Home prices will come down. Look at how much the monthly payment has gone up with the new mortgage rates. Add to that the recession and the fact that mortgage guidelines are getting more difficult. IMO home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes..
I was actually in the market to purchase a home recently but obviously it isn’t a buyers market right now. There was “last minute” price increases, and the demeanor that new home builders and realtors are “if you don’t pay that amount then someone else will”.

I love getting paid to hold an asset, especially while it grows in value. One of my favorite ways to do that is by holding dividend paying stocks. Nothing like a dividend REITS to give you diversification AND income! Gotta love it. $192,000 of passive income made in 2022.
My "boring" REITs portfolio paid me over $6,000 in dividends last month. This is money that i can choose to spend without having to sell any of my shares. But for now i have it all set to reinvest to buy me even more REITs.

At 30:21 in she spoke about her "setbacks" like selling her grandmother house for half of what she could have gotten or the wholesale situation. A setback is nothing more than an opportunity for a set forward! You can not quit things you're passionate about and believe in! If you believe in a certain method, it's usually because it's been proven to work either by you or others. If you have a setback or even total loss...it doesn't mean it doesn't work or not for you! We tend to give up on things too fast. We give up when we "fail" but a failure is not a failure if you learn something from it! A failure is only a failure of you quit. If you learn what went wrong, how to avoid it and start over....you failure was only an attempt! Next time you'll get even further!

I was with you until the student loan part. The truth is student loans if used for a solid professional degree can be a good tool. It should only be used after exploring all scholarships. The problem is people going into debt for degrees in stupid in majors like Philosophy, Psychology. Majors that will not lead to a job.

@@sirrap31 If one takes a student loan for an electrical engineering or computer science degree, they’d likely pay it off 5 years after graduating. Most times, many engineering programs offer lots of scholarships and federal grants. Associations like National Society of Black Engineers have lots of scholarships for example. Aside STEM degrees like engineering & IT, I’d never recommend student loans even for medical school.

Has got to be Stocks but of course, you have to be well informed on the right ones or better still, get a pro to handle it for you (that way, you save time and minimise risks). This is the best interview I've seen on real estate investment, the very best. I'm Nigerian and the concept of mortgage on houses is not a thing here because most home owners pay cash for their houses or they build from scratch but In recent times mortgages are slowly being introduced by real estate companies and they seem attractive to a lot of young people. It is unrealistic to believe that this woman is purchasing turnkey properties for $7,500, unless her definition of turnkey is equivalent to slum. Even the average home in Jackson, Mississippi is $70k. Further, owning 29 properties means she has capital gains. How much liquidity do these properties produce? She mentioned she was making $600 per month from the $17k lot she turned into a parking lot. That’s only $7,200 per year, minus property taxes.
Understand, she was street smart and had a husband that she worked well with. Foundation, she got lucky with the house, I would definitely listen to what she had to say.
