Great video. I too am an American in Europe and would like to live here permanently as a residence eventually. I’m just curious how you go about paying taxes on investments. Tax on income in Europe is much higher than in the states. Do you pay taxes on your investments income (cash flow/stock dividends) in both the US/Netherlands?
People out here making twenty thirty grand in a couple months on a flip, and you're talking about making twenty five grand over ten year span, and that's good after all that work and heartache
Imagine purchasing a 1/1 townhome and doing a full renno on it. You have $63K cash in it. Year 1, you generate $5500 in FCF (7.9%). Not very exciting. Year 2, you generate $7K in FCF, and year 3 is looking to generate just over $10K in FCF ($850/mo.). Years 2 & 3 you put zero money into it as ALL expenses are paid by the tenants. That's an average of 11.9%/yr. Plus, the full renovation increased the value of the property. You get some tax benefits too. This is one of my properties. Is it worth it? ABSOLUTELY. What did I leave out? The amount of time I initially put in. Over the last year, I've spent less than 10 min. per month at the property (changing the A/C air filter). In my opinion, you should invest both in the stock market AND in real estate.
@@JoseFernandez-sl2ek I have a good job that I really like but the hustle of doing RENO, INSURANCE INTEREST, and inflection in today's market doesn't let me pull the trigger… TPA, FL IS INSANE 🙃
