Great advice and a great video. How about never even visiting the property in the first place? Get the client to send in a video of the area by Whatsapp and then using this terrific formula to build the estimate - and make it into a template so you don't have to do it again. It gets rid of a lot of tyre kickers and sets expectations for when you do go to seal the deal - and it saves an awful lot of time and money. Its super simple to use and it's free. You will find it if you are interested enough so I won't leave a link.

Good advice Dustin. I pretty much do the same thing when estimating. I think making your invoice personal goes a long ways in making people feel secure in using your services.
I just hired to be a project manager to a friend of minds construction company, currently taking a project management development program course. my question is I have a marketing background so research shouldn't be a problem.. Will it be difficult to manage a project without a construction background?

I agree with everything accept for pretending to be potential customers and wasting peoples time and being dishonest. The Just like we all want to keep our own money, the person you call, will be spending their own time and money to give you an estimate.
Hello, just saw your response. I've been doing that for almost 40 years and I must say, you are starting out at the right age for that field. Some of us are getting older and you starting out like this, means your a go getter. I know folks just a little older than yourself or even my age, still sitting on the couch. You being assertive as you are, at least trying and willing, sells "YOURSELF" to potential customers. There is a time to work and a time to rest and a time to enjoy life. But, there is also a balance where all 3 can come to terms with one another. A very wealthy rancher once told me, "You cannot do what you enjoy and make money." Don't believe any bs like that! Most sucessful wealthy folks are doing what they enjoy. They're making money. You can do anything you set your mind to do. In the self employed business, YOU will go as far as you're willing to go. I'm an aircraft enthusiast and I have always been lied to about bc of my eyesight, I'll never be able to fly a plane. Well, I have flown 3 of them with the pilots present now, and I'm not even a licensed pilot yet. Now, bc I know I can do it, I plan on enrolling into a pilot school over the next few months. A bottom line, licensed pilot can start out making around $85,000 annually. I'm 49, and I'm telling you, you are never too old to follow your passions. My late dad had a friend who still sky dives every year on his birthday. That man is over 80 years old today. Do what you need to do, and don't listen to vision killers.
