The US has so much to learn from Mexico when it comes to residential construction. I am Dominican, but has traveled a lot and Mexico tops every other America country in residential construction finishes and style.
In most places you can't be the GC on a home build to be a rental property or to sell, without having a Contractors license, and you aint getting one of them unless you got years of experience. You can build your own home to live in and be the GC, but if you sell it before living in it at least a year, they will get you for contracting without a license.
So proud of you and was hoping you could show us less fortunate ones the cheaper version of building a home, I bought a small lot, in a small town not knowing I couldn't put a camper or shed home on it. My son is about your age and I was trying to help him out. The cost to build a house, and plumbing is not looking good 😢 we need to get out of the payment business, rent is outrageous!

Actually you can. You just need to be a creative with your choices such as location, size, shape, floor plan, and materials. I’ve seen 900 square foot housing that seemedi larger than 1,200 square foot accommodations because it had an open floor plan, higher ceilings, and walls of windows. It also had more functionality because of the adjustable interior features like a Murphy bed that transformed a room from a bedroom into a living room when the Murphy bed was folded up into the wall. Its open floor plan was also very space efficient, with only one small hallway off the main living area that branched off to three more rooms and a full bath. You can utilized space between some of the studs for shelving. One friend of mine built his first home out of quality salvaged building materials that came from older buildings that were being torn down. Many times the quality of the wood was much better than any you can buy these days and it was usually basically free. He just had to go pick it up. He also used natural materials like large flat rocks that he collected from his property for the kitchen floor. On the second floor, he built recessed cabinets into the space under the roof that is usually wasted inaccessible space.
I'm doing my house by myself , and first initial step is check your land if that is sewer or septic if not you will get stuck in permits. I can explain im doing all step scratch and even did my own floor plans
I am an architectural designer. The biggest obstacle I have found with my clients is they hire me to draw plans for their home or addition, we get through the design phase making sure the plans show what they want, then when they show them to the contractor, they get sticker shock and abandon the project. They don't know how much a build will cost (in my area it's about 250 - 300/sq ft for a typical track home) and they don't know how to determine their budget. This is frustrating for me and frustrating for them. I'd like to know, from home builders, what knowledge I can pass on to my clients that will help them get from the idea to the completion? ALL COMMENTS WELCOME.
1. Pinterest home styles to nail what they’re going for. 2. Estimate cost per sq ft to build in your local area according to style of selected home. Then you have a realistic Base to start from. Your best bet is to start working with us builders/contractors as we will know pricing for materials and labor. It takes years of experiences and due diligence for us to obtain the contacts, resources and education so as to avoid dilemmas such as these. Definitely a valid good question hope this helps.
I am not an Architect or Civil Engineer but I've design the house I want to built and I've calculated the cost of materials and labor just researching on the Internet. Then I added 20 to 35 % of that figure which is what a GC would charge me to take on my project to have a close idea about the total cost of it. I've concluded that I will be my own GC no matter what it takes. I think you should be able to give them a very close idea of what the final cost would be. I don't see why not.
If you know Any experienced contractor or design-build contractor, they should be able to come up with some rough preliminary numbers of what they're proposing to build, not including the finishes. They should also know approximately how much the architect fees will cost and let the owner know you can expect to pay $_______ for this project. Sometimes a fee can be charged upfront to do this analysis. At least the homeowner/ small business owner will have some type of idea on what they're getting into. I'm a contractor builder.
I took a hit during Covid real bad as I was trying to scale when the pandemic hit. So now I have to use hard money which is a form of private lending I could get 90% of purchase and 100% construction. But the rates are 12-15%

Great info but you took a video of guys installing wall sheathing vertically which provides next to zero structural strength. Sheets should be installed horizontally and overlapping the sheets 50 percent.
❤👍also CDX or BC plywood is better on roof and walls, than the cheaper manufacturer press board, when it gets wet it quickly deteriorates causing you to replace the boards ( more expensive repairs). However the vapor barrier should help for a while.

