చాలా మంచి information bro. But కొన్ని మిస్ అయిన points: Commercial tax Maintenance Rental income కి కట్టాల్సిన tax మనం 10% పెంచుతా అంటే tenant మారొచ్చు. ఈ లోపు at least 2-3 months complete గా మన pocket లో నుంచే కట్టాలి etc etc…

Some points to be considered. 1. Rental hike 5% per year, May be not 10% 2. Since it is a commercial property, one need to pay higher municipal tax than we pay for domestic 3. There would be financial overhead if commercial property is vacated, and if it takes longer time for the next tenant to come occupy the space.

Additionally, a property with a monthly rental of 29k won't fall within the range of 40l to 50l. I searched extensively but couldn't find anything. The rental yield in India is typically around 4 to 5% only. mostly it is 4%

But do we get the rental yield for hostels with 7% Or Do you mean that we get rental yield by managing the hostels? In order to manage hostel, we need to put our time and efforts whereas in case of actual rental yield , we get the yield passively. I've never been into Bangalore , so just curious to know, is the passive rental yield high over there?

I watched video completely. Recently I purchased a property which is semi commercial. My experience says loan for commercial property is more than residential.nowadays all the property prices skyrocketed rental yield max 4-5% only .If business runs properly in our property is good otherwise different customers will come and we need to change the internal design as per their requirement is cumbersome and expensive

అన్నా మీరు ఎన్ని చెప్పినా rental income అనేది fixed and guaranteed income అని అనుకోవద్దు... ఎందుకంటే ఒక govt job or pvt job చేస్తే వచ్చే fixed income కాదు... ఒకడు rent కి వచ్చి వాడు business చేసి rent money ఇవ్వాలి and వాడు servive కావాలి, ఇది 30% scope ఏ not even 70-30%chances.. మన దగ్గర ఎక్కువ money ఉంటే ఇలా చేయవచ్చు... More over మంచి places లో plots or homes ఎప్పుడు కాళీగా ఉండవు కొనడానికి... ఒకరు rent ఇచ్చేది అనేది వాడు time కి ఇచ్చినప్పుడే ఇచ్చినట్టు.. చాలా చాల risky ఇది.. Impliment చేయలేం and commercial place దొరకడం మనకు రాసి పెట్టి ఉండాలి.. Money వున్నప్పుడు place దొరకదు place దొరికినప్పుడు money ఉండవు... మీరు rent కి ఉన్నప్పుడు ఆ కాళహస్తి Driver uncle చేసాడు అంటే అది అతనికి రాసి పెట్టి ఉంది but అదే పని అతనికంటే మంచి job లో ఉన్న అతనికి దొరకదు.. అంటే తలరాత.... But ఒకడు ఇచ్చే rent ఐనా వడ్డీ money ఐనా అది మన hand కి వచ్చినప్పుడే వచ్చినట్టు లెక్క...
