Your strategy gives u flexibility of payment. If u have good control over financial planning then u may increase EMI, Otherwise increasing EMI and paying in lumpsum results in same result in terms of saving total interest....

@assetyogi - if my loan is “X” lakhs and I have “X” amount in my mutual fund then I don’t think it’s a good strategy to close the loan as Mutual funds grow better than loan amount assuming loan interest - 12 % reducing and MF 10 %

I am having around 2+ laks income per.month, and buying 2 homes 50 laks each, paid 10 laks for one in advance and 20 for another in advance, so in total i got 70 lak of loan at 8.4 percent. Emi 60000 mad. Is it a good decision. I am going to rent both they will give me around 33000 income as well.

I have taken home loan of 26 Lacs before 03 years ago and still I have to complete the same through 165 EMIs of 20500 INR...I am also investing somewhat savings in SIP and stocks to grow for financial freedom...Is it worthy to take benefits from SIPs and stocks and submit to loan for early closure or I have to pay loan EMI regularly to save taxes on salary and continue to invest small savings in SIP and stocks...Please suggest...
All depends of Percentage. If return Percentage of Stock Portfolio SIP is greater than Interest payment then its fine. But usually, Priority should be to pay larger chunk to loans as it is considered "Negative Compounding"

different ways to deal with this, few from my side: 1. Pay 1 extra EMI in every financial year 2. Purchase Equity of the same bank from which loan is taken on regular intervals in 1 financial cycle. 3. Purchase MF based on some research on regular intervals in 1 financial cycle
@@AmitKumar-sx6zf Equity or MF se loan par to koi farak nahi padega. Jitna extra EMI de denge utna jaldi repayment hoga. Uske baad investment ke options has Equity or MF. Or same bank ke equity se to kuch matlab nahi, jo achcha return de raha hai or safe hai woh le lena.
