon the job in the middle and start working with other clients. They will not tell you the exact price and then they will ask for more money. They will try to sell you materials with quality problems if you do not check them on receipt. BUT, it will cost you much cheaper to build a house than buying a house with the same quality. A house that costed 50.000 20 years ago now can be sold more than 300.000. So, do not trust anyone and check everything yourself also. You will learn about materials, plumping, cabling, etc. Otherwise you will not ever finish the house. Never give large deposits. Pay according to the progress of work. Note that you must pay an ANUAL tax for land and buildings in Greece named ENFIA (according to the location and the size). Ask how much it is.

3:30 His guidleines for building are in the right direction but are not the same for all properties. There are massive variances depending on the characterization of the land as well as the location.size and if the area has urban planning or not. Before buying a property to build on, go to the next step and ask " I want to build here now, what is required?" and see if it suits you or not. Also for properties outside urban areas, you have to check for water , sewage management etc.

If you buy land in Greece, make sure that it is within the city plan so that you can build.....Also be informed about the building factor so that you know how many square meters you can build and at what height... For example, if the plot is buildable and is 400 square meters and has a building factor of 0.6, then you can build 400 x 0.6, i.e. 240 square meters

@@Sunpire The height of the building depends on which area you want to build... If you are building in a village or a traditional settlement, you obviously cannot build a tall apartment building... By region (eg in regions with particular seismic activity) but even within the same city there are different building factors and legal building height... It depends on the location of each plot... Also a local notary can help you...

In article 1006-1008 Code of Civil Procedure in Greece you can find the law about branches of neighbouring trees. 1. You can't cut anything, you need to ask the owner of the tree. He can't cut it either, but he can allow you to do it, that's good for you, because you can decide what branches you want to get rid of. 2. Cut or not, all fruits and wood fall down to your property is yours. 3. if he dont allow you to cut anything, you still have the right to cut it IF!!! it harms the use of your property in a serious way of common sense. But you never want to argue with laws with neighbours, just always ask polite to trim some branches, most people are good and say ok, in the end, green and trees make the environment beautiful, especially in a relatively dry area like this, it really looks much different from Thessaly in the mainland where I own some Land and want to do the same as you guys, building a "base" were i can come back from travel or other projects. I even own a second property of farm land and think about to buy the neighbouring part of my uncle too and become a goji-berry or figs farmer in Greece 😅. Btw i was one of your first subs and you are on 1800 now, that was really fast, in a couple of weeks you have grown. 👌

You should ask the owner of the plot if he can arrange it with the neighbor to cut the tree. You will need to make some kind of fence around the plot anyway.. And in my opinion you should build the house on the wider part of the plot and have that narrow part as a garden, you can create something really beuatiful with the shape of your plot but the house should be build deeper in the wider side and have the front narrow part as garden and yard.. it will look also nicer visually. Also you can add soil on the ground and level it up a bit.

Guys, piece of advise. If you buy land and its buildable check for prefabricated homes or prokat as they call them in Greece. There are companies that have affordable options that will blow your mind. Don't listen to what many in Europe say that they are American style and not durable. Bought some land in Lefkada 10 years ago and put a 55m2 home on the property. It is was the best investment I made and I came to Greece during covid to work from there and never left since. Don't think it cost more than maybe 40k to buy, transport and build the slab and the paperwork.

Hi guys, we bought a house not too far from there. We have lived here 4yrs and love it. There's some great comments on here which I agree with. All of this area is very rocky and will need a large digger with breaker. You also need to check the regulations on how deep your foundation has to be for earthquake. I'm just an ordinary person who bought a house but I have heard from others that this is something to investigate. We were crazy about the view (also the same mountain range just a bit closer) but the reality is that after living here, we realised that shade is more important than views. Also be careful with where you put windows because you will need to keep shutters closed to keep the house cool. I genuinely wish you all the best of luck. Talk to local people who know a lot more than me.

Guys, I’ve been in real estate for 25 years. Vacant land is a non-performing asset. You should never have a non-performing asset as part of your investments. I realize you think this is a good strategy for eventually building a home on top of it. But since there is not a customary way to borrow money to build a house in Greece. Having a piece of land that you may have paid off, overtime isn’t useful as a down payment against the loan when in Greece they don’t make loans on houses very often. you’ll still have to come up with the cash to build the house, that could take years. And you really don’t want to be dealing with Greek contractors. It’s best to buy something that is already completed. Trust me. I learned my lesson buying an acre of land in St. Lucia 20 years ago. Don’t do it.

@@SunpireYou’re welcome. I’ve worked with architects and engineers and cities for plan approvals and built houses and commercial buildings. It is hard in the USA. Imagine how hard it will be in Greece. I see so many half built structures. That tells you beware. My advice, buy a small apartment in the center of old town. Find one with a worn out kitchen and bath you can upgrade over time. If you have a rough patch you can rent or Airbnb or sell it for a profit. Only buy in dense city area. Never in a village or out of city center. Your future tenant or buyers are cut into 1/4 out of the city center. Think exit strategy in every decision you make. Don’t move outside of best area to reduce price. Reduce size instead. Even a studio is better in town. Good luck.

Because I usually buy properties quite often lately , it is very important to consider a land or house that has a prospect of at least not going down in value over the years. You never know what life brings and in an emergency you might want to sell.

Good information thank you. However I see houses for sale all over Greece for the same price. Is it just the area and why not buy a small house instead of building which will cost a lot more with architect, permits etc.?

