The best investment one can do right now is investing on real estate though stocks are good but ever since I swapped to real estate, I've seen so much difference.
Monica, I love how transparent you’ve been about your journey and your income. As a young working professional, I find your videos inspirational. I know you’ve gotten hate for your success, but I want you to know that you have a market and you’ve reached us.
Let me try explaining - that's a marketing strategy, basically utilising this platform to attract potential leads and then converted into clients + if anybody wants to do real estate then they can also invest into her coaching program. Which gives her advantage over other fellow real estate agents. P.S - launching her coaching program gives her ability to generate extra cash flow and increase her value in the market.
I just started in April 2022 and sold 4 houses by August. I know it's not as much as you but I couldn't believe I was capable of that. And I could have closed more but as a newbie I didn't want to overwhelm myself. It took lots of hard work but I am going to stick with it. I have 4 kids and juggling work and family is challenging but the paychecks are so worth it
Its worse here, our economy is like a flailing fish, fighting for its life. The normal state of the U.S. economy is actually very bad. Because of this it goes into convulsive spasms fighting to grow any way it can out of desperation. Tricks, gimmicks, rule changes try to stimulate the economy and prevent it from falling but they only bring temporary relief to people since, when you factor in inflation we are declining.
People believe their currency has the worth it does because they have no other option. Even in a hyperinflationary environment, individuals must continue to use their hyperinflationary currency since they likely have minimal access to other currencies or gold/silver coins.

I've tried investing in the stock market several times but always got discouraged by fluctuations of stock value. I would be happy if you could advise me based on how you went about yours, as I am ready to go the passive income path.!!

I'm a firm believer that Luck is what happens when preparation meets opportunity, but what about life beyond luck. Plenty of people have had lucky opportunities they were not ready for and they managed to lose or destroy an amazing blessing or they weren't in a proper head space to see the opportunity for what it was or were too scared to take a chance. Good Luck definitely is a part of highly successful peoples fate so don't dismiss it or take it for granted, but success is also about having a positive mindset, good work ethic, and knowing how to fail and knowing when to cut your losses and regroup. My grandma always had a bunch of colloquialisms luck you can't control but hard work you can, only successful people learn from failure, and that money is a tool that is either a vicious master or excellent slave. Wishing you more luck!
Remarkable for 1st year agent. Congratulations. You're on fire. I certainly didn't have your success my 1st year. You've proven (what I have heard over and over), RU-vid is vital!
Watching this, and hearing tou talking about extending your buisness further into coaching, it's so clear that you EARNED this sucsess. You worked for years to develop your channel and then worked so hard to study to be an agent. Now you're looking to the future to help people?! Girlie, you're KILLING it.
I’m an agent and my first year I made like 10k 🤣 I’m in my third year and I’m only at around 50k so far! I’m in west Texas and medium home prices are around 220k. Definitely take that in mind if it’s not going as great for you :)
Oof lol. No wonder everyone is moving to LA for higher income. Some guy said to me at the airport. Thank god I moved here for better income. I was like ok lol. You do you lol
I really feel left aside hearing and seeing several testimonies from people on profits they make from Bitcoin/Forex Investment.. Can someone recommend a good expert that trade on my behalf and generate profit for me..
I had same challenges when I just started trading. However I got better but now I just trade with Sir Graham David Fullerton. He is amazing and very good at what he does.
As amazing as this is, I'd love to know the average figures for a non-RU-vidr real estate agent! I hope people don't watch this video and then feel disheartened that they don't have a RU-vid channel that affects all areas, because it is obvious that you genuinely do work so hard, and it's paid off, Monica!!
Good point. I just googled it and Glassdoor says $57k-$180k per year is the range in Seattle where she lives. So maybe $100k is about average for the year?
excellent point bc the average person selling real estate doesn’t go in with that much youtube clout and the time it takes to build your yt on top of what time real estate takes, the first year figures would not be that high for sure
I’m located in Dallas texas as a Realtor. My first year I made $20k. But I’m in my third year now and haven’t given up and have made $70k so far this year
I want to start investing. Is it safe to start now, or should I wait until the end of this possible correction/bear market, despite the economic crisis facing the world, is this the right time to invest in stock,Gold/crypto?
Feels Great to see you guys talking about melisa pamela perez. Well, I'm not bothered with the fluentuaction in the Market is turning out, Melisa pamela perez got me covered too.
