Hi Wayne! You talk a lot on conditions of deeds, loans, etc. Can you make a video on devils advocate for these issues? For instance…deed restrictions, can they be manipulated or changed? How do you settle encroachments? What about changing zoning of a property? Thanks!
Perhaps he could have in the past but he's not doing it now I'm pretty certain... I was able to do it through an auction. Had to write a check for 10% after the auction, and then with the financial company they paid the rest besides closing and assessment costs. If the assessment didn't think it was worth what I paid...I'd have been on the hook for the difference
I have owned 3 pieces of land in 2 states. My 5 acres in TN went up in value after a neighbor built a house on his 4 acres. I had 12 acres in NC but as a rookie I didn't realize how much was part of the mountain and unbuildable. I still was able to make a small profit on it. I had an acre near Great Smoky national park and after I put a doublewide on it it went way up in value and i sold it. I passed on a $50k lot on a canal leading to the Gulf of Mexico. It sold 10 years later for $250K.

Hi Wayne , thank you for the information but I'm not following your "land contract call" option, how you are making 30 years of payments, but you have to pay within 3 years. I'm confused, sounds counter intuitive, please explain?
That's not entirely true. Your land can be taken by eminent domain or decreased in value using easements or plenty of different things and the community around you won't care because you're one person and they do not have your interest in mind. You also pay taxes on land. They can come by your land and install sewer and water and charge you for it by the footage of your land to the street. You can get royally screwed owning land
