Nice to hear that there are options out there where the builder will buy the rate down, 95% LTV on cash out refi’s, and other options that give investors like me immediate equity in a very dynamic market.

Just the video I was waiting for! Is the 15% discount you said that investors can get on new construction usually enough to cash flow positive?

Yes, absolutely! Access deals at a steep discount most certainly helps to increase cash flow. Personally I prefer the option to get a large portion of my down payment back at closing instead of the price reduction scenario as that allows me to acquire more REI overall and increases my ROI. These are all types of deals we are working on right now in 2024. I'm happy to showcase some examples for anyone that reaches out.

It’s insane the new construction vs older homes pricing. It’s dang near the same, in single family homes. Times are sure crazy.

not where i am. here it is about $125k more for new homes but people much prefer older homes with half acres, instead of a yard the size of a shed in new homes.

Location dependent with local credit unions. Mainly SE markets like AL, FL, SC, NC, GA, etc. If these are areas you are looking at, we are happy to connect you with the right lenders in each area that we currently work with. There are even some 0% down loan options!

How can you get funded for coliving ? What types of loans work ? Who lendsn these properties ?

Same as house hacking. Look at FHA or VA loans and other convention products where you can use a small down payment to buy a home and rent out the other rooms/living spaces. There are many lenders that offer these products. The best one I have worked with to date is NAF (North American Financial).
