Beware...i sold my beautiful 2400 sq ft dbl wide because the lot rent became higher than my mortgage. They priced me out !! They dont even mow or shovel for us for $ 800 per month. Plus I paid state taxes on my garage ! Wt ! I didnt own the land .

the thing is like I said what went on in Shiloh Illinois all for a new police station and then you think how much bigger is it going to be than the one they have now both courts are up on hills have fun guys sliding down the hill while trying to make it to a call but I think they should have put a fund together to help these people move and buy their trailers or find a more affordable lot or find someone that will sell these people individual lots but all they care about is them first

My grandson's significant other owned a old mobile home, 1980s, He put it on a piece of land he owns, gutted it totally, added a room, and rebuilt the whole thing. It's like a new home.

And that's the only way to do a mobile home, yourself. Costs a fortune to hire the work done and totally different from having a brick and morter home remodeled. I've done both. I sold the mobile as a "project" bc I was going broke hiring contractors.

​@@SquirrelTribeI've been in the same trailer park for 30 yrs. Lot rent was 240.00 then. It is now 700.00 a month. And our mobile home insurance back then was worth 30 thousand. They now uped it to 60 thousand for my single wide!and in Michigan were I'm at its still cheaper her then trying to rent anywere here it's insane!

Got lucky! Retired 2010 to a 1100 ft sq mobile home in Archer FL on 1-1\2 acres & pd $35,000 cash. Added 2 sheds & large fenced back yd for our dogs. Have lived happily ever after so far!! Love your insights!❤❤❤

My home was built 1921. Built very strong. I can not even hear when it storms outside. I wouldn't have newer ones. 2×4's, and pressed wood with siding stapled on. That's all they are.

I have a 1921 home too and yes it is very solid. They don’t make them like that anymore. We bought the right era. Within a decade the depression woudl have all cutting costs down and only 20 years prior to us they didn’t even have electricity and indoor plumbing. I’ve seen house from 1890s that although very nice and solid lack true craftsmanship. 1921 all day lol

@@mumbles215 I've owned a 1930s craftsmen. Had a new wall heater put in and the ac/heating company man broke his electric saw blade on the wood it was so hard. Now in a 1945 home and tore out the sheetrock to insulate. It seems really solid. Not sure what was happening in 45, but I do know we still milled our own wood and were still using old trees and carpenters were very very skilled.

My boyfriend and I bought a mobile home when we moved to NE Tennessee due to no apartment availability. WORST DECISION EVER. They buy old trailers and "remodel" them. It may look nice but you can slap paint in a pig all you want. We have been dealing with black mold from leaks in the roof, door, windows. I now have toxic mold poisoning and have been sick constantly. It's even starting to make my cat sick. Hopefully his job will relocate us soon.

I was wondering about that bc I bought a 1976 mobile home on it's own lot and was beginning to have it remodeled...I soon saw that doing it the right way was going to crash my savings fast and after researching, there were so many things that would've had to be demolished just to check for safety. Yet, there are some really nice looking ones "owner financed" in the mobile home lot around the corner for $40K!!! That's what I was wondering about...Did they do the thorough job on them I would've done had I not sold the whole project???...I lost money on the deal, but it was way different than remodeling a brick and morter home. I think these for $40K ones are just as you describe, lipstick on a pig. I'm really sorry y'all are having that problem. Maybe worth just accepting a loss and moving..I took a $20K hit on selling out and now have a small house to remodel and I am loving it.

Manufactured homes can maintain or increase value. Full basements are allowed in some areas. Mobile homes for the most part hold value.

166 acres, paid off, 9 k office trailer, no indoor plumbing and no electricity. I have an antique wood stove and a huge hutch it gets 20°below zero in winter. Rough sometimes but I love it, i love the sense of freedom

They stopped making “mobile homes” in the 70s when the government stepped in and began requiring safety standards. And, when built to safety standards, they are called manufactured homes.

new homes are made with the crappiest materials. I watch them being built day by day all around muskegon riding my bike around the city each day. They are a really simple box with a few trims, amazing how such simple construction with such economy materials ends up costing so much. Older homes are made with old growth wood from old growth hard trees with real heavy plywood and sturdier materials.

I'm 73 and live in a mobile home in a 55 and over park. I HATE IT. Every time we get a raise in Social Security, the park owner raises the rent the little patch of land this trailer sits on. When I moved in here it was $375 now it's $555. Still I pay less than a rental house in a bad neighborhood. I want to buy a manufactured home on my own land.

