-The most common types of residence permits in Serbia are for employment, or if you have a family member in Serbia
-We will focus on options if you are an independent businessman, an investor, or if you want live a passive life and retire in Serbia
EU and Non-EU citizens
02:15 -Albeit Serbia is in the middle of Europe and partially surrounded by EU members (Hungary, Croatia, Romania and Bulgaria), there are no distinctions in regards of EU or non-EU citizens if you want to reside in Serbia.
-The only difference when it comes to acquiring residency in Serbia is whether you need a visa to come to Serbia or not. If you don’t need a visa to come to Serbia, you may be able to come to Serbia first and apply directly in the police station. This might not be the case always. You may have to leave Serbia and apply through an Embassy or consulate in Skopje, for example.
-In this case you need to get your white card.
-If you are a citizen of a country that requires a visa, you will need to sort your visa first and many documents showing that you have grounds to get a residence permit in Serbia before actually going there.

-One of the best options to get a residence permit in Serbia is by becoming a self-employed person.
-By owning your own company, and running it actively, you will have grounds to live in Serbia.
-The advantage here is quite significant as you don’t have to hire anyone if you are not a citizen, and you will still be able to get a residence permit.
-There are also no minimum financial requirements. If you have enough capital to start your activity and pay taxes, that is enough to get your residence permit.

-The second option I would like to present is buying property in Serbia.
-Buying property in Serbia is a great option, and it is even more flexible than starting your own business.
-If you buy a residential property of any value, you will be eligible to apply for a residence permit in Serbia.
-This option is one to be considered if you are a retired person (foreign pension), an investor (stock investor), but also if you want to run a business based abroad and live in Serbia.
-You can buy a property, not necessarily live in it (you can rent it out for example), and live in a different place or even city, and still become a resident in Serbia.
05:20 Permanent residency in Serbia and Citizenship by naturalization
To acquire permanent residency in Serbia, you need to live in the country for longer 5 years. There are some exceptions to this. If you are married to a Serbian citizen, 3 years are enough. But depending on your temporary residence permit, just half of the time counts towards permanent residency.

-if you ultimate goal is to acquire Serbian citizenship, you will need at least 3 years living in Serbia as a permanent resident. So in most cases, the whole process will take a little longer than 8 years. Serbia allows dual citizenship.

-One of the most flexible residence permit policies in the European continent. Especially when it comes to residence by real estate.

I‘ve watched several videos on this topic, and yours sums everything up the best, in the shortest amount of time - and that with nice visual impressions to go along with the info. Thanks! This has me wondering what a good path could be to find a modestly-priced family home in Serbia without falling prey to someone offering inflated prices or bad deals. How to best initiate the process from abroad (Germany)?

browse around for property prices on the websites. Understand the costs of purchasing and the yield (if you are buying as an investment). Find a local lawyer to ensure that the transaction is smooth. We have a partner lawyer office in Belgrade for our clients, in case you are interested.

@@traveleconomics Thank you for your tips. This would be for living - not investment. And I would be interested in contacting your lawyer, though it would make more sense to do so after first having found houses of interest, so that‘s my main priority at this stage. I figure that shopping from here will only lead me to platforms available to foreigners, and thus feature homes with somewhat inflated prices, whereas shopping via someone living in the country might yield other, less pricey, options. Or am I wrong about that?

Dear J Stotz, 1) How many apartments, offices spaces can a non EU Citizen like a Singaporean own in Serbia at the same time get a resident VISA? Is there a quota? 2) Will property Taxes be high if the Singaporean is planning to retire, not work at all and take things slow? 3) What other taxes is needed to pay? Please help. Thanks.

Hi I was looking to apply for residency by purchasing a property. Once I obtain the temporary residency permit do I just have to renew it every year? Until the 5th year comes and I get the permanent residency permit. As long as I maintain and keep the property I shouldn’t have any issues maintaining/renewing the temp residency permit?

It should be fine but you have to spend most of the year in Serbia during all the 5 years in order to get your PR approved.

@@HarlemKid310 More than six months yes per year to obtain PR. Otherwise you might able to renew it, or even get a new temporary permit whenever, but it will never lead to PR/Citizenship.

Hello, great video, so if I am understanding this correctly; I can buy real estate in Serbia (any amount anywhere) and can rent it out, however I can still get a residence permit. However the only caveat is that I stay minimum 6 months out of the year in Serbia? I would be renting an apartment until I am confident where I’d like to live long term but I would still like to buy a property to ge the residence clock started. After 5 years living in Serbia then I could apply for permanent residency or citizenship? Also, can I do all this while migrating with my 5 yr old daughter? I would still be working remotely for business and rental properties in America but don’t want to be double taxed in Serbia.

Everything you said is correct. Except regarding the double taxation part. You would be taxed in Serbia on your worldwide income, but it is not that simple. To explain all the details the best thing would be booking a consultation.

Hi, be advised that it's not as straight forward anymore. I applied through opening an entrepreneur business account and was only given 6 months and told I should go back to my own country. Apparently, they decided (even though it's not stipulated) that I should be sourcing Serbian business clients and not working for a foreign company. I followed everything by the book via a law firms help and even they cannot help me, they said sometimes you just don't get the answer expected.

