Koushikku, you are hiding two pointsuu. You are not saying anything about capital gain taxuuu.. 50L interest is compensated by the returns of an investment, then the value of the invested money is going for compensation. Invested money will remain same with no profitu kaushikku.... i mean to that we are missing some returns for our investment kaushikku or we are sacrificing our profits for home loan interest kaushikku. So this is not 0% interest home loan kaushikku...😅
It is just an investment not a waiver against home loan interest right!!! So eventually any investment will have some return based on its inherent risk.
EMI 41k and 7k (overall investment 7 X 12 X 20 = 16.80 Lakhs) as Investment in risk fund... Getting 40 Lakhs as Risk cover may this going to reduce or increase based on Market risk.... My best plan is if you invest the same money into LIC u are getting Triple benefits with ur almost 10 to 12 return on investment. 1. Life Risk is cover somthing happen in middle of tenure LIC will pay the More than Insured amount with guaranteed addition but the same benefits are not available in Funds investment. 2. Savings 3. Good return on investment with Guaranteed from LIC Before investing think twice for the best benefits.

Simply yearly 2 extra EMI 's pay (partial payment) cheste almost tenure will go down to below 10 years. In mutual funds income is not fixed its based on market condition

Plan is good but not useful for home loan. If we take home loan we will construct the house so we can avoid the rent burdens and will have our own house. but if we invest as you said then we will get the amount after 20years the cost of constructing house much higher then now because of inflation. correct me i am wrong.
For those who dont understand this video, it is talking about keeping home loan at longer tenures so that you have liquidity of funds and opportunity for other investments. So as you increase home loan the reduced emi will be balanced with increased investment amount. So if your investments do well with 15% return rate the excess amount will be your added profit. If in between you get good investment opportunity like a land or business you can use that opportunity to get potentially even higher returns
