How would I analyze the need for parking? What would be a good source to check to see were demand for parking is high?

Find the one that is always full that charges high that is best location.... Get price and work down to one you can afford in good location but is struggling and change culture and hire advertising agency and or public relations firm. And change culture of location

I’m in the industry 13 years. Don’t waste your time. These assets are few and the they are almost never for sale. When they are the buyer pays the price for land of which the highest and best use is to go vertical.
