Despite your designer fees making up only about 8-10% of your total ADU cost, your designer's experience and decisions make a MASSIVE impact on the final cost, especially in the construction phase. This is why having an experienced local designer on your team is so crucial.
ADUs have exploded in recent years, and with any boom in an industry, there are a lot of inexperienced designers and builders jumping on the ADU bandwagon thinking the project will be a piece of cake. Remember, ADUs are still fairly new, so a lot of regulations are still up in the air and cities are struggling to keep up with the changes. An experienced designer will know how to handle the city and design an ADU that is not only beautiful but also cost-effective.
Our best word of advice is to do your research before committing to a designer!
- Do they have experience pulling permits in your jurisdiction?
- Are they aware of any recent regulations changes?
- Have they designed at least a handful of ADUs?
- Do they have a good track record with their previous clients?
