This is so inspirational, I bought my second property out of the first one, Definitely listening to our parents pays, they have experience and see what we may not.
You are so right about that Rodah, our parents can see what we don’t, my mom is 100% like that so every now and then I try to listen to her instead of insisting on my own path, thoughts and ideas 🙃 I’m also so proud that you have property that’s making you money 😊✨
Bab this resonates so much to me. I just bought a place too for rental purposes. I live abroad too. I had a great interest rate too :-) and I used a bod originator. I am beaming with pride!!! Halala for this achievement.
Wandering Cucamber I’m also just as proud of you 😊✨ which bond originator did you use, would you recommend them, I might go that route if I fail again with the bank.
This has inspired me so much. After watching this I began searching and found a stand where I can build 15 to 20 rooms in a township where rooms are in demand, really in demand. I was so inspired I made this a mission. Spoke to the owner and I'm going to the Municipality to check how much the land owes to confirm what I was told. It's not a bargain considering I'll also be building but it's a good investment for the long run.
Wow Yandi, this is amazing! Congratulations on your new Endeavour, I wish you all the success that’s coming ✨✨✨ Please continue sharing some important points, the process and things to consider, we are here to learn from you ❤️
Wow! People must just realize the goldmine that is ekasi. It comes with its challenges but I bet you the returns are 10X. Good tip there. Love your videos.
@@chatwithtisa True, i will be following your property series and share it with as many as I can as I reflect on the right and wrong I did with my current property and the one before it. Thanks.
Hi Tisa. I absolutely loved this video; so enlightening! Request nyana: Can you please do a video on some of the ways one can boost a credit score without actually taking on way too much debt? I recently just missed an opportunity to purchase a property in SA because my credit score is basically non-existent (PS: I’m currently not living in SA either).
Hey Beatrice, glad you found it useful 😊✨ I love your request, that’s where this whole property and credit series is headed so stay tuned as a drop a video each week.
Really informative! Most people don't think it's possible to archive such, thanks for showing us that it's possible, would you be willing to make an in-depth video of how much money you actually saves on interest by paying it off this early. I think its great to have the figures in front of you to make more sense
What a beautiful comment Nozipho 😊✨ I like the request you made, before I go ahead and cancel that home loan account, I will download all my account statements and get that video out. Thank you!
Literally looking at my future self!. You make my dreams seem possible and the actions I am currently taking(saving every penny I get and also looking into investing in the future) is putting me steps away from achieving my long-term goal!. Thank you so much for sharing your knowledge. I wish you all the blessings and long term wealth. 💯 Black child it is possible😭
I love how you check us in into reality, with empasising how we should relax and how you were also not there yet as much as your background on the video is all nice and beautiful. New subbie
I woke up early to watch this video... wow. You're a true inspiration sis. You've taught me a lot but this sana takes the cup... am so excited for you.to More properties 🥂🎉🎉🎉💃
Awesome video and congratulations. Looking forward to your future content. One thing though 🙈, it appears as if you looking into the view finder of a camera and not into the lens.
Hi Nico, thank you 😊 I do that sometimes especially when I’m recording with the front camera of my phone instead of the back one, I’ll try and remember ☺️🙈
Wow! Subscribed the moment you said you’re in China 🇨🇳😄😄I’m also in China, Hunan province. Where you based? Congratulations 🎉 and cheers 🥂 🍾 to girls that own properties. Nothing but the best for your channel.😍
Thank you for this. I'm in the process of buying a home (wanting to buy a home) and it's a lot. More than what I assumed so watching this just put my mind at ease a little. 1 subscription coming through 👌😅
Congratulations!🎉 I’m sure you’re super proud. Thank you for the information. Please do a video on how you make money from the property? Also who do you bank with?
Thank you Nonde 😊 I’m more proud of my parents than I am of myself, they do the real work. Making money from property is through having tenants live on your property and pay you rent monthly.
@@chatwithtisa wonderful! Keep it up. Yes I figured that you have tenants who pay you rent for you to make a profit 😃. I was wondering if you have a different model you follow. And if you could make a video detailing how you have found the particular way you went about it to yield max returns. Purchasing property, scoping areas, target market (student areas vs residential areas) etc. I don’t know if that makes sense.
