I have my guys clean up after eachother, then when floors and quartz is done I get protecter on everything, anything that gets fucked up I see who was the last one who went in and they are getting charged back for f ups. I do cleaning after and Pre construction. And I keep dumpsters on site and a catapular extended forklift and have my framers make me a box I attach it to the forklift and my clean up guy bumps up to the window and all the garbage goes out.

Jerome, great video! I took action and purchased an infill lot to build my first spec home. I'm looking to rezone to build a duplex, however the City Planning Dept believes I won't get approved but I can still submit the request for $1K. Should dump the potential plan for the duplex and simply build a SFH, similar to what's in the neighborhood (mostly ranch 3/1 homes built in the 1950s)? My concern is that I won't make as much net profit.

@@sophiarickard94 make sure you follow my business model. You have to make sure that there are comps that support the resale price if you build in a 1950s neighborhood there better be some new build comps that support it. Otherwise you’re trying to reinvent the wheel if you follow my content, I tell you don’t reinvent the wheel just follow what’s working the business model works where comparable support
