My wife and I are in the middle of sprucing up a house we just closed on and have been having so much trouble finding unfinished wood cabinets to use for a couple bathrooms. That model you showed just saved us over a thousand dollars if not more.

My dad is a contractor so i don’t understand these amounts of money people are talking for cabinets etc..maybe it’s my area compared to the coastal areas...and tile is always a good investment...it’s waterproof if done professionally and durable...another thing I would do in an older house that possibly has hardwood floors...sand and stain the old wood floors especially if they’re oak cuz they’re so hard to damage...durability with rentals...cuz renters have no idea how much it costs to keep up a rental and frankly they don’t care...stupid and selfish way to think as renters but I’ve seen a rental have to be totally redone after only 3 months of tenants being there...they destroy rentals

@@w8what575 I agree and disagree about the oak floors, but it only makes sense to sand and refinish them if the property is in a decent enough neighborhood that it will attract good enough tenants who will appreciate them and will hopefully not abuse them. For locations that have gone downhill since originally constructed, you're better off just painting the wood floors or installing laminate flooring.

Painting original hardwood floors??? You seriously need smacked for saying that. I restore original hardwood floors to their natural beauty and it does not cost a lot for my customers to have this done. If you really want to go cheap then just do what's called a "screen and recoat". Rent a stand up floor sander/buffer buy the 100 grit screens to take off a very thin layer of the clear coat without taking it down to bare wood, clean with mineral spirits, and apply a layer of floor urethane. Result is fresh, clean, even sheen, original hardwood floors. Now with the new layer the protection will last another 20 years

Here's a pro for you Kevin. Do not put weed barrier down. It's a pain. Why? Sure it keeps weeds at bay, however once you add any sort of mulch, and the mulch starts decomposing, weeds start growing on that layer above the weed barrier. Best to do, is just use cardboard (use those Amazon boxes) where it keeps weeds at bay for a long time but it decomposes. Once weeds start growing again, just put other layer of cardboard on top of old mulch or whatever and add new.

Yeah, weed barrier is the worst, just get a thicker layer of mulch. Weed barrier prevents worms and other decomposers from getting to the surface. Cardboard plus mulch to hide cardboard.

@@kortdarth yes mulch the seeds come from the top not the bottom. Make sure the mulch is six inches thick then the weeds won't be able to take root

Even pro-er pro tip: sometimes the parks dept will give you mulch for free from the trees they have to shred up. Just laid down 4 pickup loads between my sidewalk and curb on the corner of my house. Looks great, No more grass, no more mowing, more time to play video games lol. And when it settles and I need more, I can just go get more for free.

I totally agree with it, problem is that if you are not a DIY, its hard to find contractors that do custom hard work .. they rather price complete rip out old and build new cheaper for you.

@@jonsnow8550 not with contractors. because repair is all custom and requires lot more skill and sometimes even time. therefore it will be quoted more expensive if you don't do work yourself.

Waste of money. Tenants don’t need fancy front doors. A single door is far less expensive and functional. Seems like the kind of cosmetic upgrade that a rental property investor should avoid.

He didn't really explain why he was able to save $1,000 to $1,500. He did say that a door like this is normally $1,500 to $2,000, and that this set of two was only $500 ($250 each), but failed to explain why it was so much cheaper than the normal going rate. Was it just because he got two single doors instead of a french door pair as a set?

I agree 100% that people tear out things and totally replace everything when it's not needed. I saw a guy today tear out his entire kitchen and granite countertops and island and a dozen or more cabinets that were probably less than 5 years old. It made me so crazy that I had to unsub from him so I wouldn't have to see anymore! And hey,...that little guy of yours is precious!

I spent weeks tearing out weeds that used to be xeriscaped rocks with weed barrier underneath. Pros know that weed barrier doesn't stop weeds.

My experience is that the cheap $20 exterior lights are a waste, especially if exposed to sunlight. They yellow, warp and look terrible in a year. The $30 or even $40 ones break-even in looks and saved labor in about 3 years.

ive used 20$ ones from home depot at a property i worked at and they were black cast (zink?) material with led light nothing plastic on them, even the led lens was glass. We calced the medium life of the led to some 15 years. There are quite a bit of stuff you can get cheap that adds value and has a reasonable life. When renting your not looking for everything to last forever. most owners refresh the property every 20 -30 years depending on location. Using a refinish company can be a great bandaid for kitchen and bathrooms, though replacing a bath or kitchen sink is pretty cheap and takes less than a hour to remove the old one and put the new one in

I've heard people say they will remove ceiling fans and other easy to break things hanging on walls. Is this over the top tenant proofing or are ceiling fans just required in warmer climates? I'm in ohio

I take them out here in the PNW. They burn out or they get out of balance and the tenant calls me. That, and nobody cleans the blades ever. Might leave one in a living room if its circulating wood heat.

