Hey there, ! There were just some recent changes to the legislation around wholesaling in South Carolina, but it is still a great place to wholesale real estate. We will be getting more updated information to give you soon. This is the link to Bill 4754: www.scstatehouse.gov/sess125_2023-2024/prever/4754_20240509.htm Cheers! 🏠
Hello, @dontaedanielle! You would fill out an assignment of contract addendum and assign the rights to the contract to your cash buyer. We actually just put out a video that gives you a good overview of the assignment of contract and how it works. Here is a link: ru-vid.com/video/%D0%B2%D0%B8%D0%B4%D0%B5%D0%BE-F6nDo-eNqYA.html Cheers! 📝
Yes it does, @dhpark25! Saturated just means that there are buyers and it is an active market. I would suggest building a good relationship with a few cash buyers and getting to know their buying criteria and then start looking for those deals to bring them. Cheers! 🏠
Thanks for the quick response! the issue I'm running into is that the fixers on the MLS, they're priced at Retail and most of the time I'm about 100k off from their list price. They won't even entertain my offer..I know it's a numbers game but is this normal? Just keep making offers 100K less than their asking? @@RealEstateSkills
You will get plenty of no's so yes that is normal. Make sure you're talking with the agent on why your offer is lower. You can try to explain all the fixes that need to be done on the home and ensuring you're submitting a winning offer is key. We made a video that goes over step by step how to present your offers to get them accepted more often. Here is a link to that video: ru-vid.com/video/%D0%B2%D0%B8%D0%B4%D0%B5%D0%BE-J8jtA7f8vYE.html Hope this helps. Cheers! 🏠
