This is so good. Is there a reason why you don't use your city or county property website... to show you homes in foreclosure? I believe it would be at the courthouse... where one would find that information.

I am trying a few sources, one that is building a PPC campaign for me and another that sends over live leads. Supposedly the PPC campaign takes a while to get going. I did get a deal done from the new live lead vendor I work with now. Anyone else have experience with different lead sources?

Jamel I watched a little more of your video out of curiosity. And came across the part where you recommended that we stay local bc we know the area a little bit ourselves. Well I myself have been a little like a nomad roaming about in a couple of different states and haven't been in my hometown where I grew up for over 10-15 years. Hey i have a question Jamel! when you are about to do your wholesaling, Do I need to register this business first or can I get my first deal first? and then do the registration of my LLC business. Can we just do one deal first without getting into trouble? yes or not? This question has me stopped me, i am a bit scared to do get into trouble if i do my first deal, but the contract under my name and not a business name. is this a really big mistake? please someone tell me something. thanks=)

I want to ask a question: The price you listed on the Craiglist ad, is that the actual price of the property or the whole sale assignment fess? If assignment fess, how would they know the actual price of the property and if it is the price for the property does it include your wholse fees?

Question: I was under the impression you don't need an LLC to just wholesale. Like if I were to go solo and be a 1 man band I should be good to go. If I begin to hire people. Virtual callers or what have you and begin to operate like a real business, then I need an LLC. Or am I wrong? If I begin calling and getting contracts signed and find a title business and seller. Is that when I need an LLC? Thought I didn't need one just to do this?
Unless you give some secret to how you magically sidestep all those fees for the phone service and lawyers and whatever else you were talking about having I don't see how once can be broke and wholesale. Did I stop watching this video too prematurely bc I thought I didn't have to spend a lot of money up front?
A Little Confused on that offer thing. if the House ARV was $268k -$25k for repair-$10k Wholesale Fee that's $233k Sooo how do you take that 0.70 equation down to $153k & how does an Owner go for that probably thinking his house is worth more than the $268k??
Amazing video going to actually start working on this because this video made the process so clear and understandable only question I had was in the example why did you multiply the avg price of homes sold in the area by .70 then use that number for the offer? 100k less than avg seems like a lot
Another question is when do we get in contact with a title company? Before or after we get the property under contract? After contract and assignment contract have been signed to close the sale ? Does the title company or attorney have to review the contracts after each has been signed? Do we ourselves send over the contracts to both seller and buyer or to the title company or attorney and they send those over to get signed
