The villa market in Bali is one of the largest in the world, with more than 4000 villas for rent. Ubud alone has several hundred villas nearby. They come in different sizes and styles and are offered at a wide range of rates.
However, some look like highly profitable businesses, others have a low occupancy and rates that barely cover the cost. In this video, I look into different factors that impact the profitability of a property in Ubud, Bali. Are larger villas more profitable than small ones? Or the other way around? How important is the location? What is it that makes a villa profitable?

What also might be interesting is leasing a small plot of lannd 10 minutes below kintamani region. The climate there is gorgeous. Very mild with daily temps 25 celscius and very much away from mass tourism. Also super cheap I've been told. Great for older folks that night be tired of sanur. Sort of yoga mindfulness ice bath health food hideaway in the middle of the fruit and vegy garden of Bali

I'm sure that would be absolutely beautiful. I'm not convinced it would be a profitable business, though. Far from the airport and main tourist areas. Construction will be just as expensive as in more popular areas. Daily rates are lower than in the main tourist areas.

thank you for your analysis! i am wondering if you can do a video on subleasing? i am in bali considering a 6 month sublease to rent out as a vacation rental. i have some options but am wondering if it’s a potentially profitable option for such a short term. it would be my first time embarking on this journey in bali. thank you very much.

Final question:) is it worth exploring an off the beaten path project such as " Dream Bamboo Villa - Avana Bali that seems to be a less costly way of building+with such views people would surely want to travel 2 hours from the airport to get to? cheaper land, more real bali life experience, really secluded, very sustainable, much less risk of neighbours building around you, possibly better rates due to the vistas? Any thoughts?

Absolutely! But this approach has been popular in the last year, beautiful bamboo villas are not that rare. I wonder how maintenance and durability of these houses is; But I am sure it is a very viable approach! Let me know if you go for it!

Yes sir I thought so too, as a Dutchman living in Australia I've been lucky to call Bali my cheap getaway destination for the last decade. I don't just love Bali, it seems to feel more deeply rooted in the same way, like I always used to supposed to end up there. The general cultural feeling and appreciation for tradition is something I seem to be missing for most of my life. I recently went to Sideman for the first time., what grabbed my interest was"LA PUTA" three large villas built on a ridge overlooking Sideman that was fully booked for most of the coming months for around $500 USD/night. the owner/operator is a young man from Bali with almost 10 properties under his name... a lot in Ubud and all very high-end properties. It just, made me think.@@villanomics

What a great niche topic channel sir!! I wonder if diving into the topic of building on a budget and occupying as an owner in the low season periods as a Bitcoin HDLR would be a smart choice to avoid getting sucked into the dismal tax drain in most western countries. PS by the looks of it you seem to be walking the path close to Warung orange one deviation paralel to your walking path.

Hello again LOL, dont you think that the views from the villas are very much determining how successful you are? for example, I can reason that most people would love a ricefield view and the less uninterrupted views there are and the less noise there is the more "balinese" experience is ensured. And those views/locations come at a price right? And when you talk a bout villas you talk about private villas I guess? because an average villa with shared pool can be found for $50, to 70 dollars quit easily right>?

The profile on the rental platforms consists mostly of pictures (where the host presents the property) and reviews (where previous guests tell about their experience). The surroundings are just one component of the pictures. Personally, I prefer jungle view; more privacy, interesting wildlife. And rice fields are just an empty swamp half the time. Yes, in this context I refer to private villas and most of them have a private pool. Shared pool is often a feature of a hotel that consists of a collection of small villas (which are often more a room in its own building).
