This video shows how to prevent damp in a flat roof by using the right preventative measures, materials and installation methods.
This Buy-to-Let in Stoke-on-Trent has a flat roof where damp has become an issue due to badly fitted insulation and lack of ventilation.
John demonstrates exactly how you can prevent damp in your flat roof in a few simple steps.
The BIG Man explains:
🔵 What firring strips (or tapered firrings) are and how they work;
🔵 How condensation can be created given the right environment;
🔵 What type of insulation you should be using for a flat roof;
🔵 Why you need to leave a vapour barrier beneath the roof;
🔵 What mushroom vents are and how they benefit a flat roof; and
🔵 Why you need soffit vents to improve ventilation.
In the video, John also alludes to the new EPC regulations that are coming in 2025.
You can learn all about them and how to apply for exemption here:

As John has shown in previous videos ( • Damp Diagnosis: Findin... ) damp can be difficult to diagnose.
The advantage of doing a full refurbishment, however, is that we very often expose things that would have otherwise gone unnoticed.
In this particular property, there was evidence of damp in the ceiling during the rip out stage of the refurb.
Due to lack of ventilation and the incorrect use of insulation, the flat roof was actually 'sweating'.
But with a few modest alterations, condensation and damp can easily be prevented.

Convert it to a warm roof. Can't be much difference in cost? Plus you can easily fit ceiling lights without the hassle of vapour barrier and insulation compromise.

Hello bud, would be interested to know what you go for in the end. PIR under the joists would give a better thermal break than PIR between the joists but the tradeoffs are a problem I guess - lower ceiling, having to maintain vapour barrier as much as poss with downlights, etc. I’m looking to do something similar in my kitchen which also has condensation in the cold roof so any tips gratefully received :-D

I have the same problem with solid brick wall on one side. Vents between every joist and also on the sides with holes in joists for further ventilation. My question is di i still need a mushroom vent between every joist?

Hello mate, you need to achieve cross flow ventilation, so if that is the only way then do that :)

Great video series! Genuine question... Would another solution to this to install a Vapour Control Layer on the warm side of the insulation to prevent the moisture getting through to the cold side of the roof?

Hi there. Thanks for your question. That wouldn't really be a solution because you need to make sure the air within the void is continually exchanged to prevent a dew point occurring. Hope that helps. Thanks for watching and for the great feedback, we truly appreciate it 🙂👌

hI,great video, I think you need to explane the difference between cold and warm roofs,some home owner may find no insulation when they take down some plaster board and be worried sick and start wacking in a load of PIR insulation between the joist

Why do you build flat roofs in the first place ??
@ranbirsingh7666
@ranbirsingh7666 8 месяцев назад
Some time you have to , for example a Bungalow where you are not allowed to higher that then existing property / or where technically it’s the only viable solution.

Hi Stefan. Thanks for watching and for your question. In a nutshell, flat roofs are generally cheaper to construct. Also, if there are planning restrictions in terms of how high you can build, a flat roof will obviously give you more space internally. Hope that helps answer your question 👍🙂
