same as me plumbing boot also those rubber parts on the boots dry out and fail . That is what happened to my plastic rubber boots . new roof new boots and added extra rubber boot caps to the top of the ones already on the boots . 2 better than one .I do have to get a new theromstat on my whole house attic fan . The motors OK but the thermostat is not working All new roof and paid extra to have ice and watershield put on my whole roof and roofer did new custom drip edge that goes out 6 inchs onto the roof and 4 inchs down on the sides and front and back with tar seal and then nails holding it down and then ice and watershield over that . New 6 inch seamless gutters to replace 5 inch seamless gutters and 2 extra downspouts on my 100 foot long house . Not sure but old gutters worked until I added the front porch all across the whole front . Ice and watershield worth every penny .
best is my insurance company will give me money off insurance as it is called maintenence and upkeep . I got money back also because i added another layer of R30 to my attic . But I did that myself . Had blown in insulation done 6 years ago and not sure where it went but it went bye bye . 6 ft of it just gone and it is not in the soffits either . I am up on a hill and we can get some really strong winds but never thought that would happen . The pink failed me that time