This is especially the case if you work for one single international client, meaning the person is not really a self-employed person/business owner, but just an employee of a foreign company.

@@jonkisby4871 immigration laws are pretty subjective. If you get a clerk with a bad mood, this will impact your overall experience and success. Unfortunately it is like this. It is not because something is written, or it is not written, that it will be enforced. Especially in the Balkans.

The stupid thing is that they are going to lose out on the tax I will pay which on average is 6x the amount an average Serbian will pay. Simply because the clerk decided she does not want me here. But hey you go where you are treated best and unfortunately that is not this country

@@jonkisby4871 I would not recommend the Balkans unless you speak the language and is experienced, or if you know someone that is willing to help that fits this criteria. I am fluent in Serbian and have been doing business in the region for 15 years, I still don't promise anything for any client of mine, because each case is different and unfortunately luck plays a major role.

It is pretty reliable. There are very strong banks in Serbia such as Intesa (owned by the Italian Intesa Sanpaolo. Also OTP owned by Hungarian OTP, which is one of the largest in central Europe.

This is great info. I have some questions. If I just buy an apartment in Serbia and apply for residence permit, do I have to pay taxes in Serbia provided I am still staying and working in my native country. Everything I earn is in my home country. I do plan to travel and stay in Serbia for let's say 3 months in a year. The plan is to do this for 8-10 years and then apply for Serbian citizenship, take early retirement, and then move to Serbia permanently. Do you think this can work or is it too dreamy? Let me know your thoughts.

That doesn't work like that at all. In order for you to renew your residence permit you must effectively live in Serbia. And in order to apply for PR and citizenship, you have to spend most of the year in the country. If you buy an apartment to stay 3 months a year it does not amount to anything long term, apart from having a lovely apartment in a beautiful country.

Depends on what you do. If you are an electrician or a chef, it is very easy. If you work with marketing or general office jobs, nearly impossible.

Hello sir, on what grounds can I apply for a tourist visa?? After the first visit Do I need to come back to my country to apply for a long stay? Can I get a type D visa directly with first visit?

If you need a visa in the first place you need to get your documents together (by going yourself to Serbia or through power of attorney). Then you need to apply at the Serbian Embassy responsible for your jurisdiction for a long term visa, which will be valid for 3 months, then once in Serbia, you switch it for a residence permit.

depends on your citizenship. Having a residence permit in Serbia will not change your visa exemption from EU countries. If you are exempt you'll continue to be, otherwise, you'd still need a visa.

He will be able to go anywhere in EU. As a serbian citizen i have no problems with traveling anywhere in the EU. I can't stay to live more than 6 months per year, but as a tourist you can go anywhere.

Yes, if you are a citizen of a country for which it is officially allowed. But it will be a very bad house far from the city and you will have to live there, because a special stuff who will checks this fact. You will receive a residence permit, and after 7 years receive citizenship

very unlikely. You will have a maximum of 30 days, they will likely require you to apply for a D type visa in India.

As a serbian I can tell you for sure that you can get citizenship easy if your parents had citizenship here, or grandparents it's the same. Any relatives if you have them now, they can testify and you will get citizenship in the very short notice

In this case first you need to get a business visa to do the visits and researches and paperwork. Then you have to leave the country and apply for D visa and then the residence permit.

buying property gives you the right to live in Serbia. To get citizenship you need to live a number of years in Serbia. At least 5 to get permanent residence and a few more for citizenship.

You can come to Serbia for short periods visa free as an Indian citizen. Then choose your property and buy it. You will probably not have access to financing, so you must have the full amount to buy it.

Negi Da Shubham Indians cannot buy real estate property because of India's name not in the bilateral agreement list of Serbian government with foreign nations i.e. reciprocity does not exist with respect to Serbians not being allowed to buy real estate in India. I have come to know through sources that Indians can buy real estate by opening a company with partial ownership of a real estate property in the hands of a Serbian national. Correct me if I'm wrong.

@@kartikkay4729 You are broadly correct. India is not in the reciprocity list. Some exceptions apply but in general terms that is true. You can also buy property in Serbia as an Indian if the property is necessary for your business operations.

the best option in my opinion would be a developer, a data scientist or a media specialist (video editor). Once you can show you have a significant income, it is relatively easy to get a residence permit. Thanks for the idea for the video!

I am moving to Serbia from Australia as soon as I have my finances intact. I am taking a pallet with me only, 120cm x 120cm. How does it work with having stuff like pallets being transported? Are there any taxes? Do I need to provide a list of contents and the value of contents? Or can I just send it off? I have a friend in Nis, where I am moving to, who is happy to store my pallet until I arrive. Does anyone have any idea, please? Btw, Serbia is not part of central and eastern Europe.....it is southern Europe. So many ppl get that wrong.

According to Wikipedia Serbia is located in Central and Southeast Europe. You need to find a cargo dispatcher in Serbia to help you moving forwarding the pallet to Serbia and clear the customs and pay whatever you may need to pay in customs.
