I was recently job scammed through text. Commerce and business through text is not that unusual now, but signing paperwork without reading it, esp. a legal contract is a whole new level.

She could have opened an equity line with her mortgage company or bank if she only needed to pay off some bills. Why sign with a new realty company & put your house on the line?!!

The scam that this lady agreed to did not imply either of these things - so it would make sense in those regards.

Absolutely should get a lawyer, they should of got one to look over the original document. Without seeing the contract its hard to find a solution, it could say they have 90 Days to list and she may of listed after 60 days of no response.

Because that is expensive and they count on you to not go to the trouble.

Yeh...she took it and stuck to her part of the contract which was to use them as the selling agents. They couldn't be found. She had no other choice but to use someone else Then BOOM. They come out of hiding. Like she said...they did NOTHING because in reality they didn't stick to their side of the agreement. All those people need to get together and file a class action lawsuit.

A broker offers you none of those protections. They only bring you listings you can find yourself or via a seller's broker. You don't need a buyer's broker. In fact, a broker at times can be a detriment giving you false security about the condition of the property when defects exist the broker is unaware of and the home owner fails to disclose them. Also, selling your home you dont need a broker. You can list the property yourself on the same service the brokers use. You can pay a reduced fee to the buyer's broker if they use one and if you want. Or you can refuse paying any commission and have your attorney deal directly with the buyer's attorney. I have purchased and sold many properties without a broker. I find them useless when I can do it all myself and save thousands.

A USA society. I recently had to file medical bankruptcy due to medical bills from a car accident. I had insurance too but the other things they didn't cover, I had to. So when all I should have been thinking about is healing my body, I was inundated with bills and calls and emails and arguing with insurance companies that didn't want to pay for what they stated they would pay for.

Because we have an industry of greedy companies, overpaid CEO's, free ambulance and emergency room stays and ambulance rides for the homeless, drug addicted, illegal aliens. Someone has to pay for all that and its the good working people who continue to vote the way they do to open up our borders to millions of illegals and send billions overseas to wars in Ukraine and the Middle East. Imagine living in your nice house and living paycheck to paycheck and then a squatter shows up and moves in and now you feel have to clothe, feed, educate, care and house them too. Now add in 10 more squatters.

The same kind that has long wait lines, such that a lot of your citizens cross the border to the US to get care. And all the while the US citizens overpay for drug cost to subsidize, lower drug costs for the rest of the world. If it weren’t for the US, Canadians would be much worse off. You live off of us. I read my mortgage paperwork. Every letter. Thankfully I got a copy of it before signing day so I was able to just skim through and verify nothing had changed. You're supposed to be able to hire professionals to handle things you don't understand (doctors, lawyers...), but everyone in the room got paid more the worse the deal was so I was looking out for myself.

You have to pay someone to do that which is probably money they don't have.

No one reads 30 year mortgage contracts. What's the point sign it or dont' get the loan. If it's a trusted bank no need to read it, it's not like you can change clauses.

@@membear You can change things. There are all kinds of little fees that don't make sense. I think some are added just so you can negotiate them away and feel like you won. Without them you'd argue the big stuff, and there's little budging on the big stuff.

sounds like the company was close to violating the terms of the contract by not being available to do the work to fulfill the contract. It's not really "greed" when you're only getting paid 2k up front and the company that did nothing gets up getting 20k+ for doing nothing.

Do you know what the cost of cancer treatment is? Some insurances will only cover certain procedures. Some will cap payments so you may be half way through treatment and have to pay out of pocket to finish. As for savings, unless you have a million in savings covering certain medical treatments can eat that up super quick. I was in a car accident, spent 5 days in the hospital. Had what I thought was really good insurance. Insurance paid but the bills were so high I had to use most of my savings and dip into my retirement too. I had bills, after insurance, for $20000, $50000, $23000, etc. I was in ICU for two days. Each day was $40000..just the room...that didn't cover Doctors or meds or other procedures.

Too many ways that could go very wrong.

That wouldn't work, because the contract/covenant follows the property, not the owner. It is described as a covenant on the land.

I have to agree. I'm still in shock how stupid she was by her reaction. When I was job scammed through text, at least I was skeptical but was willing to rake a small risk. I was duped big time, too, until a third party stopped me. Scamming can be quite the powerful delusion.

I am a landlord always have a paper trail, use email, send certified letters. Hire a real estate attorney at a few hundred dollars… They seem to have breached the contract if they refuse to sell your house.

The terms are listed in the contract. The company is predatory and no one is excusing that, but the people who signed the contract have to also accept responsibility for getting into this mess. They signed a contract and cashed a cheque without reading the terms of the agreement. The first lady is complaining that she has to pay them $20 000, but she accepted and cashed a cheque from them for $15 000. So the real profit to the company is $5000. EDIT: She received $1500. I was incorrect in saying she received $15000.

Telling people that no matter how lazy they are it's never their fault, they are always the victim, they will keep being easier and easier victims, losing more and more. You need to have equity, which only happens when the house is worth more than you owe on it. In the first years of home ownership most of your house payment goes to interest, not principal, so there may be very little equity to draw from. We don't know how long the lady who was duped was in the house.

That's not how it works. They can't just put a lien against your house. You just sign a contract with them for purchase with a term limit. Usually 4-6 weeks. If you don't buy or get a buyer, the contract expires and the seller knows this.

well you could put a downpayment on a home and as well diversify as much as you can into Ai and pharm. stocks like Pfizer and JnJ.