Once you know what you're building you can have a contractor or estimator put some preliminary cost together so you'll have an ideal budget. Knowing what type of finishes are going into your home will play big part on determining the budget. Going to the stores yourself and picking out flooring, tiles, cabinets, lighting fixtures, plumbing fixtures, window, doors, appliances... Take pictures at the stores, some stores like Home Depot, Sherwin Williams..., have a design team or a person in different departments that can assist you or design it out at the store or you can do it on-line on their site. They can give you a print out on the material cost and if it needs to be ordered how long it will take. Each contractor should be bidding off the same specifications ( type, style, model number, manufacturer... ) otherwise contractors will install anything and prices will be all over the place. Knowing what you want will help with your budget. If everyone is too high then you may have to pick out different materials. Also see what each contractor charge price per square feet or their flat rate fee.

It’s funny you said hun shot range and train. I did a 32 luxury townhome community right by a fright train tracks and one day I hear gun shots I build in Jersey so I was like wtf turns out it was a summer event where all local police forces come and do a shooting competition event
Depends, if it’s a spec home I finish them in 4-5 months if everything goes smoothly. Semi-custom you’re looking at 7-10 months and full custom you’re looking at 10-24 months depending how crazy you get

Worked 5years for a plumbing contractor. Worked five years for electrical contractor. Worked five years for a HVAC contractor. Worked 5 years for a framing contractor. Worked as a city building department. When I build a house, I am the general contractor, HVAC contractor, plumbing contractor, I am the framing contractor. How can someone teach you how to be a general contractor when they don't know the trades. Don't listen to this guy.
😊😅😅😅most of your biggest General Contractors, the people running the company can't hammer a nail or drive a screw in the wall😅😅 they know nothing about construction, all they know is business, some of them are attorneys, they know public and federal contracts... they hire union skill carpenters, and sub everything else out. This guy doesn't know everything, however he's off to a great start and as long as he knows the basics he's well ahead of the game!😊 My nephew owns several medical clinics and doesn't know a thing about medicine..., he hires doctors, nurses... administration... they are medically trained and qualified.., however my nephew knows business 😊 In my opinions most contractors are just glorified workers, working long hours, hustling trying to make ends meet. I'm proud of this young man for trying, doing and making a difference ❤😊

I built my own 1200 sq/ft detached garage with frost footing, etc. The hardest part of the entire build was figuring out how to obtain permission to build from the local mafia that has claimed ownership of the area my property resides in. I had to track them down, and then jump through the various hoops and supplications they require and then pay their enormous extortion fee. But when I got that done actually building the garage was relatively easy.

I am in the process of doing this right now. Every lender i talked to told me i needed a GC license in order to get an owner builder construction loan so i ended up waiting, saving and building with cash.

Which owner builder lenders are you working with. No local bank, credit union or many that I’ve called will work with me as my Own GC. I am out of Atlanta GA.

Great video and explanation. A few things I’d point out. As a builder I get too often clients coming with plans and have x amount of dollars in budget but the budget doesn’t line up with the dream home plans. I would advise to hire as a consultant a builder or GC to help with design phase. Architects are great but sometimes over design. An experienced builder can help get you what you want but help give input on better more cost effective ways to design. Also highly recommend getting soil test during your option period. I’m building on a lot that required 2’ of dirt to be removed because its elasticity wasn’t good. However other builds around me just scrap and drop forms. Lots of foundation issues in near future with all these new builds.

I have this question How can you build more than one home as your own GC? Some jurisdictions around the US state you must live in the house for 12 months before selling or only being able to construct a single family once every 5 years.
What jobs would you recommend people do with no savings 5k in debt but want to save up for a build your own home in a year or two…. I have 5k in debt but I want a job that would be as Similiar as possible to the day to days task of building your own home every 2 years. start Saving to Invest. Start where you are, control your spending, pay off your debt, every penny counts. Start saving them invest. While you're saving start looking at properties, learn the process, see what's on the market and what selling do you can learn the game🤛🤜 you're in practice/training. You will save for your 1st deal👍

Unfortunately, you are going to need to edit your video. Buyers agents are not "free' and you can't have any help of an agent until you have actually retained them.
