Good Work bro!! You can easily get a no condo fees Townhouse in Calgary for about $500k and no rental control by the builders. I am against this Rental guarantee just for the reason that builder actually have the rental guarantee price included in the sale price.
Question: When you mention that almost 80% value of the property can be taken as loan and the bank will deduct whatever is due and provide 90k, why do we have to pay the mortgage if the new loan is paying for the previous ones? Or is it like the previous loans still stay and we will only get the seed money for the appreciation?

Cash is king for next 1 to 2 years as the world started seeing wars that will be polarised soon. Recession is already and worse in 2024. Will get good deals if people have patience
Calgary. And you need to make some improvement to get those rents. As is, they would be about $2500 as the basements aren’t rentable yet. You will get similar in Windsor, Sudbury, thunder bay etc too. But I like Calgary a little better for these.
good point.. and one of the fallacies of the whole argument.. other key things missed out are assumption of 10% rent appreciation, forced appreciation of property rates with reno and taxes are ignored.. this might turn out negative cash flow as well.
