Licensed P&C insurance agent here. Rob I assume has a business owners commercial policy with a extended liability policy as well. The person who is letting you use there land would be added to those policies as a additional insured with what is called a waiver of subrogation. Essentially this says the insurance company won't try to recover money from the land owner should a claim be made. Now that doesn't mean the injured party cannot sue the land owner personally since the claim occurred on land they own and allowed to be used. This opens the landowner to the possibility of having the liability claim declined due to the landowner allowing a commercial enterprise on the land without notifying the insurance company. Most personal lines insurance companies have riders for home businesses, you just have to tell them about them. Along with the landowner letting the insurance company know about the business being on their property. They should also look into getting their own extended liability policy. Hope this helps anyone wondering about insurance.

@@annabelalford804 I agree with you 100%. I was only suggesting a rider as a first step. Never hurts to ask before getting quotes for surplus lines. But yeah I really don't think a homeowner is going to realize the level of exposure they are putting themselves in. Most of the vacation type homes we write with are ASI, AMIG, and Stillwater and none of them would allow this.

He’s right. I bought 80 acres with a house. I have 8 of those acres on a lake the size of Loch Ness. That’s where I am putting my cabins. I am building one first and making it rental ready. Then as the income comes in I will build another. And so on... My acreage provides me free firewood so instead of spending money I make money by selling the firewood.

You can probably easily find an investor since the startup costs are low. You'd have to give up a good percentage, but at least you'd get started.

Very informative, just wish I had seen your videos sooner. I had thought about doing similar a few years back but then I put the idea on the back burner, and it’s been sitting. Now I’m inspired after watching a couple of your videos. My plan site will be on a tiny Pacific Island near Guam. Being so remote, marketing might be my biggest challenge. Thank you for the excellent videos.

Love your videos!! I have no doubt your training is worth 2K, but can you add a payment plan option? We have just bought a house with 31 acres (in Sevierville also.) We live full-time in the house and on a fixed income (retired disabled veteran and wife.) We already have campers staying with us through Hip Camp. We've invested 1K in a glamping tent (a canvas bell tent) and are working on getting it set up, so we can't squeeze out another 2K at the moment. I just found your videos about 2 weeks ago trying to find glamping info, you have the best content by far on RU-vid. Thanks for all you do!!

I think renting from someone is a good idea, but trying to talk the land owner into being an employee, is not very practical, because sooner or later they're gonna start thinking why do they need YOU?! And they will just end the rental agreement, kick you off the land and in some cases they could steal your Tent too, which they could legally do if it's on their land. Not a good plan, and I would not even ask a Land Owner to do the work. It's just gonna give them too many ideas.

Exactly my thinking. This whole thing is akin to rental arbitrage. If the owner can do it themselves what do they need YOU for?

They could end the land lease agreement but why would you think they would get to keep the tent? That would be easy to prove to the police if need be. Just saying.

Will they allow you to build a glampsite in Joshua tree? ..seems like the only permit permanent structures .. and if you do it unpermitted can you list on Airbnb?

You should mention that if you use airstream campers or build cabins on trailer frames in most areas you avoid permits and property tax increases because they are not considered structures.

Thank you for such clear and fun videos, affording people a real opportunity to become financially independent! I'm sure I'm missing something but my question is if you do find a person to lease land from and you have a percentage deal with them, so therefore they're taking care of the property for you and clean for you but you don't have to pay them if you don't have guests, you would still have to pay them for for the use of the land even if you didn't have any bookings, wouldn't you? I'm probably missing something....

Hey Rob, I just discovered your channel a few weeks ago. Excellent content and video quality!! Quick question, do you recommend officially starting a business with separate bank accounts, website, instagram and going through the entire “Official” process when you launch your first “test” site??? Or just fly under the radar for the first 6-12 months while working out details and logistics?? Does that make sense? Thanks again!!! You’re killing it!!!

I would say yes to that with any business because it's very important to separate your business and personal finances. You could just set up another savings account instead of an official business account which would require a Tax ID.

Have you successfully worked one of these through? If I'm the land owner and I'm doing the maintenance I'm probably going to just buy my own "tent, camper, etc." if I see this working and boot you out. What's the incentive to keep a leasing agent on my land if I'm doing all the upkeep? I just don't see how this is going to work. Also...I do own 2.5 acres near Truman lake and as much as I'm entertaining the idea of using the buildings I have onsite for AirBnb, I keep thinking of all the negatives from people using my buildings. Bedbugs, fire prevention if I have a wood stove, etc. Just a couple negative guests could blow out my earnings from several good transactions.

I suppose you could setup some kind of non-compete clause in your contract for a given duration, say 3-5 years.

they would have to be confident they could do it, as most people don't believe they are capable of even running a business. It's a lot more complicated than just pitching a tent. Also the initial investment costs could slow them.

Only problem is, your co host will see that your business is doing well and they'll kick you out and start their own. You end up paying a bunch moving that tent to somewhere not popular.

Same boat. Would have bought at up to $500 and considered up to $1k. Seems like you could get a lot more out of jumping in and then getting up to 6 hours of Rob's consulting when/if you get stuck. The FB group is the main thing you'd miss out on. Good communities are a great way to level up faster.

Is is possible or advisable to start a glamping business where the winters can be harsh (NY)? It looks like you wouldn't be able to operate from December - March which sucks. Curious if you have seen people make this work?

Hi! Thank you so much for your videos! I am learning a TON. Question: if I build a cabin on leased land, put my capital into it, what happens when lease ends? Or when landowner decides to kick me out for whatever reason?

Very late reply, but look into the definition(s) of a Ground Lease. Essentially, this is what this video is referring to. To answer your question, all built/permanent structures would be taken over by the landowner after the lease ends. RV's, tents, yurts, etc. would be able to be removed and not retained by the landowner.

Would it be wise to build a dome on someone’s land using this same structure? I would be afraid if things went bad with the land owner they would try to keep my dome along with everything in it. Not the easiest thing to pack up and store away since you have to build the structure etc.

Rob... That's too expensive... You should at least offer a payment plan? I feel like you're leaving money on the table, as well as having something so exclusive. I think you are correct it’s the Jeff Bezos approach he is a billionaire because he is inclusive not exclusive. Thanks for the awesome video! How do you go about projecting occupancy when you're looking for potential sites? There's no campsite currently and comps have got to be super unreliable for a campsite on someone's land in a given region. Maybe I'm wrong and there's an app for that?

Question, if you lease someone's land then we still need to get a permit for the tent right? I wish you had a step by step on how to go about this. Please write a book!

How about doing this business using a state park campsite rental? Have you tried setting up camp in one of these campgrounds only to turn around and rent the site (sublease) with your tent or airstream to your tenant?
