You would need a continuous insulation barrier on the outside of the metal in your climate zone. It may even be mandated in Canadian Res. Energy Code. They require it on stick houses too in a lot of locations. Once you get it continuous on the outside, your won't create a dewpoint in the wall assembly. Spray it up.

I'm not a builder but I'm thinking zip r sheathing with 2 inch polyiso on the exterior, x2 on the roof. Rockwool on the interior.

On this particular build, the Titen anchor bolts were drilled into the concrete slab after the frame was assembled. We have also had clients precast J-bolts into the concrete slab, or others have drilled out the hole and used an epoxy. Yes, we have sold many kits in CA including the Bay Area. Thanks!

From what I’ve seen, these companies have everything level and just made in a way where it’s plug and play basically, good for people who want to build their own homes too

Eddie's response is correct. Because we integrate cross bracing (and guide studs for intersecting walls) into each wall section, it becomes nearly impossible for the panels to rack out of square. By the time all of the walls are up and roof trusses aligned in the correct place, the entire frame naturally wants to pull itself square as designed. Most of our teams/contractors will still have a level and a few other tools on site for final checks, but the pre-assembled panels make it exponentially easier to build a square, level home without having to check each stud as you go.

Most of our stock frames designs have already gone through preliminary engineering for 3 zones in the US (light @ 45lbs/sqft, medium @ 75lbs/sqft, and high load requirements exceeding 100lbs/sqft). That said, we have the ability to get any of our frame designs sealed in 48 states by an licensed engineer which includes a tailored calculations package for any of our clients that need to go through a formal city/county permitting process. @@cybyrd9615 Again, we base our frame costs on the cost of steel which has changed at least 5 times just this year. The frame in this video is currently sitting at around $32K but that's not to say that won't change by the time a client places an order.

@@Volstrukt I think the actual question would be how does steel framing cost compare to wood framing - OVERALL. Lumber prices have also changed multiple times recently. Can you give an average figure - as in - steel framing generally runs $X% more / less than wood framing and break it down into both material and also labor to install / erect framing and also time saved / exceeded. You need to go to their website and see how frames are bent and stamped by a really inventive machine. Individual frame members are created very quickly. They are then laid out on an assembly bench, screwing together all the frame members for a wall section. The wall sections are shipped to the site where they can be easily handled by 2-3 people. Using clamps to temporarily hold them together allows a person to screw the sections together. Everything is stright and square, something you won't find on stick-built homes. I'm seeing four people in the video, which is about the same crew you'd have for stick built homes.

@@brookestephen The house in this video was able to exceed local load requirements only relying on the diagonal cross-bracing we integrated into the steel walls in addition to the Zip sheathing we attached. That said, the shear schedule will tend to vary from city to city and project to project based on local load requirements.

@@brookestephen The phase "tiny home" is primarily a marketing created phrase and code requirements for tiny homes tend to vary state by state. A movable tiny home on a trailer will tend to be registered in the form of an RV and follows RV code requirements. That said, we produce framing that exceeds RV requirements to travel down the highway, and meets residential construction practice as well. We produce higher load-capacity frames for our clients that know they will be staying in high-load capacity (snowy or windy) regions. In other words, RV's are designed to be driven for recreational use, and not necessarily designed to be lived in full time or parked in a snowy mountain town for long periods of time. The cost of framing a 4,000 sqft home would depend on a number of factors, including the roof style, bed & bath count, whether it's single or multi-level, etc... To give you an idea though, we have a model that's ~3,000 sqft, single-level, with 3B/2B and a shed roof that retails for right around $42K as of Feb 2021.

You aren't limited to the type of insulation you use. It will usually be driven by your climate or local code requirements, but we commonly use insulationed zip sheathing on the exterior and closed-cell spray foam in the wall cavity. Roxul is also a common option.