@Jeffrey Harmon ✪ This is a shocker seeing melisa pamela perez is being mentioned here. I always had mixed feelings about hiring a lnvestment advisor. For the record, I started working with melisa in 2019, and she manages about 70% of my lnvestments, while I manage the other 30%. My philosophy is that I care more about my own money than anyone else, but she made me accept that they have wealth of information on current conditions and future trends
Trading and minimizing losses was also possible for me thanks to melisa pamela perez, Glad to see this, her work ethic speaks for itself. so does people too. an amazing IA.
The first step to successful investing is figuring out your goals and risk tolerance - either on your own or with the help of a Financial Advisor. If you can get the facts about savings and investing with a well detailed plan, you should be able to gain financial security over the years and enjoy the benefits of managing your income.
Hard work and good luck are not mutually exclusive. A lot of people can bust their ass and never see the same level of success because other factors will never be equal. You've worked hard and made smart business decisions, AND I'm sure you've also benefitted from circumstances outside your control.
Yup. A lot of people have a hard time saying that and it’s a little strange. It doesn’t magically mean you didn’t work hard but often there are people who worked even harder that don’t have a fraction of the success. It’s just a part of living on planet earth.
100% agree. I think a lot of people in the world work hard. But some are extremely lucky and the skills that they are naturally drawn to/ are good at just happen to be lucrative. There are amazing teachers out there who work insanely hard but may never break 6 figures. Nothing wrong with admitting that you’re lucky.
Exactly. Plus honestly being white is always the best benefit.. a lot use it to their advantage. Having white privilege OPENS A LOT OF DOORS and gets certain ppl in spaces non white ppl don’t have excess to. Where others may have to work EXTRA HARD, and never be as successful after years of hard work..
@@thereal298 There are many privileges people use to leverage for success not just skin color-socio economic, beauty, exceptional intelligence, social connections, education... Etc, I say this because whiteness alone is also not a guarantee for success, it may help in mostly western and some colonized nations but not everywhere. There are many American RU-vidrs of color who have achieved just as much and more and in shorter periods of time example . Monica is 27, she started YT in 2009, has 1.46million subscribers 67million veiws as a lifestyle bloggers and used YT to help her in her real estate broker and investment career. Eva from mylifeaaseva, 27 like Monica, came from a working class background, raised primarily by her mom, started her YT in 2011, now has 11.47mill subscribers, 1.5+ billion views, released music singles And launched a clothing line. Kayla Nicole, 19 years old, working class background raised by her mom, started in 2014 has 5.46 mill subscribers 349mil views, launched her own app and a music career Janelle Eliana 23 years old joined in 2018, 2.47 mill subscribers, 92 mill veiws, leveraged a YT career of being a vanlife RU-vidr bought several camper vans and a ranch on several acres in California Kelly Stamps, 26, 664k subscribers, joined 2017, 39mill veiws, has a lifestyle travel career on YT and according to her earnings video her earnings are on par with Monicas. And these are WOC of all shades and from humble backgrounds. Even if your immediate regional demographics aren't in your favor, because RU-vid is a global platform you can find a significant global audience to build a social media brand.
I'm going to take my real estate state test soon and I'm about to be homeless in a few weeks. I'm trying to be focus and I got that positive motivation from you . Thank you for the motivation !
Monica! You may not read this, but all your RE related content I absolutely love. You've helped me throughout my own real estate licensing here in Vancouver! :D
@@MonicaChurch I am really interested if you can make a video about your perspective of how things have changed in the Seattle market in the last 1-2 months and what direction you (and your team) see them headed.
Translation: I clicked on this video, and now I'm jealous and instead of congratulate you, I'm going to list the reason why you were successful in your first year 😑
@@latosharenee707 hardly ass*ole. Given that I retired at 48 and 20 years later an still doing well after traveling the world, in simply pointing out the obvious. But hey, you make yourself feel better by running down the more successful, right!😀🤣😁😂😃
Hi Monica, I am real estate agent in New Jersey I’ve been in the business for about 2 years now and I’m relocating to Seattle this summer. I’m considering joining Coldwell Banker Bain and was curious your thoughts on the company and what they have to offer and your experience with them
This is really encouraging. I stopped practicing for my exam because I got discouraged and busy but hearing these numbers is insane. If I could do half as well I’d be happy
Having YT Leads certainly help, but she did work hard. I had FAR less business than her. I got my license in May and made almost $90k so far. Not a flex… just want to be transparent. Know that us non famous agents are able to do it too!
I really love this video but too bad This year isn't looking so good for the housing market. Already considering moving funds I have in the market to dividends which have shown commendable rise despite previous prediction to the contrary
A lot of stocks are down but there a few Key stocks that are having a bigger impact on the market than others. Target Walmart, Apple, Amazon, etc>> are all large caps that are down big!, I personally want a piece of each of them...