I’ve lived in mobile homes, and scary how a ‘devil wind’ (like a tornado but small and not as strong) can toss them around. Plus if there’s a fire, they go up extremely fast.

The trick to a mobile home is to get your land first. You can even just rebuild from the bones of an old mobile home. It is good that they depreciate lower taxes. In some states the home is taxed like a car 84 dollars a year like Nevada.

I live in a mobile home, I love it. Fortunately I live in a nicer park with reasonable lot rent, sewer water and trash included. My home was built in 75 it a brick I have been through 95 mph winds and survived no problem newer homes around me crumbled. So yes older homes were Constructed out of much better materials and people back in those days took pride in their work unlike today.

My old man friend now pays 850 a month for his mobile home space rent. Their new contract doesnt include water or trash or yard maintenance anymore. Ppl on SSN cant afford space rent plus power plus food plus water plus gas plus plus plus. I feel so bad for these older folks that thought mobile homes were the way to go.

Central Florida senior here. Limited income. Live in a very nice 55+ community in a decent, comfortable, but older, doublewide manufactured home. Rental cost of the land upon which it sits is getting worse each year. Rumors are the owners are looking at a big increase. It's high already. Insurance available at major increase, but only with "qualified certified 4-pount inspection". No one I have spoken with has passed.their inspection. I suspect this was planned out by the few companies still "offering" policies. But facts are facts. And so it goes.... Lousy Social Security....higher expenses overall.... The future is NOT bright for a tremendous amount of us.....lots of units going up for sale....

I have to disagree. If you own the land, the mobile home will appreciate with the land. If you only own the mobile home it depreciates because it will eventually have to move. Never buy mobile and rent land. It’s a loss every time.

Bought my mobile home in 2001.. just before interest rates started climbing.. it’s on 11/2 acres in the country.. payments and utilities run @ $1000,00. Per month.. I feel very lucky.. big garage and 2 small outbuildings. Has a large storm shelter. backyard is fenced for my two dogs..living large here, in middle Tennessee..

Good topic! I am glad you touched on this as I was looking at mobile homes just to curb my expenses. I now own a 102 year old house on a 3.8 acres. Makes me reconsider how blessed I am to even own my own place even if it dose need some updates! I seen someone had a FEMA mobile home for sale. I screamed!!! As it was found that these mobile homes have been made with hazardous materials!!!

The trick to having a mobile or modular home is to purchase land to put it on. Lot rent in parks will always go UP to leave you owning nothing. I was in a block home in Florida and saw the writing on the wall by 2010 when taxes did nothing but increase. At that point I looked for land and then purchased a mobile prior to selling our home. Land is PIF and home is PIF in 2026.

I dreamed of retiring in a vintage mobile home. I paid 4 times what it was worth, 1969 is the year and I need to do electrical work on it. Balsam wood are my walls and we only have power in it. But I love it and we live in a mountain park with great neighbors there are rumors that they want to sell it to bull doze the place and build Condos, I hope I'm gone to heaven b4 I have to deal. Alot of seniors will be homeless.

My mom owns her mobile home, and pays $675/month for her lot fees. It’ll be a hunk of junk going off to the junk yard when she’s gone one day. As terrible as it sounds. Hers includes taxes, lawn care, and a pool. In central Fl. 💕❤️🫶🏻🐿️

Another note about mobile homes and manufactured homes, if it's in place for a while you are a hostage because majority of parks will not accept coaches over 10 years old, so you can't move it anywhere

We bought a manufactured home in a 55+ Golf community 5 Years ago. 2 BR/2 bath. We own our land and are surrounded by a popular, fast growing community that has made our homes double and in some cases triple their value. We are gated and have 24/7 security with many amenities. These communities are available, but very few here in Florida. Problem now is the Insurance Companies are cancelling our insurance, as they are older homes.

I said this in another post somewhere, but I'll repeat it here. Mobile home parks are going away. Mobile homes, aren't Mobile, and the land they're sitting on is rented. I've lived in a Mobile home park, and that brutal truth became apparent when two other parks were bought and closed by developers. The tenants were evicted, the Mobile homes that couldn't be moved were bulldozed, and condos went up. All perfectly legal; and perfectly devastating to the low and fixed income folks that lived there. My advice: make plans and get out now, while you can. The clock is ticking.

