How to apply Saiger's Super Sealer to Ceramic Tile and Grout

On ceramic you don't want to have a shine. Some people do apply a wax finish thinking that will be good for their tile and grout to make shiny. It actually creates a pretty bad situation for cleaning the next time. The wax will start to yellow and even peel. Most of the times they are also sealing in dirt. Removing the wax from Grout is really difficult and sometimes next to impossible to get completely out. If people want shiny tile, it is best to select it for install. I know sometimes people inherit the floor surface when purchasing a house. The really best solution, live with it until it is time to replace it....which is a messy situation also. I am going out to try and fix a slate floor that was damaged during a water damage. It really needs to be replaced, but the insurance company have talked the homeowner into another attempt to fix situation that it really should be torn out and replaced to get back to what they had before the water damage.

Yes the days of going down every grout line made it so none of us wanted to offer sealing of grout. This product does a great job penetrating into the grout, and it flashes off the top of ceramic really. It's also nice to just carry one product on the van as this works for upholstery and carpets too... And does a spectacular job of protecting

That's actually not from the Super Sealer. That residue is actually from the cleaner. It could be some cleaner left behind or you ran into a problem porcelain which we have some info in my tile and grout playlist about problem porcelain tile if high pH products used. The Super Sealer has not cleaning power. So any residue left behind it cannot clean up. People have done some fixing of the problem porcelain with nuetral cleaner and a 175 swing machine and buffing pad. White pad or more aggressive red pad. Porcelain can be trouble. But also, you will want to first check if it's just residue from the cleaner

Yes there is. The Super Sealer is not a wax. It's a Penetrating odorless solvent based Fluorochemical Sealer. It will penetrate into the grout and basically flash off the tile surface. You really DO NOT want to apply a wax finish to tile and grout. It will eventually fail or yellow and will be next to impossible to completely remove from the grout especially

You can start applying right away after cleaning. Just take up standing water, but the grout doesn't have to be totally dry in any nature to apply our Super Sealer 😊

That unfortunately cannot be changed on a tile surface. The actual color of the tile surface (in a natural state) is what you will get. They would have to have picked a different tile surface with shiny. Some people apply wax finishes which is actually not a good idea. The wax eventually fails, yellows, and when you go to clean it, the wax breaks down and makes a real mess trying to clean up. The wax is incredibly difficult to remove from Grout lines too. We avoid cleaning a lot of tile that customers have applied wax as it can really challenge a person and take a lot of time (that time usually means loosing money as a cleaner)

This is really just an invisible barrier. It's not a wax or any type of coating so nothing in the future to mess with equipment and or be a pain to remove later. Just a penetrating barrier from stains like what we apply to upholstery or carpets. Which this product is also made for and does a spectacular job

Mark does the grout lines have to dry completely after the cleaning before you apply the product?

Actually really quite well. It's got good protective qualities. I did my shower 2 years ago. It's now due for a clean and reseal... But I've also abused that shower for testing. But it has cleaned up really well for me each time I do a test like this

@Mark Saiger okay great. Right now I'm using Home Depot's Sealer's Gold Choice. It's a great product but for the quantity it's expensive as it gets. I need something like your product for multisurfaces as the application is much faster and easier. I'm going to order the product through your website and try it out. I tried Amazon for faster delivery but they want about $25 more for a gallon of it than your website. I appreciate your response.

It will work in the shower. I clean and seal my ceramic shower. It's been 2 years since I have done another steam clean and reseal. I'm due again as we have some hard water with unique iron ore minerals. The Sealer will last a long time. It will help protect the grout from permanent staining. We once had a spill on the chrome bumper of my van. The dirt and water would not cling to that area and we washed our vans most days as well as the extreme cold and heat it was in. A couple of years later after it being on my bumper, I decided to try and remove it. It took a high pH cleaner and green scratch pad to remove it. So we have found it to be quite durable.

