Update on my 4th deal this year and it’s through this video Khang! I made an offer to a listing agent they called me back a month later because other buyer fell through . Made a lower offer it was accepted and then I had my buyer who was looking in the area already and I assigned my interest over to end buyer closes next week thank you Khang for this video you are the real MVP

I am actually in the process of a deal that is listed and i was so scared that i was going to lose it. I feel much more confident and educated now. The real hack to this is extreme confidence, borderline asshole'ish. You haven't given them the proof of funds yet because you're too fxckin busy and you're ready to walk away from the deal if they keep bothering you about something so stupid and small. This is the mind frame you gotta have, if you speak the language of real estate and wealth, they'll forget to ask you for it. If they do ask you for it say "yeah, ill get that over to you" and just never do, and continue the deal with even more confidence to make them forget.

You may want to check with the laws of your state on this. In some states it's illegal to represent yourself (w/ or w/o a partner) as a buyer when you are a wholesaler.

Eddy M you are an investor so it’s not the case. Wholesaling is basically saying, I was gonna buy this house for this price but then changed my mind and assigned it to another investor for a fee.

Do the agents typically need to be there when the buyer inspects the property? How do we protect the contract we have with the agent? And how is the 6% calculated in the agreement ? Is that with us and the agent Or the agent and the end buyer ?

I'm about to get my first deal under contract. The sellers currently live at the property. When I have my investors come through to do a walk through am I telling the sellers that they shouldn't be there when that happens?? I did my numbers on the property. The ARV is $489k, I'm offering the property to my buyers for $360k. The house is in amazing shape, great neighborhood and only needs cosmetic updates like interior paint and cabinet refinishing. In your opinion, if you were an investor, does this look like a good deal? I'm worried because a lot of investors are looking for the starter homes so want to pay under 100k and sell for over 200k. What do you think?

Yesenia Garza 1)Sellers should NOT be at the inspection. They are a distraction, just as if they were following guests at an open house, like a puppy dog.... 2) The Numbers look good as presented, and I hope u took advantage of it. 3) Don’t be afraid of higher end homes when the numbers work, because in the end, its all the same amount of negotiation and yet you get more $0000’s. Plus , in my experience, those Sellers are motivated and private. So present it as a quick, private transaction and The sellers will probably NOT want to even see anyone walking thru their home tearing it apart from an inspection perspective ( remember, its not a house, it’s their HOME) . Regardless if they want to be there or not... it is not customary. Hold your ground and control the deal ! Hope that helps ;-)

jeffrey blocker So how would the assignment contract work exactly? The problem is this, no real estate agent is going to assign the property to you to sell because they are technically already on contract. How do you handle that?!!!

Khang so I watched this and took some notes and I have this question. If I'm a buyer in this scenario how easy is it to just pull up this property address online and find out that it's already listed with an agent at a different price then what you are trying to sell it to me for? Won't I just have to sit it out a few days and just go straight to the agent? Isn't this daisy chaining? Just seeking clarity from you on this not knocking the hustle. Thanks again for the video.

How is it possible To Market a Property Already Listed on the MLS without Revealing The House or Real Estate Address ? What if a cash buyer Checks the Adress on Zillow and notices that the Property is Listed for less than the Wholesale Amount ? how do I raise the Price and sell to a buyer if the property is Listed on Zillow ?

love your channel!! so informative. quick question when closing between the wholesaler and the agent who is paying the closing cost? I know between the buyer and the wholesaler the buyer is paying the closing cost...or is it just 1 closing cost because you are technically assigning the contract to the buyer without first closing with the agent. lol I hope im making sense. so technically this isn't considered a double close right so there would only be closing cost. Also if possible how can we keep the buyer and the agent or the owner separate. sounds like a disaster waiting to happen. I have my contracts written out so my next question is do you suggest that we disclose that the buyer can not work around you or behind your back.

foshizzelin There are company call "Transactional Funding" that can provide you with POF. Google it and give them a call. Typically if you approach with confident as you have The funds to close most seller or agent don't really ask unless it a Bank own property or agent is tough to deal with. Or try Velocity capital by Sean terry.

I need help guys. I've got a good deal. A side contract was signed last night. My 1st one. I have a buyer for B side contract. I know I'm supposed to setup closing because b side buyer doesn't care of where we close. So my question is. What's next? I heard of having a detail sheet? Where do I get that? What is it? Question? We get house for deep discount way below market price , would realtors go for that. If they have it listed for 200k and we tell them I will buy for 120k would make us look suspicious 🧐

When you post your under contract agreement info to your buyers list you must tell them EMD needed. If you have serious buyers they should have no problem providing , they do this day in day out!