@@nicolasa6789 I do Arizona and Ohio and in Ohio H VAC is not needed but a ceiling fan in the master bedroom and living are good perks.. Home depot has 69 dollar fans that look great ... Extra make the tenants stay longer the fan can pay 4 it self .... Like a great pizza in ohio you keep going back if it taste great!

@Scooters Videos same goes if you want to sell your house, you can raise the value a LOT by doing simple stuff (fixing the little things) loose wall plugs, paint walls, dirty windows, remove trash, mow lawn... you know the SIMPLE stuff that is so easy to do (low hanging fruit) and it totallt changes the perspective of a house from a total dump to a very nice place the buyer can see themselves in

@@jacobselig6267 I just bought a house and I'm gonna have to "noob" it. Of course I'm gonna try and save every penny I can by buying discount materials, but it's literally a frame at this point. It's missing most windows and the couple ones that are still there have bullet holes in and are pretty cracked up, there's no cabinets in the kitchen, the walls are part way torn out so it's gonna need all new walls, insulation, I'm most rooms new ceilings, and new floors .. unfortunately not much that can be salvageable. Lots of work but we got it for $9300 so it was expected. How did your remodel go?

I think the most important take away I heard was renovations don't necessarily mean more rents. Do a good job, don't overbuild and, above all else, buy somewhere people want to live! A great deal in the sticks isn't a great deal if it sits vacant.

1:30 spot on with the weed barrier - I'd never use it on my property because I like healthier soil to grow in, but with a rental absolutely use weed barrier because renters need maintenance free features. 4:15 single pane sliding patio doors - replace rollers and replace those insulating strips and get rid of convection leaks. cheap

My aunt did a reno and she was a newb purchaser. She wanted the perfectly fine tile removed, the fireplace extended, 20k custom cabinets, 5$/sqft flooring, custom countertops, ended up costing 120k. Good for me and my buddy who she paid to do it.

Just a heads up kevin, usually livestreaming kills recommedation since the algorithm only funnels so much into a channel, so if you ever notice a drop after live-streaming it's most likely because your using most of your recommendation sauce is going to live streams

In Texas most HOA's will not let you paint the fence... some may not let you repair the roof... if you do it on the down low and the roof matches you may get away with it if a nearby home owner doesn't get too nosy. If you repair the fence with a new picket here and there can't paint due to HOA... it looks terrible and in some cases the HOA may levy fines anyway. In terms of windows -- single pane, dual pane in texas won't make much difference on your AC bill... especially if your AC is an old energy hog. In Katy, Texas (west Houston suburb we run our AC's upwards of 2300 hours a year at 75 degree set point, lower than than and you could be looking at 3000 hours. -- Renters are known to leave places they aren't comfortable.) Comfort is not only about temperature, it's also what you pay for that comfort. Inefficient AC doesn't spell anything good for a landlord. Long term rentals without turnover is the most profitable thing when it comes to rental real estate.

Couldn't agree with you more Kevin. Just like I said in the beginning of his project: "Matt's not mentally capable of doing this type of project". And that's not me saying he's stupid. That's just me understanding what he's used to in budgets and him mentally and physically not being able to put lower cost (I said 'cost' not 'quality' here people) stuff into his rental. Honestly, if Matt set out to remodel 10 homes into rentals, he would more likely than not go bankrupt somewhere into the 4th door because his rental income would never make the payments. Then he would have to sell all of them at a loss. That being said, in his most recent "Real Remodel" video relative to this comment, he did take my advice and mention that he was no longer doing that series as if it were on a "middle income" budget. I think (at least I hope) he realizes at this point that his 70's remodel is not what a person would do if they where remodeling it to be a rental. Also, because he came out and admitted this, I think his 70's remodel series is now a valid series for what to do to an older home if you want it to turn out "high end" and live in it yourself.

There is a concern about the mice/rat urine saturated into the studs. The will attract new rodents after the remodel.

Great video. I think you make a great point: this is for rental properties where the goals are efficiency, safety and satisfaction for the tenant, and profit. Obviously if you’ve bought a house and plan to live there for the rest of your life, the cost/benefit analysis for remodeling projects can be very different.