Should not really clog the sprayer, but I have to say, I have made a habit of releasing the pressure on the pump up sprayer and holding the wand and hose in the air to force solution from the hose and wand back into the tank. So with that in mind, anything that does hit the air can dry. So maybe a large pooling of the product somewhere air can get to, could dry and create some issue. We personally have not experienced a plug up though from the product

No real shelf life. Will stay good real long time. Possibly a year maybe more

That should mellow out. If you maybe clean the top tile surface with a neutral cleaner (a couple times maybe) it will remove the Sealer from the top plate where it's really not needed as much.

Oops...42 cents on the carpet. 60 cents to clean the ceramic and 30 cents to seal...so 90 cents per square foot clean and seal this one

At this time it's still being used in California.

Just hot soapy water rinse it off. Sometimes soak in a little bit in a bucket and just ring out the moisture. Let that mop head dry. We carry a couple mop heads on each van. If we have more than one seal job coming up in the day we will just actually bag that mop head until the end of the day and then rinse it all off

Good day and thanks for the comment. We do not have PFAS and those are probably fortunately been moved out of our industry. This is an odorless Solvent based Fluorochemical Sealer. With any protector we still tell people to follow directions as per the label. Proper application there should not be problems. Also once dried there would not be any concerns from the product. I do appreciate your concerns and precautions. Proper handling of cleaning chemistries is important we feel no matter how safe chemistries are. Just good practice

In most cases only one coat needed. We watch to see how the product is absorbed into the grout and you really do not want to over apply it. If over applied it takes much longer to dry

This is not a wax. It is actually a Penetrating Fluorochemical protector that will penetrate the grout and create an invisible barrier. On the ceramic it basically flashes off since the ceramic is not porus. And I absolutely agree, that no wax coating type Sealer should ever go on a tile and grout surface! We normally don’t seal plank tile because it’s impossible to get it into all the grout lines but this really is a game changer. If this works well expect a quarterly box purchase from us. Thank you! You just opened up a world of possibilities. Can you please suggest a good sealer for travertine? We can clean it but even with all of our research we haven’t found one to call our own.

The tile and grout can still be damp to apply it. Once applied it can probably self dry in 2 hours or less. If someone crosses it while still damp and leaves a footprint, just apply a little Sealer to remove that footprint. For total cure time and maximum performance, we tell people about 24 hours it should be totally effective, but we have seen it perform against red Gatorade at a clients house even on carpet after we left 4 hours later.

By the way, on tile and grout we do a lot of speed drying of the product with a fan so we know people are not going to leave footprints after we leave. Just a precaution we take and we see areas we speed dry ready to cross over in 15 minutes or less

We do not typically. On glass or a glass tile you might see some streaks that would buff off

The Super Sealer is really robust. We have seen it active for over 2 years between cleanings. We still would reccomend to reapply even though the Super Sealer is still working to fill in any voids and pockets that might have developed over time. It would be reccomended that you apply after a reclean so you are not trapping in new soils

@@daniellemartin7439 if it cleans with plain water that's great. Otherwise even a neutral floor cleaner which you can find one from Zep at Home Depot. I hope the Sealer can help you and your floors too 😊👍

Any type of tile and grout and stone. On stone it will only benefit if there are open pores it can penetrate into.

I rigged my pressure sprayers to accept an .02 Jet that I am using on everything right now. So we just grab this stainless Chapin sprayer with product in it to apply to all things. Some upholstery, We use a hand held trigger sprayer, or a small hand help pump up sprayer. Solo makes a nice small hand held pump up with a cone covering the jet which is quite nice also. I am looking to put together a video on the mods I did to this pump up. I have a special solvent rated hose, and also converted to a plastic-fiberglass wand. I got tired of the brass wands getting bent and broken.

There was some staining. We were on a tight time line that day so didn't have time to try our acid on them. Been looking forward to next time getting more time with these floors

That's something I will try to do in another video. It dries with no shine. Only leaves it looking as it should in its own natural state
