@@networth00 I’m making sure not to overleverage. I make 300k or more on my w2 and my rentals cover the mortgages and then some. But I am taking it faster than my dad wants me to and slower than I want so I think it’s a good mix;)
@@AndrewKuntzman Need to go very slow at this point. Take a break and wait to see what's going to happen. No need to be in a hurry in this crazy market. You don't want to pay top dollar only to have the market crash and then be upside down, will take years to recover. I'm just saying we've all seen it happen before. If I were you I would hold and not buy anything until at least this winter. That's not hard to do, plus prices usually drop when it gets cold because there are fewer buyers.

Plumbing inspections are a big one. I've worked with first time buyers who got completely screwed. Existing collapsed castiron drain line under slab and exterior main. Lavatory galvanized branch drain lines closed up with iron slab. Copper branch drains for kitchen sink that are rotted on the bottom(on exterior block wall) horror stories folks. Spend the $350 on a complete sewer and potable water pressure drop test. A camera down the vent stacks AND interior drains. A camera down the clranout to the cities lateral or septic tank. Septic tanks cost 8k plus. GET YOUR PLUMBING INPECTIONS. YOUR PAYING 30% ABOVE MARKET VALUE. AND THEN YOU END UP NEEDING 30k PLUS IN PLUMBING. Scary world people.

I don't entirely agree about the savings account. I think it's good to keep at least $1k in savings with overdraft protection turned on. If you get that giddy about investing, you'll be more likely to overdraw. Maybe stick another $1k or so into an online savings account that you don't check very often, such as Ally Bank. Out of sight, out of mind.
on snowball vs avalanche: paying off small balances also gets you better cashflow and makes you more robust against unexpected expenses: Paying off high balances may not improve cashflow (credit cards are an exception bc the monthly is continuously calculated, but consider a personal loan: Refinancing it costs money which is usually not worth it and cashflow doesn't improve until the whole thing is gone)
