All I heard was pool house, 86 acres of land and elevator...and appraised for 500k less than what it was worth...I’m like daaaaamn sis is building a palace!!!!!
My wife and I are in full research mode. We are looking to buy land to build a single-family home in either Oregon, California, Washington or Nevada, in the next year or two with a USDA construction loan. Our current plan is to find a piece of land that works for us, get a conventional loan based on our current debt to income ratio to buy it, and start making payments. Once we have gotten our debt-to-income ratio back to where it needs to be, we want to find a lender and builder for the area. The DTI ratio is our biggest challenge. We are on a guaranteed fixed income of 20,000 and we have student loan debt we are paying down. Our Credit is 700+ and we think we can raise 4,000 before we get started. This is great information. It will save 10s of thousands of dollars. Build at cost. Not retail. Find a contractor to over see the job. Not a retail builder.
Great video! I got approved not long ago for a construction to permanent loan. Interest rate at 3.115% Just waiting on my builder to get builders risk insurance so the bank can give me a closing date! 🙏🏼
I watched you when you talking about finding land. I am so appreciative that you are so open in discussing these information. I am 5 years from retirement but I want to build a dream home/retreat center. I love this. I am at the beginning stage. I did not find land as yet. Is there a disadvantage in getting your land together with the construction loan application.

I’m about to buy land soon but new to everything, my issue is how much to save in total , Ik it varies but will a realtor give me prices for everything
Can you discuss the average monthly or average income generated from your home health, tourism safaris, and dress shop? Were these large income generators? Did you sell them when you were done and moved on? What entrepreneurial work you pursued finally allowed you to enter the 100’s of thousands of dollars revenue? What eventually was the work that made you wealthy? Was it the jump to real estate? Where did the money to get into your first property and each property after that come from?
Great information, regarding locking the rate , you need to lock the rate one for the construction side and another lock for the mortgage if you are going for construction to permanant? also, do you lock them at the same time?
Also wanted to add, not sure if you’re aware how often blacks in America get under-appraised for houses, but your experience is a prime example of the problem. I’m so glad you appealed and won the appeal. The fact the appraiser “forgot” to mention those items and comped using older houses is a common tactic that is done to black people. It’s sick that we even have to be so diligent when people should do their job regardless of race.

Is it possible to get a Bank Statement Loan program for a construction loan. . I already own the land cash and need a construction loan to permanent home . . But I can only qualify using bank statement plan
What about discussing buying some acres of land, sub dividing it into some plots to build individual homes? Put simply to build a private gated estate for 5 families? Can we get construction loan and can we achieve this? Thanks
We are having some difficulty finding lenders willing to offer a "construction" loan. We need land plus construction. We are looking for upwards of $700k. Can you point me in the direction of lenders that you know who are able to handle this time of package?

This would count as land where I’m building or investment purposes correct? Love this vid... subscribed....... Question. At 1:55 u talk about using the equity in land to pay off mortgage then convert it to the CPL. could you give an example? If u use the equity in land to pay off land - doesn’t that create a new loan? A fictitious example with numbers would greatly appreciated.
Our land was $500k, the land appraisal came back at $580k, so we gained $80k from just owning the land and used that towards the full project cost. The loan that was left over on the land just converted over to the full construction to permanent loan, does this explanation help? Thank you for watching

I own my land debt free. The new home I plan on building will definitely be the most valued on the block. Nothing crazy just a single family home with an in law in the back of it

We are getting ready to build on my mother in laws farm.We are getting a lot we just have to pay State of Maryland $4200 to get it out of Preservation. The lots where we live are going anywhere from $150-$200,000 .I am disabled so we have some savings but not 5mo. My income is guaranteed I get Social Security Disability plus 2 Pensions thru my Unions and my wife's Income.Since our lot is probably almost worth what our house is should that make it easier getting loan?Our cost should be actually less then estimate we recieved since I plan on doing some of the work with my son since I am a Master Electrician.

I would like to learn about how/when to approach the township, the blue prints approval, how to obtain the permits to build, what does the township look for before approving the constructio etc. I know every township is different but some general information will be extremely helpful. .
