Rooms will be locked or open based on black pieces on the board game. Any tile that has the black piece, the coresponse room will be closed. You don't have to win the game to open any door, just move the pieces and leave the game.
On the top-right room there is a set of Fae Royal armor to be found.

Fae Royal Set is a Heavy Armor Set, so you will experience Slow Dodge with a 50% penalty on Stamina cost.
