Can you explain more about the Build Line and Easement numbers. EXAMPLE: in this the 7.5" BL. Does that mean from that line back to the fence is 7.5 or does that mean from that line of 7.5' to the house is the build line. I have a 20' build line on my property which is 5' Brick Screening wall easement (next to street); 10' Utility Easement and the 20' Build line. Does this mean this is only 20' total or 35' total I can't use? Total from the back of my house to the Screening Wall is 35.3' Thank you.
Let me know if you already have this figured out - and would love to see the map of what you are talking about. General rule of thumb: If you have a 20' BUILDING SETBACK it is simply 20' from the PROPERTY LINE - NOT THE FENCE OR SCREEN WALLS !!!! - If I can be of more help, let me know. @@pilotdane1 We got it figured out, but thank you for confirming what we found, which is important and great info! YOu wouldn't be the time we had with the City of Fort Worth in getting an answer. It's poured and just about cured and looks great AND all legal too! HA We did pour it shy of the line, just in case they came back, so it doesn't sit right on the build line.
My plat map lists a scale of 1" = 20'. Along the western boundary of my property there is a PUE(Public Utility Easement) line listed at 7.5'. However, when I measure from the western boundary to the PUE line it shows 1/2 inch or 10' per the scale. My question is what is correct? The 7.5' listed on the plat or the scale measurement that equal to 10'?
You would really need to ask the person that put together the plat. The scale could be wrong, or course, or the lines could be wrong. In the old days when things were hand-drawn, I think mistakes were less common because people took their time and it wasn't fun to erase. Now just a click makes a dimension line, and it's easy to move it accidentally.
I would rely initially on the stated measurement of the easement... 7.5 feet. If you check the plat I'm sure there is a statement that you should not rely on scale measurements. This is a standard plat disclaimer along with many others found near where the Surveyor signed it. If the Surveyors office is not to far away you could pay him a visit and get it cleared up.
Hi, hopefully I explain this right😬 . So I have 2 small lots next to each other. I have contacted my tax appraisal about combining them both. Done. I have noe been told if I want to build a home over lots ..I would need to replat to have them properly documented. Is it a replat or survey needed...or is it same?
Didn't help me, I came here to find out the measurement. If it reads 250.43, in length is that 250 feet and 43 is a percentage? I am educated in reading a tape measure so we read inches. And I can read less than an inch 1/4, 1/8, and 16ths. Or maybe they are using the metric system.