@Ramon leroy Exactly sir... Even though I had my share of ups and downs with stock, when I first started off finally reached out to an advisor(Meghan Ann Brudie) for help, following her>>™™ recommendation I dumped $50, 000 all in NIO and NVDA shares and call options, Up $200,000 so far!! Retiring next year with no fears at all💯
The crazy part is that those advisor are probably out>> performing the market and raising good returns but some are charging fees over fee's, draining your portfolio is this the case with yours too? ™™
@@emilialeonie5057 Honestly ma'am, Can't say I can relate Megan's charge is one-off and very much reasonable when compared to what I benefit from her expertise>>💯
For 2023, it’s hard to nail down specific predictions for the housing market is because it’s not yet clear how quickly or how much the Federal Reserve can bring down inflation and borrowing costs without tanking buyer demand for everything from homes to cars.
A lot of folks have been going on about a January rally and said stocks that would be experiencing significant growth these festive season, any idea which stocks this may be? I just sold my home in the Boca Grande area and I’m looking to remunerate a lump sum into the stock market before stocks rebound, is this a good time to buy or no?
@Craig Daniels Such market uncertainties are the reason I don’t base my market judgements and decisions on rumours and here-says, got the best of me 2020 and had me holding worthless position in the market, I had to revamp my entire portfolio through the aid of an advisor, before I started seeing any significant results happens in my portfolio, been using the same advisor and I’ve scaled up 750k within 2 years, whether a bullish or down market, both makes for good profit, it all depends on where you’re looking.
@@tatianastarcic True, we’re only just an information away from amassing wealth, I know a lot of folks that made fortunes from the Dotcom crash as well as the 08’ crash and I’ve been looking into similar opportunities in this present market, could this coach that guides yo help?

I've never seen someone be able to bring in money so easily. I know it's hard work for sure but there are so many hard jobs in the world that pay pennies. I'm happy for you! Don't get me wrong, just blows my mind.
I agree with you and my husbands a realtor. Now don’t get me wrong, it’s a stressful career wanting to please clients all the time, but once you get it off the ground and it takes off, it does seem “easy” to make 20K at time. However, keep in mind, most agents fail, only top producers make the real money.
@@kimberlygonzalez3148 Yes from what she said in the video she became an agent after knowing how many people will contact her to sell them houses off of her youtube channel.
Ngl, there’s so much ‘busy work’ involved that doesn’t move the needle at all. I’ve been trying to just focus on the ‘important’ activities that actually do something, and it’s been sort of working for the time being
Im still a college student pursuing my license at 18, is it possible to succeed the first couple of years by working part-time, or must you be very flexible?
Monica, you helped me while I was studying for my real estate license. I thank you for that! Overall, your content has been spot on, and you are by far one of my favorite agents on RU-vid as I find you reasonably relatable being a newer agent. I got my license a couple months ago but have been slacking recently. But I've sorted some personal things, and this video came up in my feed at the perfect time as I'm kicking things back into gear! I look forward to the future content you have to post, whether it's about real estate. Keep at it!
I passed the state test (!!!) but never could pass the national test (tried 3x). It was so discouraging! But I know if I could pass, I would do a great job. This video was motivating!
@@tishtash5100 thank you for taking the time to type that out -- I appreciate it. At this point, I would have to take all the classes again before I could take the test. We'll see what happens! Last time, I took online classes and maybe I need to be sitting in an actual classroom.
Making almost 200k your first year is insane. People struggling to make 50k their first year. Making 100k your first year is a huge accomplishment but she exceeded that.
When Monica realise video where she speaks about how much she spent last year she mentioned that was about 90+ thousand if I remembered and that was 20% of her income. Now she said that she earned 195k from real estate. So from year where she's not spent to much attention (by her own statement) to making youtube videos, she earned more than a half of yearly income from youtube. That is fantastic! And also this kind of videos is great, and Monica and also Shelby are great at this 👍🏻👏🏻
Passing the Real Estate exam is when you study hard, if you can’t study or you don’t have time for your studies I’d advise you get yourself a help like Mr Mason Gomez.
