In Part 1 of this series, Canadian real estate investor Darren Voros walks through how to LEGALLY convert a single family dwelling into a 2 unit building. In most municipalities this is not considered a duplex. In most cases the types of properties that would fit the system for this kind of conversion will still be considered a single family dwelling with a secondary suite. And secondary suite is different from a duplex.
Creating secondary suites in properties such as basement apartments, laneway housing, coach houses or garden suites, can be a great way to add additional revenue to an existing property at a reduced cost to creating another legal unit as most municipalities will have different provisions for secondary suites than they will have for duplexes and triplexes.

A secondary suite is a self-contained living accommodation for an additional person or persons living together as a separate single housekeeping unit, in which both food preparation and sanitary facilities are provided for the exclusive use of the occupants of the suite, located in and subordinate to a dwelling unit.
Converting a property to a legal two unit dwelling can be complex so it's important you understand the benefits of doing a legal conversion, what could happen if your suite is not legalized, zoning rules and regulations, the application process, and the ins and outs of dealing with your local building department and inspectors.

I've just completed a beautiful 2 BR legal basement suite of a bungalow in Kitchener. It cost a LOT of money (cutting concrete walls to make it open-concept; separate hydro and water heaters/water softeners; enlarging windows; etc.). The only critical item that is stopping me from getting great tenants is that I can't offer 2 parking spaces to go with it! Lesson learned: If you want great tenants willing to pay better than average rent for a better than average unit, they need 2 parking spots.

Thanks for the content. We are converting our basement in our single family home in Ottawa to a secondary suite following permits. I was wondering something. Currently our home is heated via a single furnace and single A/C and building code allows the 2 units to be using the same vent system/heat. Initially I was thinking of just putting in electrical baseboard for the tenants downstairs for when its colder in the winter in the basement. However in this case if we did separate the meters, the tenants downstairs would be paying for the electic there, but they would still get access to the A/C from upstairs which would use the electricity for the main house. Is this better or should I go for just making it all inclusive for the electricity?

Also you mentioned a secondary unit it different from a duplex, what exactly is the difference for example for Ottawa or Toronto regions?

Glad you enjoyed it Nadia. Whenever I can I try to separate utilities. Sometimes it doesn't make sense financially but when it does, I always do it. I've done it on all of my properties in AB.

Great video Darren. I have a bungalow in Airdrie Alberta that I am trying to convert to a legal secondary suite. It meets all the requirements, except one, which is parking requirements. The most I can get is 2 spots that are off street parking and they require 4 ( since there are 4 bedrooms in total). Have you dealt with this issue before and will the AHJs grant a relaxation? Thanks in advance.

Parking is usually a major issue with most secondary suite conversion and I can't believe I forgot to mention it. I'll have to throw it into part 2 of the video. I've seen this be granted as an exception in the past but it's not always a guarantee. If you already own the property, I would try to get it approved. What do you have to lose. If you're acquiring it for conversion I'd try to find something that may be closer to a guarantee
