Question: I live in a 70 year old Pagadi building. The apartment is in my father's name. The developer is not allowing me to transfer the property to a buyer. I want to sell this property and move out. How can I sell this property? At what rate should I sell this, since I'm getting a low rate for it? The apartment is located at Hindmata in Dadar East. I reside here with my wife. We are both retired and have no children.
Answer: Section 56 of the Maharashtra Rent Control Act, provides that a tenant can receive consideration for parting with his tenancy rights. Similarly, the landlord too can receive consideration for permitting transfer by tenant. If you have an agreement permitting you to transfer your tenancy rights or if your landlord agrees to such transfer, you may do so.

In my opinion it is not a right suggestion . you better go and search some better advocate who deals in pagdi system.

What can be done if tenant has own property to live and not living in 100 year old property but claiming rights on premises under pagdi system and not vacaying the property which is in danger position?

We are sub tenant in pagdi system. From last 50 year 1st tennant is passed away .....land lord is not taking Rent from us for 30 years 1971 to 1990.....we have paid rent one the fist tenant name reviept who handover us room In time of 1st land lord ........now 2nd landlort not taking rent 30 years demanding lot of money to transffer reciept ..what to do .

Registry ke liye landlord mujhe blackmail karta hai 2 crore ke liye nhi toh bonafide requirement ke liye case karne ki dhamki de rha central govt btaya mai registry kaise krwao