Remember interest charge on you bond for a investment property is tax deductible. Paying up your bond means you have more income which in return mean more tax payable to SARS
Thank you so much for this video Lisa...Could you please advise for people like me working in a call center... You know how much we earn and all.... I don't see any growth at all I feel like I'm stuck in one place yet I 2nt to save, I want a property so I can rent it out. I don't know where or how to start with what I get there monthly. Please advise
Hey Zee, I’ve been a call center agent too and I know the salary and how difficult it can be to juggle what it covers in a month yet alone trying to save. So I did lots of research on how low income earners can still qualify to buy property and I’ll be posting that video soon🤗
Hi, can you please do a video on how you bought property while working abroad. For example explaining the documents you used for the bank to be approved since you not working in South Africa.
Hey Akona 😇 The process is exactly the same as it would be if you were in South African, the exception is that, instead of 3 months payslips and bank statements the bank might ask for 6 months, it highly unlikely that they’ll grant 100% bond. They’ll also request your employment contract.
@@chatwithtisa thank you for your reply. I work in Japan as a teacher and want to buy a house but never knew the bank can accept people who ate not permanently employed. Thank you for the information.
Hey Thabitha 😇 I don’t have a car loan, I’ve never had one, maybe I’ll get one and if I do I’ll share my experience, or I’ll have to talk to someone that has one.
This is indeed beautiful, l was denied the bond since l work overseas thus l am surprised that you were given the loan. I am trying my luck once again with Balwin Properties. Congratulations 🥳
@@nondumisomngadi6806 l'm intrigued and more thrilled that you have gotten me in this platform. Next time, it will be face to face 🥰, we all seeking for the information all over🤗
Hi Tisa please dont forget to put a disclaimer maybe in the beginning so that people understand that whatever you share on your platform does not constitute as financial advice....
@@chatwithtisa Haha ohk maybe you can just have it on your intro then so you dont have to say it in every video but as far as the content goes this is very informative hey.
After seeing your comment I was thinking about how I would automate it and I think I have an idea now, it will be in the next video. Thank you Walter 😊✨
Good insights but can you be specific to your journey...you are generalizing a lot. Eg, tell us what your interest rate was..was was you capital debt...what was your saving strategy..how much were u putting aside..how much u make roughly..what specific space did you take to get tenants..did you do any renos..you are telling us your story..not general knowledge...
Those people you are mentioning from Soweto are the same people who are not paying for their services.. hence they are making the profit they are making in rental property.
You should refurbish that property and refinance it with a bank i.e, they will borrow you say 75% of you current property value, then you use that money to finance the next property. Refurbishment will add the value to your current property and then refinance will be higher.
We’ve been refurbishing from the first month we got the property, we make improvements on it gradually, I still haven’t been there but my mother updates me. I still have access to the amount that borrowed me on the first Homeloan, I didn’t settled/ cancel the account it’s just fully paid up, so I can use that money anytime. Thank you Khutso 😊
For security reasons I can’t respond to this question. When applying for financing etc. some of the key security questions they ask is the one you’re asking, so if I respond I put myself at risk for fraud. Thanks for watching 😊
So I wanna ask. How did the bank get a debit order since you're getting paid in China? Was the debit order on your South African account that you had to put money in from your Chinese salary every month?
Yes, the debit order is on my SA bank account, I just need to insure that there is money in the account for the debit order, you can also choose a debit order date that works for you, not sure if all banks allow the choosing part.
Hey Tisa, How can you protect your properties from property hijackers? It's becoming a trend in South Africa. I want to buy while I am in South Korea but it might be risky.
Hi Gloriah, in my case I’m lucky enough to have my parents managing the properties and if they were not there I’d rely on having tenants that are managed either by an agent or someone that I’d hire.
The simple short answer is that, if it’s paid off it means that you owe nothing but still have access to the money that you paid off, when you settle and close the account, the bank takes their money and you can’t reuse it on something else, we will touch more on this soon, but I hope this explains it for now 😊
How about the taxes? I take it you have to pay tax on the Rental income. Did you hide it in trust funds etc or? Do you have any advise on how to pay less tax on rental income? Seems like a waste to ask 10k /month and then pay what 3.5k tax? The other won't even be enough to pay off the house etc...