I lived in a mobile home for approximately 10 years. it was solid and withstand all kinds of bad weather. I only had the shingles replaced during that time for a small leak and shingles only last so long, whatever roof they're on. I also looked at new mobile homes and some of those are rock solid. I remember one salesman pounded hard on the walls to show how solid they were. On the other hand, many of today's "regular" houses are far more expensive and they are shit. I wouldn't want to be in a storm in some of these newer houses. They are cheap in every way. As far as trailer parks are, the one I lived in was very respectable and certain standards and regulations were held for each resident. It was a nice, clean quiet place with good people.

My husband and I live in a mobile home in a mobile home park. We make decent money and choose to live in the mobile home community because it is cheap and gives us more money to save and purchase items we want. Best advice for living in a mobile home community...Stay to yourself.

I know mobile homes did lose value back in the 80s-90s. But since around 2000 I can show you quite a few that we’re priced at $80,000 around 2005 that are selling for $200,000 today. Everything is going up. Mobile homes included.

I live in a resident-owned community Mobile Home Park. All I can say is positive things. My mobile homes appreciation actually went up about $20,000 since I bought it in 2020. The lot fee is not necessarily for the land when you live in a resident owned community. The lot fee is $350/ mo for the water, trash, sewer and maintenance of the grounds including snow plowing the roads. We also own our water supply. My home was built in 1972 but it has been maintained very well. We have an HOA again resident owned. There 198 homes ranging from 2-4 bedrooms. There are single wide and double wide homes here. Our "clubhouse" doubles as a rec center and just started a children's library and computer hub for the residents. We have a mixed community and for the most part it's quiet, everyone gets along and tries to help each other in need. We have good sized lots. The homes are not on top of each other like some. We also have a lot of trees that are maintained - no barren wasteland. The lot fees are extremely low. I couldn't afford a conventional home. Well actually I could but don't want to. I guess it all depends on what part of the country you're in. Mobile homes are definitely worth it. When the mobile homes go up for sale here they go very quickly because they are high in demand. We've had some really severe storms here we get very high winds, Sometimes 60 to 70 mph. We've had an awful lot of rain in the winter is going to be pretty harsh. Make sure your home is on a slab and make sure it is tied down properly. My home does not move at all. Recently there was an earthquake in our area and I didn't even feel it. Everyone who wants to buy a mobile home here has to go through a background check. None of the mobile homes are rentals. We also have a neighborhood watch. We look out for one another. My suggestion is if you are going to be looking for a mobile home to live in, find a resident owned community. Everyone in the mobile home community owns the land. If you don't pay your mortgage they take your house if you don't pay your rent you get evicted. Solve for mobile home parks that are not resident-owned, what's the difference. The nice thing about resident owned community is also the park cannot be sold without the consent of the community as a whole. My situation is different. I bought land and purchased a new double wide to put on it 7 years ago. I have no mortgage. However, there is only one company that insures this kind of home in Indiana. This company does not insure cars or trucks, so combining insurance is not available. You wouldn't think this would make a difference, but over years it adds up. Also, what will happen if this company goes out of business? Can't imagine!

We have a 12X60 Mobil home that looks almost new we did sheet rock the walls it was all panels we have it at the back of our property for family that may need it

I did home loans for 6 years. Mobile homes are extremely hard to finance or refinance. You can’t have a mortgage on a trailer if you rent the lot it sits on.

Here in Missouri, pre-owned mobile homes are selling for three times more than what people paid for them new. The Californians that move here usually by them.

In Silicon Valley California old mobile homes sell for $400,000 when space rent is $1800+ per month. Still cheaper than a real house.

Having lived in mobile homes most of my life, the older (before 1975) are built far better and much stronger than these cardboard cut outs that they're calling "mobile homes" today. I would never buy the newer as they will NOT last.

I was in construction back in the early 80"s and we build homes with high quality materials, fur joists, not the plywood crap they have now. Get an older home if you want the best homes. I always tell people to check the basements if you can , see what they use for lumber materials.

Three manufactured home in my neighborhood on their own property have sold for over 400,000.00. I paid 150, OOO. Three bedrooms on an acre alot cheaper than buying a stick built.

Growing up in Chicago I never saw mobile homes but then I moved to North Carolina and I finally saw the inside of one and I couldn’t believe how big it was! People have them everywhere here!

