Hi. You didn't answer exactly what you I was looking to know. However maybe you can help me. Suppose you're someone who lives permanently abroad, what tips would you give to manage a property remotely if you lived say in Italy? Would you advise frequent or semi-frequent trips back to the States to manage the properties and to take care of things in person?? Thx!
I personally would want a property manager if you are permanently abroad. A manager's job is to represent you, and a good one will handle tenant or maintenance problems, lease the unit when it is vacant, and even inspect it for you regularly (and send you videos). As long as you build a really good team, you may rarely or never have to visit. I currently live locally and don't see all my properties that often!

Property manager, manager and the team that works under the manager. Have I got it right? The reason I am asking is because I am going to make a video where I will talk about creating long term stability for ex pats here in Italy. So, I’d like to mention the idea of rental properties. It seems like a good idea but based on your answer, only if your physical presence isn’t required on a regular basis. Unfortunately, this path isn’t for me but if I’d like to suggest it others. You never know who might find it useful.

When acting as a PM for the home owner as an unlicensed PM, does the title of Property Manager have any legal bearing, or should I ask that the title be changed to Agent for Owner, to show I am being transparent and not licensed. (Accepting a PM job)
I'm thinking of traveling abroad just for kicks and I think getting the mail will be my biggest concern. I have several properties that belong to HOAs. HOAs love snail mail for price increases, inspection notices, all kinds of things. And mortgage companies are the same. If there are escrow account changes they will only tell you by mail. So I guess I just want to get my mail in a place like Ecuador or Spain or whatever. Not sure if its feasible or not. Probably wouldn't be in a place like India or Philippines. You might not ever get it!
There are 3rd party mail forwarding services who will forward, scan, and email all your mail to you. When i traveled, i hired someone locally whom i trusted to do same thing.
It's a personal choice, but I hire property managers. And I definitely would out of state. But I do know some people who have self managed their out of state rentals. You'll need to build a team of service providers and someone to help you with leasing (for a fee).
Sooo I just came across a possible issue.. I’m new to all this maybe about 3months, but my rental property on the east coast is located in a rural area and a roof issue came up, it was hard to find someone in the surrounding area that was willing to go there and check it out. I reached out to over 30 contractors in about 2 days and only 1 was willing to go.. how would you handle a situation like this if you couldn’t find anybody??

Property management for others is a little more time intensive, and most people are local. Doesn't mean it's not possible, but you'd probably need to build up your management business and relationships over time and hire people to help you. It'd be just like any other business - you need good people and systems to help you.
