just booked my call! very excited! I'm a recovering alcoholic/addict! Purpose has ALWAYS been my drive. Making an impact and saving lives is definitely my calling! Thanks so much for the inspiration its definitely what i needed!
@@andrewlamb thanks again 👍 I appreciate it. I'm planning on opening one in Ohio 2 years or less. I'm developing my business plan now, and all the information you're offering is freaking amazing. I'll be back.
Subbed ASAP FAM! Learned a lot....solved an issue for a property that I'm looking to profit on that I spent a bunch of money on learning the rehab process. Again THANKS!!
I am definitely on point for opening a sober living home I am a veteran and I am on HUD vash. Also I was a realtor in Michigan and Florida and I went to high school in Fairfield california. Armijo high School. We actually have a lot in common
Oh wow! I used to play against Armijo in basketball & track. I remember that gym well and drive by all the time. I’d love to help you start a sober living home in Detroit! I have a few students there now.
Not our philosophy. Can’t fit 4 to a room in most homes without bunk beds. Many of our residents have been incarcerated in the past, and bunk beds can trigger PTSD. They also lead to higher turnover.
Hello I have a court date coming up for a A 1 exeption hearing to get something in writing that the act does not apply in my sober living home. I charge by the week and dont ask for last months rent. I have to be able to throw people out when the break the rules. Do you have any information on how to prepare for this hearing in Ontario thank you.
Most states have no license, certification or zoning requirements for sober living homes. So no need to notify anyone as long as you’re not providing any services. We just provide housing and utilities - all licensed services happen through outside 3rd parties.
Hello Andrew, I'm very interested in scheduling a call with SoberLivingRiches. I have a sobriety date of 10/14/2018. I'm a home builder in the Cape Coral/Ft. Myers, FL area and am looking to build new homes for the purpose of offering sober living. I tried to schedule a call but it looks like you're booked for March. Would it be possible to schedule a call for April? I'm eager to get started as soon as possible and I look forward to being a part of your community. Any help is greatly appreciated. Thank you and congratulations on all of your success.
It’s a good idea to get your ducks in a row first and set things up the right way. Harder to change once you’re up and running. You can schedule a free call to discuss your state specific scenario with our partner Prime Corporate Services at soberlivingriches.com/structure
If you already have a spot, it will work. I say 4 bed or bigger for when you’re buying a new property. Almost any existing property you own in a residential area should cashflow better as a sober living home than a longterm rental.
Bro I been looking at your videos I’m based in Baltimore you motivated me i got my credit together 720 & above, & im ready to purchase a property soon !!! So i think i will try to start off with a 4 bedroom & go from there !!
I love the DMV! We have a lot of students in the area. And I lived in Baltimore myself so I know there's a huge need. Let me know if you need any help getting started.
@@andrewlambBro i Def need help & advice i did all the ground work now I’m at the point i wanna start looking for property we gotta exchange info or something i don’t mind paying for the help or knowledge in general
I uploaded a new video yesterday showing how to buy a sober living home with little or no money out of pocket. We furnish our homes for less than $3000, and I recommend have 2-3 months worth of monthly payments on the home saved up but it’s not always necessary. We can fill up a home in less than 90 days.
Andrew, thank you for sharing!! Absolutely great content. I'm a KW agent as well. My dad and I partnered together 2 years ago to start Sober Living Homes in honor of a passed family member. We're in Pennsylvania and we currently have 4 houses that we self manage. We're in a small town and finding the right houses to buy is slow and the population is small. Thinking of expanding to a bigger city like Philadelphia or Baltimore. Little nervous because I will be so far away from the houses and any operator I hire. Do large property management companies manage these types of homes, or do you recommend stick to self manage? Any advice on self managing from a distance?
Definiltely get security cameras if you're from a distance so you know what's going on. I love Ring doorbells and floodlight cams so you can see who is coming and going. Most property management companies won't touch sober living, so it's best to find a resident to be your eyes and ears inside.
Only 3 states require a license to start a sober living home. Check out this video too for more info - ru-vid.com/video/%D0%B2%D0%B8%D0%B4%D0%B5%D0%BE-nOfyH0yPv4Y.htmlsi=k6D6xZ-dJlroFEDu
