Hello..I ' ve just started to read your book written in 2004..Everything is explained so fluently and simple . When you know the method and have the true mindset..may be these are the same aspects...all you Ken=) do with success and ease...Briefly..Thanks a lot Mr. McElroy.

Hi Ken, have you ever done, or heard of, a deal where the sweat equity partner gets additional equity as they manage the property? Or some variation on that deal?

Yes my mothers friend asked for 25,000 to start limited partnernship in AZ in 1973 They lost it and never paid her back. So beware. We did not know what we were doing and trusted her because she was a realtor broker and her husband were rich. Not us though.

I'm new to investing from North Florida. Thanks for the ULI information. I've read a few real estate books and none mentioned the urban land institute. I do have a question though. I have looked at quite a bit of your vids and was wondering, do your ABCs of real estate talk about the renovation process because on one of your vids you were basically saying you can do renovations every 5 years on a particular property, It was also talking about cash-flow and other investors going in on a property? I asked because I was considering getting your book. Each book I read brings something different so when I heard you explain that it kinda got me thinking..maybe your book could teach me that. I know about cap rates, ROI, NOI, Etc.. but I was just curious. If you tell me yes then I will def buy your book immediately.

Hi Ff Yy, thanks for watching and I'm glad you are getting something out of the videos. Every deal is pretty unique so the loan structure varies greatly. As a big picture, general rule most of our debt financing has amortizing principal. For new construction or major renovations, we could have an interest only loan for the period for the build up or renovation. I hope that helps. To protect against future interest rate changes we fix the rate, if possible and appropriate.

@@KenMcElroy thank you Ken, that makes a lot of sense. Here in London UK almost every deal has to be interest only for the numbers to make sense. Most Investors I know, invest with interest only loans. Do you think this is too risky? I am not sure what to do because I do not want to miss on extremely low interest rates. Thanks in advance.

*The* *housing* *market* *does* *seem* *a* *bit* *high* , *and* *maybe* *that* *means* *to* *continue* *to* *look* *but* *not* *put* *100%* *percent* *effort* *sifting* *through* *deals* . I think following your return on investment numbers is the most important, and that should help you determine if you want to purchase a deal even if the market has elevated prices. I think the hardest part about real estate is not crunching the numbers, but having the *persistence* to continue looking for deals *AND* having the *patience* (disciplined mind) to not act on a bad investment just because it may feel like progress has not been made in a while.

Hi, I know that I’m not Ken, but I am going to paraphrase something that Ken states directly from his book “ABCs of Real Estate Investing”. He said that during the due diligence process after you have formed your purchase and sale agreement, you need to search through the books and records(the accounting, rent rolls, occupancy, etc) and manually search through them. The seller has all these documents. In rare cases, these documents could be fabricated (which is completely illegal), so make sure to scour the property and look for anything suspicious during your due diligence.

Too bad there wasn't more details. For example, Ken's answer to the first question is for the person to go out and "find a good deal" to add their money to the investment pool. However, he teaches to only accept accredited investors. With 50 thousand only to invest, you're probably not going to qualify.

Thanks. never really looked at the Cape Rate from both sides. At this stage of the game, we have only looked at it from the buyer side. Also, never new that the cap rate had a cycle to it. I was wondering if there are charts that show cap rate changes over long periods of time and how it relates to stock prices, interest rates etc. for buying residential investment properties, and how long those cycle are????

Hi Val. I've recorded more videos where I answer questions, which will be posted soon. As far as lack of historical data, I would say that you would need to be more cautious with the purchase price and make a note of it in the negotiations. Letting the seller know that the lack of information creates uncertainly and impacts the price. Other than that, do your best to estimate revenue based on available comparable properties both geographically and quality of the property. It is really tough though, so I understand your frustration.