Thank you for watching and for the kind words! 🙏 We are not working with any agent in particular. These are agents hired by the land owners who showed us the lands from our videos. We searched on Spitogatos for lands and scheduled viewings. After we find a land we like, we will hire a lawyer and engineer to do all the checkings. So far, we haven't worked with anyone. Once we do, we'll share our experience in a video. I think it will also be a good idea to buy land off-season, for better deals.

As a greek I would say 100% first start with a good civil engineer with experience, they know the ins and outs of this process and laws around building. These guys you go are amateurs on laws. Tell him what you want to do and that you interested to make for you the permit when you find the plot. Whats your limits on places and how far you can go from a city. I think a good civil engineer will guide you though all the process and tell you the stages plus options except he is to busy. I am not sure if you need a lawyer. You will defenently need though a "symvoleografos" which is a "special lawyer" and will make legal the transaction and is mandatory for finalizing the process. They are very busy is a closed group and you go when you are about to finalize sale. I am not 100% sure but i think "symvoleografos" is responsible to tell you if there is any problem with the plot. There are websites from municipalities that show I think were you can build and how much and what height on particular land if its registered for building. Generaly usually if you ask the one who selling it will tell you "sindelestis domisis" (percentage you can build on the plot) and height. Same areas have the same height and percentage usually. Your civil engineer also will tell you exactly when you give him exact place on the map so you can check after if its correct with what the seller told you. Also there are exclusions.. for example if a plot is big enough can maybe get a permit even if its not on a building area. You need to ask your civil engineer for this. Also announce to locals that you are interested to buy something in a that village or any other village. Some could be made for sale but not listed (in villages) or they might find you someone that wants to sell. There are some properties on villages that people might not interested to keep and at same time might not very interested to sell or to take action. As for costs: Building permit civil engineer IKA (taxes on labor cost) Connection with powerline (if you are further without power poles, electricity company will charge you extra to bring line ). On the video seems opposite to plot a house with electricity so on this one connection will be easy. There are villages they have sewage system, this plots seems a little bit outside of village? Else you need a pit. Building I am not on the market searching, But I believe you can find better plot in some village with 30k if you search more or some field that you can build due to size (or being on main road plus size). This plot looks too narrow.. too rocky and not very flat and small. And finally as a rule of thumb.. go first to a civil engineer and have a talk 😅

find a archetict..who can go there and make a set of plans.for a complet small home...make a raised up foundation.raised up on steel beams.above the ground who ever has comleated a home from start to finish in that area.can explain the process clearly..or look for a lot that has a set of plans to build ..then look for a investor..to be a partner with you....

You can't build in less than 4000m² if it is out of plan. At 4000m² and out of plan the maximum you can build is 180m² unless you build it with stone then the law gives a bonus by deducting the thickness of the walls and adds it to your total m²

30Κ for this chicken backyard.... It's not smart to buy it. The land area in Crete is way over priced something like monaco.. I wouldn't suggest to invest. Even if you buy an old stone house in order to revovated you will still pay a lot of money for a bunch of stones, as we used to say in Greek "Για ένα μάτσο πέτρες" with no proper roads, lack of electricity pylons..

Check with an architect as well to have a perspective about what you can build in any plot. Maybe on an initial advice basis which shouldn't cost you anything. Especially when you have weird plots shapes, which leads to particular pressured architectural design choices, it is good to have an architect's perspective before you pull the trigger. In any country really not only greece.

Also before you deposit any downpayment there are different kind of ways that secure your money if the owner withdraws his consent of finally selling you the property. One is prosymfono which is not very secure he may withdraw and then you have to go to court to claim the money from him The most secure 100% is symfonitiko that states on the paper from the notary that if he withdraws he will not be able to do so and the property automatically by force transfers to you. That is why you need a lawyer to consult 1st thing .

I was in same situation guys as new in other Greek island. 2 thinks.1. Never buy summer w8 January or February for better price's. 2. Good lawyer good civil engineer and a trusted local will make your life easier

@@Sunpire good local friend have a friend ho have a friend ho sold me in good price😆. Its out of city plans so no water no electricity. You can base cement legal..i make i think illegal cesspool for toilet (i dont know if its legal) and i try to find something on wheels to place there.everything without weels have problem out of city plans. Good luck guys. I want it only for summer so i dont have problem to be off the grid.

It's cheap because it's narrow..... My advice is, if you like the spot, I mean if you absolutely love it.... then see what your options are of also buying the plot right next, so you could merge the 2 into something of actual worth.... It's better to spend 60 and get a comfortable plot of land, than 30 for an uncomfortable one. ALSO please consider that buying land in such a place has actual meaning / added value if your house has its own, decent tree grove & vegetable garden!

Sauf si vous avez le temps, je vous conseillerais d'acheter un bien qui vous plait. Le prix des matériaux et de la construction, si tout est ok, prendrais beaucoup de temps ! (permis de bâtir, administration lente, ..) Selon moi, acheter un terrain à bâtir, c'est surtout pour les investisseurs qui ont le temps et beaucoup d'argent ! Merci pour vos sublimes vidéos !

be extremely careful if u are going to buy the land in both your names, my granpa/grandma own a plot inside the city of rethymno and they can only build half of the plot because of that. research this thing very well!

@@Sunpire ask your civil engineer about εξ αδιαιρετου, what is it and what problem it can bring or whatnot, and what other options you have. Also dont buy anything based only on what real estate tells you, when you find the plot of your dreams ask a million questions to your civil engineer about the specific plot!!

You made a joke about air space that you own but it is true. Anything that branches out into your land you can do whatever you want to it. Especially if a tree has fruit and it branches in your land you are free to pick anything you like and have no obligation to give anything to the owner of the tree as long as you remain over your "air space". Also the best place to build is directly on rock because of earthquakes. The most stable houses are build on granite like on this land.
