How To Sell Your House Fast (UK) | Ep4 - Season 3 (Move iQ Property Podcast) 

I've viewed 3 properties so far and found the most useful viewing the one where the owner should me around as they were able to explain the neighborhood, what they like a out the house (stuff the estate agent would never think of), how the neighbours have renovated their identical houses to give me ideas etc. The ones where the agents showed me around- they had very surface level knowledge of the property and weren't able to tell me any useful information I couldn't work out myself.

I found this really interesting, my apartment is on the market and when they did the valuation the estate agent asked me if I was ok to do the viewings- I said yes because I didn’t know any better. I don’t follow the viewers around, I just stand in the hallway so they can look around. But I wonder if this could be impacting on lack of sales.

I always conduct my own viewings, and like it if the home owner is there to show me around houses that I want to consider buying, so that I can ask questions and what they like about the house and the area etc. I quickly show people around, and then tell them they can have a look around by themselves and I'll get out of the way and sit in the car and I leave them to it and they can come and get me if they have any questions. If they want a second viewing I sometimes just leave them a key and they can let themselves in and look at their leisure, unless they want me to be there. I have to say that I've been to view houses with an estate agent or viewer and they've been very lukewarm and sometimes make off-putting comments about the house. Mostly, they just stand around while I look and can't answer any questions about the house or area and that prolongs the process of finding out. I want a more personal experience when I view and also provide what I hope is kind and helpful feedback if I decide not to buy it.

What about requesting that shoes are removed to protect the carpets?

Agents aren't good at their job unfortunately, they treat the seller as though we are doing them a favour rather than valuing our business. I've had to ask my agent to re-write my advert, it was so basic. I've looked at other properties listed by them , different branch, much better advert, superior pictures but I'm told its exactly the same camera.

All people and pets out a half hour before a viewing! No exceptions!!!

Why would anyone want to sell their house fast? It needs to be sold to the right people, which may take time.