I love your suggestions for saving money. I think the only area we differ is if you are looking at a flip or vacation rental versus a long-term rental. Sometimes visual appeal has to outweigh saving some bucks. Also totally agree on the ceiling fixtures. I do most of my vacation rental furnishings from consignment or thrift stores, amazing what you can buy for pennies on the dollar, but I do spend money on light fixtures because they add value and luxury and are not prone to be damaged by guests

I'm in the middle of remodeling my current house, doing the work myself. Get out of my head. I have scaled back my kitchen plans from custom built cabinets to off the shelf, got rid of the farmhouse apron sink and over the range pot filler. Switched from patterned tiles and exotic hardwood to plank vinyl. Arrgh. Ignorance is bliss... Expensive bliss...but still bliss. Im gonna go watch some hgtv.

Same here. My hardwood kitchen cabinets in the apartment I'm building over the garage became..."hey, it's an apartment over a garage...probably going to AirBnB it. IKEA cabinets are fine.>>> IKEA appliances too. Wait. The microwave and refrigerator are overpriced....Let's see what we can get as scratch n dent with a new warranty. Wait again. I can save money finishing the can lights with a trim ring and LED in one instead of a separate trim ring and light bulb. And seriously, I'm the only one that can tell that this was done on a budget.

Couple of questions please: 1. How you deal with a house built prior to 1979 in asbestos and lead regard? 2. When you remove walls, don’t you need an engineer approval to do so, without doing so, don’t you worry about the integrity of the structure? Thanks

The problem with old roofs is the insurance with roof exclusion nobody wants to give you coverage for if it doesn't meet their criteria.

Which is why Americans have been ripped off for 40 years with the roofs, when they start using asphalt based dimensional roofing. if you put tile on, or a metal roof, or slate, it will last over 100 years. Because so few do it anymore it's become so expensive in america, but it used to be a lot cheaper. BUT even atilyl Metal roofing is considerably cheaper than tile and slate however, it lasts almost as long if maintained. And insurance companies love it. it's fireproof, which is a plus in an area like California that gets wildfires. If you have inverse land in the metal roof it doesn't burn, now does it?

13:40 this is a great point. My mom has lost so much money remodeling. about 5 years ago she was getting ready to sell her house, she re did the kitchen then bought a huge Fridge that didn't open all the way had to redo that door opening. then retiled the foyer and a bunch of other stuff and she says I lost about 15k because of stuff you couldn't see. yeah no same thing with her 2 trailers in Phoenix. but really she likes doing stuff. now mind you she does the work all her self or she'll get friends or me to do stuff.

Awesome video. What about putting in new appliances? Like if you have a 5 apartment building. If you put in a dishwasher, the tenant will use less hot water and they will pay for the electricity it uses. Same with a washer and dryer. I guess it depends.

No, actually, he reminds me of a couple of my landlords from when I was younger. Way back in my twenties. Some of the coolest people to deal with. this is a straight shooting guy, he knows how to get stuff done and repaired, and maintain. He looks like the kind person who probably provides a nice decent and solid place to live without getting extraordinarily and stupidly fancy. I think this kid is probably a great landlord.

I would love to see Kevin go head to head with another investor. A Track home or two homes in the same neighborhood that are similar. Kevin does his minimalist remodel vs the high end upgrades. And we can see if there is a difference in rent rates.

All of these are band aids on wounds that require stitches. 1. If the roof is failing then yes redo the whole roof, otherwise it will fail and your tenants will more than likely never check the attic to see the damage, then at $15k repair will end up costing $30k. 2. the fence- not fixing the termite problem and the fence will all look like the boards you replace in a year or 2. Either tear it completely out or fix the termite problem and replace the bad boards.

12:36 A proper detail or Auto body shop will buff that scratch out to the point you would hardly notice it for $50 to $100. You have to go outside most major cities or towns were the shop rate is lower. You most likely can wait on it. Thirty minutes to two hours depending on what they need to do. You will still see a slight line because you know it was there. Most people will never be able to see it unless you point it out. My bodyshop will have me in and out in under a hour with an appointment. 12:36

I bought a house in NC in 2009 for $106,000. 3bd/2bath around 1200 sq feet. I spend $5,200 on rehab in 2019 and sold it for $145,000. So Kevin is right on here. I painted the cabinets, reglazed the bathroom tile (it was pink) and painted the bathroom, installed a used double oven (to replace a built in oven/microwave from the 1970s) and light fixtures in the kitchen and bath (under $200) and upgrade the lighting in the dining room , and did some basic landscaping.

That circuit breaker panel should be replaced if its Federal Pacific. They are fire hazards, particularly the 2 pole ones which can fail to trip in an over current condition.

17:11 Pedestal sinks are great in rentals because the cabinet ones rot from all the water that renters do not care about getting on the floor. I installed drains in the bathroom floors in one of my duplexes to stop the constant water damage from the tenants.
