Sue, I am enjoying your videos, as a longtime landlord/investor in MD, may I add a few comments, as to "showing the property", we always pre-qualify people before we show them the property, we have "open-house" type showings where we tell people "we will there Saturday between noon and 3, or Tuesday afternoon from 5 -7 pm. When several people show up it seems to motivate them that yes, others are interested in this place. As to the comment about water issues, when we do the initial move-in checklist, we have ALL tenants present, and we show everyone where the main water shutoff is AND HAVE THEM OPERATE IT. Trust me, this has helped us avoid water damage! Finally, our lease provides that the tenant is responsible for any repairs unless totally out of their control, so when they say the kitchen faucet broke, we simply quote them a price on replacement, or they may hire a licensed plumber to fix. Remember, the landlord didn't break it. This is just common sense and it encourages tenants to treat the property as if it was their very own place, which is what everyone likes.

my story is a nightmare.! the 'owner" of the house rented a room, to a tenant who verbally abuses the landlord. This person knows how to use the "rental law." the room never had a smoke alarm. I attempted to install a window screen, and smoke alarm. but now, says he does not want me (agent) not to enter the room for any reason. is this legal? -i am trying to evict this person, but threatens the landlord with a " lawsuit " if landlord attempted to evict. -Tenant decided not to pay rent since December, at which time i decided to intervene. - landlord ...(88yrs of age). -I am managing, his home, health, yard, and any issue he may confront. - Landlord is afraid of the tenant and avoids any communication other than written form. -Tenant has threatened with "Death" if i continued helping.