What if you are looking to assign a contract to a realtors list of cash buyers and your assignment contract states that you are not "relying" or "depending" on a realtor or broker. If the answer to my question is to manually write it along with referral fee, I dont have extra room on my contract to do so. Could I possibly go back to the contract I signed with the seller and add the referal fee for realtor? Anyone know where I can find an appropriate contract for j/v with realtors?

I’m worried I won’t find buyer soon enough during time frame (option period) but as long as my contract is good shouldn’t it be worry free and be able to back out at any time before that period? What are some reasons u give sellers or agents to back out? Then you tell the agent that you need a diligence period of 14 days 19 days basically a inspection period where in that period you go find a cash buyer and let them give you a letter

Cody Defreitas Typically the buyer would pay for the inspector if they want to hire one. As a wholesaler all u do is provide them with estimated numbers and it their job to do their own due diligent before they buy. Some buyer will hire inspector, some don't. Depend on the buyer, but it at their cost not your. 😊

That's exactly what I was asking above and nobody is answering the question. I guess the person that makes these videos is an interested in the hard questions. I am however interested in looking into how to actually prevent legal problems down the road and protect the money that I do earn, assuming this even works. My question was like how are you going to get it on assignment when it's already there for the realtor. He talks about how the realtor is going to get their fee but he doesn't go into how that all works. The house is the actual information. I looked at his webpage and it looks like he's selling information for profit. So I am highly dubious about the whole thing. If I get answers, in my opinion might change.

Formula: ARV (X)70% - repairs - wholesale fee = offer price or ARV - 30% - repair - wholesale fee = offer price. it the same outcome but you had (Minus) 70% in your question which if you do if that way it will give you a very different number. I'm sure it was just a typo you did, but just wanted to make sure hope that help

AirForce Gamer you’d be surprised. there a thousands in one city that are cash buyers. u have to network. go to home auctions and talk to the bidders that didnt get the house

Create a buyers list by networking. It seems difficult at first but just remember this one thing... YOU are bringing them a DEAL! Investors spend all day looking for the opportunity to make money and you're the one who can provide that for them, they need you so they will be more than happy to exchange contact info with you.

I guess I don't understand. Why can't we just tell the realtor that we are assigning the contract over to another investor? Just be straight up with them. I can see not disclosing this before you put it under contract, but once you find a buyer, why not just tell the agent that you'll be assigning it over to this person?

You can, there’s verbiage you can put in your contract, However, the Realtor must disclose that to their seller, that can cause the seller to reject offer as they may not be comfortable with selling it if they know you’ll try to sell it for more...also depends on how motivated the seller is

Honestly, Beat around the bush and never give it to them no matter how much they cry for it. Say "Yeah, I'll wire that over to you Monday" and just never do it and be EXTREMELY confident that the deal will close. I personally have dragged a deal out for a month without ever putting the deposit up and just change the subject and continue the process of the deal. The 2nd way, and more professional way is to raise the earnest money deposit before you get into a deal and make it completely refundable in the contract. If the deal closes, pay your investor a return on the earnest money from the wholesale profit. If it doesn't close just give the investor his money back with no returns as there is nearly no risk, and his money is in escrow only to seek a possible profit if the deal closes.

No. The agent makes their Commission. The wholesaler sets up a contract with the end buyer. The Agent has nothing to do with the deal with your end buyer. The wholesalers money comes from the buyer & the agents money comes from the commission they are charging the seller. Hope this helped.

@@smrcreative23 I dont know all that. I was answering from a wholesalers perspective. I wasnt speaking on percentages of the Realtors commission. I was just stating that they get paid their commission from the seller that hired them and the wholesaler gets their fee from the buyer. As far as their commission percentage? you would have to ask an actual Realtor or Broker.

@@smrcreative23 the commission to the realtors is negotiated by the seller and the listing agent. If a buyer's agent is involved in the close of transaction, in other words, the agent of the buyer is brought to the agent of the seller (listing agent) and price is agreed upon by both parties, the negotiated 5 or 6% is split between the agents at closing. The listing agent gets 3% of the sale price and the buyer's agent gets the other half or whatever %'age amount that has been negotiated. The %'age amount of commissions is not set in stone. But standard is "normally" at 6%.

Matthew Mitchell he answered it clearly. Maybe you’re just not listening. You approach the agent who has the listing, have them write up the contract and put and or assigns next your name or company name. Most MLS contracts are not assignable with out it being added. Once that is done and the contract is signed, you go and find your buyer and assign your rights to the contract. It obviously has to be a discounted deal for it to work but he explained that you have to make the MLS contract assignable.