I am just starting the video, but do you not have a cap? It is something very important when working for a brokerage. For example, I am in a different state with a much lower cost of living, buuut.. I have a 75/25 split & “cap” at 13k for the year. So once my broker has received 13k from me out of her 25%, I make 100% of my commissions. I would say yours would be much higher, and maybe that is what you meant by renegotiating. But I thought I would say it, because it is important :-)
I can understand her first year going in and not fully knowing the importance of a cap but after seeing her own potential in a banner first year I'm like girl you are giving away money
@@millennialx9044 I definitely understand. I’m in my first year as an agent. I watched tons of videos and articles about the most important questions to ask your broker before hanging your license. It helped me really know what I needed and deserve in a brokerage. I would’ve chose the compete wrong one had I not done that for sure 😂
Thanks for sharing, Monica! And congrats on all your success! I love watching your videos because I’m originally from the Seattle area. My problem with real estate is that I feel the career itself is very glamorized. When in reality, it’s a lot more work than people realize - working weekends, working nights, dealing with unforeseen issues, etc. I’d LOVE to see a video on what a typical week is actually like working in real estate. I know you’ve made a video in the past, but maybe something more in depth? Just an idea if you’re open to it 😊
Yeah it's less Selling Sunset and more like grunt work. My roommate is an agent and he hates it most of the time and gets jealous of me because I do search marketing make the same amount of money and don't have to deal with the bullshit, but it did take me years to make what I do where as Real Estate if you grind you can make really good salaries early on. The thing with Monica is she had a built in marketing funnel and most agents don't have that.
I did watch a recent video where you were considering coming to NYC to work for a Real estate agent here. My comment on that video was you consider all angels on the offer. Having watched this video I am even more convinced that you should stay put I. where you are. I do love your idea of "coaching" others one to one. Isn't going to float in NYC. I know I worked in this field for a long (successful) time. Wish you well going in to the future and IF you land up in my hometown I with you the perseverance to work hard and luck as well.
Wow in Australia it used to be a 60/40 split. You get the 40%. We worked 7 days a week generally from 7am till 9p.m often well over 80 hour weeks. Today here (in Australia)houses sell themselves. The market here is crazy. Houses have more than doubled in 12 months.
My mom decided to go to school to get her real estate license, and I decided to follow her lead and then I remembered Shelby had a twin who was a real estate agent, so now me and my mom are both watching you for tips 😂💕
Monica, hi there, how much taxes you had to pay? The reason i ask is for educational purposes, I want to be a real estate agent in the near future. Thank for your videos.
Great job on your first year! That is a very successful year for a first year agent or for any agent. This is very inspiring for me (4th year agent in Boston) and best wishes to you always!
Anyone watching hoping to be a real estate agent needs to ignore this video. These results are far from typical. She got through with her connections. If you’re not a pretty woman with connections you will be working like a dog and be extremely fortunate to make even 50k a year. I’m glad she pointed out that her leads came from RU-vid where she was ALREADY successful and able to to easily pivot.
yeh, fast forward to the summer of 2024 and from what I read agents are starving, even in the wealthier areas. One study also showed over 40% of agents this year have not sold ONE house so far. NAR expects to lose at least 25% of their national membership.
What I want to know is how you have all your clients capable of affording the current market. All of my clients have been and are continuesly being priced out. Our median homes price rised 40k in two months, and the rising interest rates demolished already doom first time home buyers. I use PPC for my lead generation, by the way. My prospecting has become very skilled with it, but it's to no avail. I guess it's just my market.
I love the transparency here! My old roommate did real estate and I hardly ever saw him because he was always working. It always struck me as such a cool thing to do, and I love that you dove into this and clearly have such passion for it! I just moved to Seattle and will probably be looking to buy in a year or two and I’ll definitely reach out then!
I was a "Realtor" in Santa Clara County for 18 years....before youtube. In Santa Clara County there was 22,000 people in Real Estate, my competition...
Monica I have really enjoyed watching your story evolve over the years. Through all the ups and downs, you have done so well for yourself and all the hard work has really paid off. Such a boss ❤️❤️❤️
Killing it! Honestly being agent is such a cool job, financial perks aside. Buying a home is one of, if not the most important purchase of people's lives and just being being in a position to guide them,, understand their needs and to hold their hand through the process is very fulfilling. Well done Monica!
Omgz love love love your video, I'm not an agent yet but I'm in the process of picking the school that will best prepare me for this new journey.... I have not started vidz yet but I will.... your video was so good and informative and realistic and that's the content that is needed to be projected... but I'm so determined and I will continue to follow you... I'm in FL and so it'll be cool to watch you in the paint.... Keep it up girl 😉 💪
You go, Monica!! I’m so happy for you. One of your hauls got me into watching RU-vid videos over ten years ago and to see all of your success is really inspiring. I’ve been in the restaurant industry for a while now, have been thinking about getting into real estate. Appreciate the video, and again, super happy for you!!!
In my country we get 10% off of the sale. We also have the real state agent who is with the owner and the one that brings the clients. So we so we so split that by half unless you sell the house without having another person bring you the client!
