I agree that there are strategies that could be put in place for solid gains regardless of economy or market condition, but such executions are usually carried out by investment experts or advisors with experience.

So if your city doesn't have the seperate tax ID process yet, wouldn't you still move forward with building the ADU and then apply for the ID once it's available?
with them counting as separate properties, does the value of the first house go down since the land is lost to be used for the second property if it were to be sold separately?
I think it's time to make it more appealing for potential buyers. Real estate can be quite the rollercoaster! the stress and uncertainty are getting to me. I think I'll cut rents to attract potential buyers and exit the market, but i'm at crossroads if to allocate the entire $680k liquidity value to my stock portfolio?

I live in Philadelphia, PA. With a quick Google search it shows ADU's are only available for Single-family homes and must exist attached or semi-attached (within a 10 foot distance of the main unit.) Would anyone happen to know what dictates that 10' distance? Does it have to be wall to wall? Or could I extend the ADU's front lawn so that their property line is within that 10' parameter?

Thach why you always asking us to comment when you never respond 🙁 My question was: does age matter when buying properties and what is the maximum age of property you are ready to accept. I saw a good priced deal in my area but the house is almost 300 years old. ( I live in Europe by the way!)
the tx state senate introduced legislation to ban single family zoning i think. hasnt passed though last time i checked. but yea this kind of stuff is the future