I'd never put any money into any housing that wasn't REAL property. A few years ago I got a solicitation for a seminar for investing in trailer parks. I looked into it and basically you buy a park, make a few inexpensive cosmetic improvements and then start jacking up the lot rents. They even made the point that residents really didn't have a choice as they couldn't afford the several thousand dollars that it takes to move the trailers so they'd have to abandon them which means you could rent it out to others, making even more money. Needless to say I didn't invest and needed a shower afterwards. Unfortunately this is what's going on across the country making trailer parks even less of an affordable option for lower income citizens. Like so many things, the solution is in the past...rather than tiny houses, it's small homes around 1,000-1,200 sq. ft. like the ones that sprung up post WWII on quarter acre lots.

We live in a concrete block condo with heavy duty Miami-Dade 160 mph accordion shutters in Palm Beach County. All mobile homes have to evacuate in a major storm even if not located in a coastal evacuation zone. So….not sure if MH’s even make sense in hurricane country.

I’m in California, Los Angeles County, we are definitely accruing equity here. My mom sold her last one for 100k about 5 years ago, recently sold for 247k. The rent starts at 1100 and this is not the expensive community, like the one up the street.

Yeah, I was told that I had one of two choices. Pay the 1500 dollar rent, (was 500 a few years ago) or go homeless. I chose a third option and built out a van. As a single dude im chucking away that 900 dollars I was paying, I have no electeicity bill despite using the same amount of electricity I have been using, I have no water bill because I process it myself, and I have no waste management because all of my trash fits in grocery bags that are tossed in gas station bins about once a week or as necessary. I take showers in the van, and yes you can do that if you know what you are doing and have it set up right. Im a single dude. Its amazing how much of a middle finger im able to put up to the false dichotomy of choices im given by people who don't see me as a person. Now I have enough savings and assets to live off of. Can't say the same for my peers.

Owning a mobile home on someone elses land is a horrible idea because mobile homes are expensive to move, If its an RV, thats okay, this is because the landowner can charge you whatever they want and then you are stuck. Mobile homes or manufactured on your own land is fine. Manufactured homes with the land they are on hold up in value fine if maintained, even though the value of the manufactured home seperately from the land depreciates rapidly. Its due to the expense of moving it. But you normally wouldn't buy a site built house with the idea of moving the site built house later either.

Trailer parks can be nice, it depends on management. I've seen decent ones go ghetto because management or owners didn't care. Maybe they call it park because that's where you park it, not sure just guessing.

My sister sold her mobile home for double what she paid for it … as the market here started to boom!!!! No one ever saw these homes sky rocket so they did the math and decided even if they rented for double their mortgage they could still come out on top and wait for the market to slump again!!! So if you own one watch the market $60K to over $100K !!!! It’s always good to know what’s going on in your town and neighborhood !!!

when I worked in tallahassee I purchased a small single wide mobile home for 1400. rent was 350 per month small park nice. office had a pool. 1987 year trailer. it was a nice trailer. It was cheaper then renting an apartment. when my contract was up I gave that trailer to family at the church that was homeless waiting for a apartment. 1000 sq 3 bedroom. nothing wrong with mobile homes. the park and the trailer are still there but were moved to a bigger lot.

Mine too. Bought 78 double wide on one acre in 1999 for $85k, now worth $250k. And no, it's not just the land. The home itself has appreciated as evidenced by my property tax statement from the county where they break down the home value and property value separately.

I pay $125 a month for lot rent. 1997 16x60 in the sticks and paid for. Best decision I made when I moved here. May be 7 other people live in this country setting and they own their mobile homes. So quiet and peaceful. I'd never live in a trailer park.

FWIW, here’s the correct definitions: Mobile - built in a factory, on a trailer and was constructed in 1976 or earlier. No consistent code requirements Manufactured - built in a factory, on a trailer after 1976 and meets HUD building codes at the time of construction. Modular - built in a factory, placed on a trailer in order to move it to the building site where it is moved from the trailer to a permanent foundation. Built to current local Building codes. It took me a bit to wrap my head around the differences. There are a couple of manufacturers out there that build manufactured homes with 2x6 construction but many mfgs put lipstick on a pig, so to speak. We’ve been looking for a mfg house for two years now for use in a northern state where winter temperatures run into the -20 degrees F. Been looking at mfg homes due to real property taxes but we don’t want a second mortgage payment just to heat for 4 months out of the year.
